A quiet neighborhood with big amenities next door
In shortAbout thirty-one detached homes sit on high ground above a desert gorge with red-cliff views. The golf course is around the corner, the Green Springs shopping exit is minutes away, and I-15 is a few turns down the hill.
Brookwood is one of the smaller names in north Washington, and it is easy to miss. You reach it off Buena Vista Boulevard in the Green Springs area, by slipping in behind the much larger Brio community to North Brookwood Drive. About thirty-one detached homes sit there on high ground above a desert gorge. The red cliffs fill the view, and the gorge keeps the back edge of the neighborhood open instead of facing another rooftop.
It feels different from the big subdivisions down on the Washington Fields side of the river, which are built from a few repeated plans. Here you are right next to a master-planned community, but you do not live inside it. Green Spring Golf Course is on the same hillside. The Green Springs shopping center, off the I-15 Exit 10 interchange, is only a few minutes down the slope. Errands stay short, and the street layout keeps cut-through traffic out.
I think of it as a small, newer Sunwood Homes neighborhood, and that changes how I tour it. The homes are close in age and share one builder. The differences come down to the plan, the lot, which way the view faces, and the finish package, not decades of construction. Get those four things straight before you fall for any one address here.
Green Springs highlights
What sets this corner apart
Six things set this end of Washington apart. The gorge sits behind the homes, a golf course is on the hillside, and the Brio clubhouse is next door. A grocery store is minutes away at the freeway exit, the homes are newer Sunwood builds, and the neighborhood is so small that few similar homes sell.
A gorge and red-cliff views
The back of Brookwood looks out over a desert gorge toward the red cliffs. That open edge is why the view lots hold their appeal, and why the rear-facing homes do not look into a neighbor's fence.
Green Spring Golf Course, ~5 min
An established 18-hole municipal course on the same Green Springs hillside, about five minutes away. Affordable green fees and a layout that uses the desert and rock terrain well.
The Brio community next door
Brio is a 190-plus-acre master community by Cole West Homes, with a clubhouse, indoor and outdoor pools, pickleball, and tennis. Brookwood sits just behind it, so these amenities are right next door, though they belong to Brio.
Green Springs shopping, ~4 min
The Green Springs center sits at Green Spring Drive and Red Cliffs Drive off I-15 Exit 10. It has Albertsons and a row of services. Natural Grocers is a little farther, on West Telegraph Street. Times are in the errands table.
Newer Sunwood construction
Brookwood is a Sunwood Homes build with about six floor plans and high-end finishes like granite counters and custom cabinetry. Most homes here are close to new, not dated.
A small, ~31-lot neighborhood
With about thirty-one lots, Brookwood is small, and every home is one of a short list of plans. That leaves only a few similar sales to compare, which matters for both buyers and sellers.

Homes & lots
One builder, a short list of plans
Brookwood is a Sunwood Homes subdivision of detached single-family homes, with about thirty-one lots and roughly six floor plans. Recent homes here run about 1,600 to 2,200 square feet. They have attached garages and open main floors. The builder leans on granite counters, custom cabinetry, closet shelving, and native desert landscaping that holds up to the Washington summer.
Because it is one builder with a short list of plans, the homes do not differ by decades the way an older, mixed neighborhood does. What changes the price is the plan you start from, the lot, which way the view faces toward the gorge, and how far the owner took the finishes. A rear-facing view lot and a flat interior lot can be the same plan and still sell for different prices. That is why I compare them side by side, not against one neighborhood average.
Recent Washington County MLS sales here have generally run from the high $300,000s up toward the $700,000s. The price depends on size, view, and how many upgrades a home has. Because so few homes sell here, a single sale moves the average. Buyers, look at the specific similar homes, not the average. Sellers, do the same before you pick a number. Check everything against the live listings.
With thirty-one lots, the right two or three similar sales matter more than any neighborhood average.
Trails & outdoors
Red rock and water, a short drive out
Golf and open desert are right at hand on the Green Springs hillside, and the bigger outdoor choices are a few minutes farther. These run from the gorge out back to the reservoirs farther out.
Green Spring Golf Course
The municipal 18-hole course on the Green Springs hillside is the closest outdoor draw. It is about five minutes from North Brookwood Drive, with desert and red-rock backdrops on the front nine.
Grapevine Trail and the Red Cliffs Reserve
A short drive west gets you to the Grapevine trailheads in the Red Cliffs Desert Reserve. The reserve is nearly 69,000 protected acres of slickrock (smooth sandstone) and pinyon-juniper woodland, with miles of hiking and mountain biking.
Virgin River Trail
Down off the hill, the paved Virgin River Trail follows the river through Washington and on toward St. George via Sullivan Virgin River Park. It is flat and easy for a walk, a jog, or a casual ride.
Sand Hollow Reservoir, ~20 min
For boating and red-sand riding, Sand Hollow Reservoir is about fifteen minutes east, with Quail Creek a few minutes farther. Both are warm-water reservoirs ringed by classic Southern Utah rock.

