New construction, settling into an established stretch of town
In shortThey sit off South Mall Drive near 3000 East and were built new between 2020 and 2022. These are attached homes (homes that share walls), close to Smith's Marketplace on Mall Drive, with the freeway and the rest of St. George a short drive out.
Woodland Estates sits off South Mall Drive near 3000 East. You reach it from streets like East Wake Forest Lane and Church Oak Drive. Washington County recorded the plats in four phases apiece, between 2020 and 2022, so most of what you will tour here is young, recently built homes, not a decades-old subdivision.
The location gives up a big yard to be close to things. Smith's Marketplace on South Mall Drive is close enough to be a routine errand, not a trip. The Riverside Drive and Mall Drive intersection is nearby, and it carries the 3000 East traffic that connects this part of town to the rest of the city. It is a handy spot close to everything, not a place you buy for the view.
Two separate plats share the Woodland Estates name, so the day-to-day feel varies a little by which one you are in. I walk both before I tell a buyer which unit fits what they are after.
Highlights
What actually sets this area apart
Four things set Woodland Estates apart once you get past the name. The homes are new, a grocery store is close enough to walk to some days, and 3000 East is right at hand. I can also show you the school assignment on a real boundary map instead of a guess.
Built 2020 to 2022
Washington County recorded both plats' phases across those three years, so nearly everything here is young construction, not an old subdivision where homes have changed hands for decades.
Smith's Marketplace, ~3 min
Smith's on South Mall Drive is about half a mile out. That is close enough that a grocery run rarely turns into a big outing.
On 3000 East, a busy road
Mall Drive meets Riverside Drive close by, which ties this area into one of the city's busy north-south roads. It is not tucked away on a back street.
A confirmed school boundary
The community falls inside the Riverside Elementary attendance boundary (the area a school serves). I am not guessing that it is the nearest school. I checked the district's own boundary map to confirm it.
About the facts in the bar at the top of this page. Sources: Washington County GIS (the county's map records) and recorded plats, the Washington County MLS, and Washington County School District boundary data. Prices move, so ask me for current numbers. Because two separate plats share this name, check which one a listing sits in before you compare it to anything else. Citywide data lives on the St. George guide.

Homes & two plats
Compact, attached, and built recently
Woodland Estates is attached housing. That means townhomes and patio homes on small lots, recorded across two separate plats that share the same name. County records put the typical living area around 1,495 square feet. The lots run about 0.06 acres, roughly 2,600 square feet, which is a small lot, not a yard.
Recent closed sales have landed below the St. George median (the middle price), and the price depends on size, condition, and which plat the unit sits in. The homes are compact, so price per square foot here often runs higher than it does for a larger detached home (one that stands alone) nearby. That is normal for attached housing close to a busy stretch of shops and businesses. It is not a red flag on its own.
Before you compare any listing to a neighbor's recent sale, check its exact plat, phase, and floor plan. Two homes with the same address style can still be different kinds of home underneath.
Same name, two plats. I check which one before I compare a single price.
Trails & outdoors
The Virgin River Trail, close by
The paved Virgin River Trail runs through this part of St. George, within roughly a mile of Woodland Estates by the county's own street network. It is the easiest way to get outside from here: a flat, paved path for walking or riding, not a backcountry trailhead. From here it is a short drive to the wider St. George trail system.
For hiking and desert terrain, Red Cliffs Desert Reserve and the Bearclaw Poppy trail network sit on the west side of the city, roughly a fifteen-minute drive from this location. Snow Canyon State Park is farther out, on the northwest side of St. George. None of that is at the doorstep here, so backcountry access is not the reason to live here. The paved river trail and the short drive to everything else are.
Trail location checked against the county's road and cycleway network. The wider outdoor picture for St. George is in the St. George guide.

