Life in White Hills


A neighborhood still going in, lot by lot.

White Hills is recorded with Washington County as its own plat, filed in 2024, and it sits off Honeycomb Drive on the east side of St. George. Salisbury Homes is the active builder, and the streets are still filling in: on any given week you will find a completed spec home ready to walk through next to a bare lot with a foundation just poured.

The neighborhood sits east of the established Bloomington and Bloomington Hills areas, a few miles from the I-15 interchange at Brigham Road. That puts White Hills a short drive from Bloomington's shopping and services, but far enough out that the streets are quieter and the lots still carry that new-subdivision openness before the landscaping fills in.

Because Salisbury is still actively selling here, most of what a buyer sees is either move-in-ready or built to order in the design center. That changes how you shop it: you are picking a floor plan and a lot as much as you are picking a finished house.

One builder, several floor plans

Salisbury Homes is building here, offering plans that range from a compact three-bedroom layout to larger six-bedroom designs. Buyers work through the Salisbury sales team for lot selection and design center finishes.

RV garage on select plans

Some floor plans pair a three-car garage with an RV-height bay, a genuine differentiator at this price point in a market where storing a camper, boat, or side-by-side at home usually means paying for an off-site lot.

A short run to Bloomington Hills

Bloomington Hills Elementary, at 919 E Brigham Rd, sits a few miles southwest, and the established Bloomington and Bloomington Hills neighborhoods put grocery stores, a hospital campus, and the I-15 interchange at Brigham Road within a short drive.

Not Desert Canyons

White Hills is recorded independently of the Desert Canyons master plan on the southeast side. The two communities serve different parts of town: Desert Canyons points toward the airport and Southern Parkway, White Hills sits east of Bloomington off Honeycomb Drive.

Open sightlines, for now

Because the subdivision is still building out, several lots still have open views across the surrounding terrain with nothing yet built to block them. That will change as later phases fill in, so ask where a specific lot sits in the build sequence.

Desert-hardscaped yards

Salisbury's standard yard package leans on desert hardscaping rather than grass lawns, a common approach in newer St. George subdivisions that keeps water use and Saturday yard work down from day one.

White Hills is recorded in Washington County records as the White Hills Subdivision, filed in 2024, and every home here is a single-family detached house built by Salisbury Homes on a standard subdivision lot. Because the builder is still actively selling, the home count, the exact lot mix, and which plans are currently available all shift from month to month. Pull the live listings or ask the builder directly before you commit to a specific plan or lot.

At the time of writing, active MLS listings and Salisbury's own floor plans showed a spread from a roughly 1,800-square-foot, three-bedroom design with an RV-capable three-car garage, up through mid-size four-bedroom homes with a den, to a larger six-bedroom plan near 3,400 to 3,500 square feet. A completed spec home at 1370 E Honeycomb Ct listed at $649,000 for 3,483 square feet, and homes on Honeycomb Drive itself have listed in the $560,000s to $580,000s for roughly 2,250 to 2,300 square feet on quarter-acre lots. Treat those as a snapshot, not a current price sheet.

Because this is new construction, the usual resale questions (age of roof, condition of HVAC) do not apply the way they would on an older home. Instead, the questions that matter are which finishes are included versus upgrades in the design center, what the build timeline looks like for a to-be-built lot, and where a specific lot sits relative to the phases still under construction.

In an active build, you are buying a builder and a lot as much as you are buying a finished floor plan.

Trails & outdoors


The outdoor picture, honestly measured.

White Hills sits on the east side of St. George, and the honest read is that it is a short drive rather than a walk to the area's named trail systems. The paved Virgin River Trail, which runs for miles along the river through the Bloomington Hills area, is the closest maintained multi-use path, and the Red Cliffs Desert Reserve, the BLM-managed protected area that covers much of the red rock terrain north and west of the city, is the broader regional trail resource most St. George buyers ask about.

Neither is close enough to call a walk-out amenity from Honeycomb Drive. If trail access from your front door is the priority, ask me directly whether a different St. George subdivision fits that better. If a short drive to a real trail system is good enough, White Hills works fine.

White Hills sits east of the established Bloomington corridor, so most errands mean a short drive west and south toward Brigham Road and the Bloomington Hills shopping area. Times below are measured from Honeycomb Drive, the neighborhood's main street; confirm from your exact lot.

Schools & education


Schools, by the facts.

White Hills falls in the Washington County School District. The nearest elementary is Bloomington Hills Elementary (grades K-5), at 919 E Brigham Rd. Bloomington Hills is a single-cone feeder school into Sunrise Ridge Intermediate, Desert Hills Middle School, and Desert Hills High School. It is a different school from "Bloomington Elementary," a nearby but separate school that splits between the Dixie and Desert Hills cones, so do not assume the two names describe the same attendance zone.

Because White Hills is a new subdivision still being platted out, district boundaries for this specific address deserve a direct check with Washington County School District rather than an assumption based on the nearest school. Buying into an active build


What is different about buying a lot that is not finished yet.

White Hills is worth understanding as a plat still in motion. The subdivision was recorded with Washington County in 2024, and as of this writing Salisbury Homes is actively releasing lots and building out phases. That is different from buying resale in an established neighborhood, and it changes what due diligence looks like.

On a to-be-built lot, the contract is with the builder, not a prior owner, so the questions shift: what is included in the base price versus the design center upgrade list, what does the construction timeline look like, and what does the neighborhood look like once later phases are built out around you. A lot that has open views today may not in eighteen months. I would ask Salisbury directly for their current phase map before writing an offer on an unbuilt lot.

On a completed spec home, you get to walk the actual product, but you are also buying into a subdivision that is still under construction nearby, which means some construction traffic and noise as neighboring lots finish out.

What I check before I call a lot here ready to offer on

  • Which phase the specific lot is in, and Salisbury's current build timeline for that phase.
  • What is standard versus a design-center upgrade on the specific floor plan you like.
  • Whether the RV garage bay is included on that plan or an add-on, since not every plan carries it.
  • What will be built on the adjacent lots, so an open view today is not a surprise a year from now.

What locals know

Notes on buying new construction here first.

No sales office tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend before they sign with Salisbury in White Hills.

  • The name is not unique. Two other St. George subdivisions carry similar "White" names nearby. Confirm you are looking at the recorded White Hills Subdivision off Honeycomb Drive, not a different plat with a similar-sounding name.

  • The design center window closes early. Standard for new construction, but the cutoff for structural and layout changes usually happens well before the cutoff for cosmetic finishes. Ask for both dates up front.

  • GPS may not know Honeycomb Drive yet. It is a relatively new street. When you are directing a lender, an inspector, or a moving truck here, give the lot number or the builder's address, not just the street name.

  • Resale comps are thin right now. With the builder still active, there is little independent resale history inside White Hills itself. Early comps lean on the builder's own pricing and nearby east-side subdivisions, not a deep resale record.

Buying in White Hills

White Hills sits off Honeycomb Drive on the east side of St. George, in the area recorded by Washington County as the White Hills Subdivision. It is independent of the Desert Canyons master plan on the southeast side of town, and it sits east of the Bloomington and Bloomington Hills neighborhoods, a few miles from I-15 Exit 4 at Brigham Road.

Salisbury Homes is the active builder in White Hills. It is a new-construction community, so most of what you see on Honeycomb Drive today was built in the 2020s, with both completed spec homes and buildable lots typically available at any given time.

Some Salisbury floor plans in White Hills include a three-car garage with an RV-height bay. Not every plan offers it, so confirm which specific floor plan and lot include the RV bay before you assume it comes standard.