Farther out, there is more to reach on a weekend. Downtown St. George is about ten minutes southwest on I-15. Sand Hollow Reservoir is about fifteen minutes east, Quail Creek about twenty, and the main entrance to Zion National Park roughly fifty. The full day-trip map is in the Washington guide.
Schools & education
Schools in plain facts
Brookwood is in the Washington County School District, in the Pine View group of schools. The area is generally served by Sandstone Elementary (grades K-5). Next come Pine View Intermediate (grades 6-7), Pine View Middle (grades 8-9), and Pine View High (grades 10-12). The intermediate and middle grades meet on separate Pine View campuses, so students go through more than one building before high school.
Boundaries can shift as Washington and St. George keep growing. Check the current assignment for any home you are serious about directly with the district, not from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Dixie Technical College and Utah Tech University are both a short drive into St. George.
I cover the bigger education picture in the Washington guide.
Living behind Brio
A small neighborhood next to a big community
Brookwood is worth understanding on its own terms, because it is different from its neighbors. It is a small, standalone neighborhood directly behind Brio, the 190-plus-acre Cole West master community on the Green Springs hillside. Brio started as an active-adult, age-targeted development before opening to all buyers. It has the clubhouse, the indoor and outdoor pools, the pickleball, and the resort-style scale that comes with that.
Brookwood is not part of that. It is its own thirty-one-lot Sunwood subdivision next door, not a village inside Brio. You live beside the master community and the golf course on the same hillside. But Brookwood is a separate neighborhood of detached homes. It has its own street, its own recorded map of the lots, and its own short list of sales to compare. People sometimes lump the two together because they share the Green Springs slope. I sort that out before I look at a single sale.
I treat Brio next door as a real plus and a real boundary at the same time. Being close is a genuine selling point, but a careful buyer or seller needs to know that Brookwood is its own subdivision, not part of Brio.
What I check before I lean on the Brio comparison
- That a given home is in the Brookwood subdivision itself, not a Brio phase that simply shares the hillside.
- Which amenities a Brookwood owner can actually use, and which belong only to the adjacent master community.
- Which way the view faces toward the gorge, since a rear-facing lot and an interior lot are different homes even on the same plan.
- The right sales to compare, drawn from the handful of sales inside Brookwood, not the much larger Brio group next door.
This is general guidance, not a determination on any specific property. Check the subdivision, the lot, and what comes with the home against the recorded map of the lots and the listing before you rely on it. Sources: the builder, Washington County MLS, recorded plats, and Washington City development pages.
What locals know
The details I would slow down and check
Before you get attached to any one address up here, I would walk you through four things, the way I would with a friend. They are the subdivision line, the lots with a gorge view, the few sales to compare, and the freeway exit you will use every day.
Brookwood is not Brio
The two share the Green Springs hillside, but Brookwood is its own thirty-one-lot Sunwood subdivision, not a village inside the master community. Check which one a listing is actually in before you compare it to anything.
Lots that back to the gorge matter most
Homes that back to the open gorge keep their red-cliff view and their privacy. The same Sunwood plan on an interior lot is a different home, so I price the view direction, not just the floor plan.
Few homes sell here
With about thirty-one lots and one builder, there are only ever a handful of recent sales. That makes the specific similar sales matter far more than any Green Springs or Washington average.
Exit 10 is the everyday on-ramp
The Green Spring Drive interchange, not the Telegraph exit, is the fast way onto I-15 and to the Green Springs shopping center. From the door to a full cart runs about four minutes.

The buyer side and the seller side
Buying in Brookwood
Brookwood sits in the Green Springs area of north Washington, tucked behind the Brio community off Buena Vista Boulevard. Homes line North Brookwood Drive on high ground that overlooks a small gorge toward the red cliffs. The whole neighborhood connects straight back to Green Spring Drive, the Green Springs shopping center, and I-15 at Exit 10.
Brookwood is a small neighborhood of detached single-family homes built by Sunwood Homes, with about 31 lots and six floor plans. Recent homes run roughly 1,600 to 2,200 square feet, with attached garages, granite counters, custom cabinetry, and native desert landscaping. Most still feel close to new.
Brookwood is in the Washington County School District, in the Pine View group of schools. The area is generally served by Sandstone Elementary for grades K through 5. After that come Pine View Intermediate for grades 6 and 7, Pine View Middle for grades 8 and 9, and Pine View High for grades 10 through 12. Boundaries can shift, so check the current assignment for any home you are serious about directly with the district.
Yes. Green Spring Golf Course sits about five minutes away on the same Green Springs hillside, and the neighborhood backs up to open desert with red-cliff views. The Grapevine trails and the wider Red Cliffs Desert Reserve are a short drive east, and the paved Virgin River Trail runs through the lower part of Washington.
On the Washington County MLS, Brookwood homes have generally sold from the high $300,000s up toward the $700,000s. The price depends on plan, size, view, and how nice the finishes are. For a citywide number, my 2025 market report puts the Washington median sale price at $589,025. Few homes sell here, so a single sale moves the average. Use that as a starting point and check it against the live listings.
You get a quiet neighborhood of detached homes next to a large master community, without living inside it. The Brio clubhouse, the Green Springs shopping center, and Green Spring Golf are all minutes away. The cul-de-sac layout keeps through traffic out, and the gorge behind the homes keeps the red-cliff views open.

Selling in Brookwood
Brookwood is a small, newer Sunwood neighborhood, so there are few similar sales to compare. A view lot or an upgraded finish package matters more than usual. Pricing from the broader Green Springs or Washington average can miss in either direction. I look at the handful of sales inside Brookwood first, then adjust.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Washington listings and on this Brookwood page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