The Mall Drive and 3000 East area sits inside the built-up center of St. George, so most of the city's daily errands stay under ten minutes from here. The bigger outdoor and recreation picture is in the St. George guide.
Schools & education
Schools, by the facts
Woodland Estates is part of the Washington County School District. I checked the district's own attendance-boundary map against this community's location, and it falls inside the Riverside Elementary boundary. Students from Riverside can go on to more than one set of middle and high schools, depending on the exact part of its boundary. For recent sales here, the school data in the MLS points to Crimson Cliffs Middle School and Crimson Cliffs High School as the assigned path.
Boundaries can shift, so check the current assignment for any specific address directly with the district before you rely on it. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is about ten minutes away in the center of St. George.
I cover the bigger education picture, including Utah Tech, in the St. George guide.
One name, two plats
Why "Woodland Estates" is really two subdivisions
Most listing photos never mention this. Washington County's recorder has Woodland Estates filed as two entirely separate plats. One is recorded as Woodland Estates Townhomes and was developed in four phases between April 2020 and November 2021. The other is recorded as Woodland Estates Patio Homes and was also developed in four phases, from July 2020 through June 2022. They sit next to each other and share a marketing name, but on paper they are two different subdivisions with two different plat maps.
For a buyer, that mostly matters when you compare recent sales of similar homes. A patio home and a townhome are not always the same kind of home, even when they show up under the same search term, so I check the plat on the county record before I treat two listings as a fair match. For a seller, the right set of sales to compare is your specific plat's recent sales, not every "Woodland Estates" result a listing site returns.
It is also a reminder of how fast this part of St. George filled in. Four plat phases apiece were recorded within about two years of each other, and that short stretch is part of why the homes here look so consistently new.
What locals know
What I would check before you get attached
In Woodland Estates, the first thing to check is which plat you are actually looking at. Here is what I would go over with a friend before they get attached to a specific listing.
Check the plat before you compare recent sales
Woodland Estates Townhomes and Woodland Estates Patio Homes are separate recorded subdivisions. Match a listing to its own plat before you trust any price comparison.
Attached homes sell differently
Shared walls, small lots, and compact square footage mean price per square foot runs higher than for a detached home nearby. That is normal for this kind of home, not a warning sign.
Get the school path confirmed in writing
The elementary boundary is confirmed, but students here can go on to more than one middle and high school, so that path is worth a direct check with the district before you rely on it.
Mall Drive and 3000 East are still busy, not quiet
Sitting near them means convenience. It also means real traffic on the nearby main roads. Walk the specific unit at a normal weekday hour before you decide how it feels.

Buying in Woodland Estates
Woodland Estates sits off South Mall Drive near 3000 East in St. George, on streets including East Wake Forest Lane and Church Oak Drive. It is actually two recorded plats built together, Woodland Estates Townhomes and Woodland Estates Patio Homes. Both were platted between 2020 and 2022, inside St. George city limits.
Attached townhomes and patio homes, all built new between 2020 and 2022. County records show a median living area around 1,495 square feet on small lots, which is typical for this kind of attached housing. Two separate recorded plats share the Woodland Estates name, so I check which one a specific listing belongs to before I compare it to anything else.
Both plats recorded their phases between 2020 and 2022, so nearly everything here is resale (an owner selling, not the builder) of fairly young construction, not an active new-home sales office. If a specific unit is still selling new, I can check that with the builder before you tour it.
Closed sales in Woodland Estates have recently landed below the St. George median (the middle price), depending on size, condition, and finishes. Homes here are modest in size, so the price per square foot often runs higher than for a detached home nearby. For a citywide number to measure against, my 2025 market report puts the St. George median sale price at $589,990. Check it against the live listings.

Selling in Woodland Estates
Value here depends heavily on which of the two plats the unit sits in. It also depends on condition, upgrades, and how it compares to the most recent closed sales nearby. Start with the home valuation page. I will compare your home with recent Woodland Estates sales, with no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this Woodland Estates page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
Price and condition drive how an attached home near Mall Drive sells more than the season does. Tell me your timeline and the plat your home sits in, and I will give you an honest comparison against recent closed sales of similar homes.
Yes, and it is common here. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
