Life in Crimson Fields
A newer, larger neighborhood south of the river
In shortThe homes here went up in 2020 and after, and they run larger than the typical Fields home, which is built from a few repeated plans. The neighborhood is a short drive from Crimson Cliffs High and the Washington Parkway exit off I-15.
Crimson Fields runs along Crimson Fields Drive in Washington Fields, the broad newer part of Washington south of the Virgin River that locals simply call The Fields. It sits among other recent additions like Freedom Village and Sugar Plum, a short hop off Washington Fields Road and close to the Crimson Cliffs schools campus.
What sets it apart from the neighborhoods around it is the homes themselves. Almost every home in Crimson Fields was built in 2020 or later. They run larger than the typical Fields home, with a median of roughly 3,300 to 3,400 finished square feet on fifth-acre lots. The streets look newer and the homes look bigger, which is the first thing I point out when someone compares it to the rest of The Fields.
Daily life here is Washington Fields living: flat lots with the garage up front. The desert recreation area is a short drive east, and St. George's shops and services are a short drive west. The freeway at the Washington Parkway interchange is close enough to keep the commute short without sitting on top of the houses.
Around the neighborhood
What is close to Crimson Fields
Crimson Cliffs High School
The Crimson Cliffs High campus at 4430 South Crimson Cliffs Way is about five minutes from Crimson Fields. Crimson Cliffs Middle is on the same side of The Fields. Living this close to the school campus keeps the school run short.
Virgin River Trail
The paved Virgin River Trail follows the river along the north edge of Washington Fields. It is a flat ride or walk that ties into the wider St. George trail network. The nearest access points are a few minutes from Crimson Fields.
Sand Hollow State Park
Warm blue water against red sand dunes, about twenty minutes east toward Hurricane. You can go boating, paddleboarding, and swimming, and the Sand Mountain dunes are there too. Crimson Fields is on the right side of town for an easy weekend run out there.
Washington City Community Center
The center has an indoor pool with a lazy river and a tube slide, basketball and pickleball courts, a fitness center, and year-round programs. It is at 350 North Community Center Drive, about twelve minutes north across the river. A membership covers most of what you would pay several gyms to get separately.

Homes & lots
A small group of newer custom homes
Crimson Fields is small and recent, not a large phase of repeated plans. The recorded homes were built in 2020 or later, with an average build year right around 2021. New Trend Construction is one of the custom builders at work in this part of The Fields, and its name is on homes here. When you compare sales, how new a home is matters more than any other single fact.
The homes run larger than the Fields norm. Finished living area centers around 3,300 to 3,400 square feet. Floor plans range from three bedrooms up past five, and lots sit near a fifth of an acre. The neighborhood is small and the homes are custom, so two houses on the same street can finish and price differently. That is why I look at each home on its own, not at one price-per-square-foot number for everything.
On price, this is a higher range than the broader Washington Fields market of repeated-plan homes. Recent Crimson Fields sales on the Washington County MLS have generally landed from the upper $700,000s to past $1 million. The newest and largest homes sit at the top. Use that as a starting point, not a fixed number, and check it against the live listings. With so few sales, the right two or three similar homes matter more than any average.
In a custom neighborhood this small, two homes on the same street are two different listings, not two copies of one price.
Trails & outdoors
Desert and water, just east of home
Washington Fields sits at the front door of the outdoor recreation area that runs east toward Hurricane and Zion. The choices run from a flat ride along the river to a full desert day trip.
Virgin River Trail (easy)
A paved riverside path along the north edge of The Fields, flat and easy, tying into the larger St. George trail system. The kind of after-dinner ride you take without loading a bike onto the car.
Warner Valley dinosaur tracks (moderate)
Southeast of The Fields on a graded dirt road, the Warner Valley site preserves dinosaur trackways out in open desert. A short, easy walk that is well worth it, best in the cooler months.
Sand Hollow State Park, ~15 min
Boating, paddleboarding, and swimming on the reservoir, plus the Sand Mountain dunes for off-road riding. About twenty minutes east toward Hurricane, an easy run from this side of town.
Quail Creek State Park, ~23 min
The cooler, deeper-water neighbor to Sand Hollow, known for fishing and calm-water paddling under the Pine Valley Mountains. Roughly eighteen minutes northeast via Telegraph and SR-9.
Farther out, the Red Cliffs Desert Reserve trails sit north of the river above old-town Washington. Zion's south entrance is roughly fifty minutes east via I-15 and SR-9. The wider outdoor picture is in the Washington City guide.

Schools & education
Schools in plain facts
Crimson Fields is in the Washington County School District, generally in the Crimson Cliffs group of schools. The area is served by Majestic Fields Elementary (grades K-5). Next come Washington Fields Intermediate (grades 6-7) and Crimson Cliffs Middle (grades 8-9). Then comes Crimson Cliffs High (grades 10-12), on the campus a few minutes south on Crimson Cliffs Way.
In November 2024 the district approved a boundary change for part of Washington Fields. Some addresses north of Washington Dam Road and east of Washington Fields Road moved into the Pine View group of schools. Check the current assignment for any specific address directly with the district, not from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is about fifteen minutes away in St. George.
I cover the bigger education picture in the Washington City guide.
Custom homes in The Fields
Why this neighborhood looks different from its neighbors
Most of Washington Fields filled in as large phases, builder by builder, plan by plan. Crimson Fields is the exception: a small, newer neighborhood of custom homes that went up in 2020 and after. The homes are larger than the surrounding norm and were built one at a time, not from a single repeated floor plan. That is the one thing true here that is not true of the neighborhoods around it.
The practical effect shows up in pricing. The homes are custom and few sell, so a single sale carries more weight here than it would in a 200-lot phase. A one-size price-per-square-foot figure pulled from the broader Fields will look low against what these homes actually sell for. I keep the comparison inside the newer custom homes on purpose.
What I check before I put a number on a Crimson Fields home
- The build year and how nice the finishes are, since a 2020 custom home and a 2023 custom home are not the same listing.
- The square footage and how it is laid out, because the homes here run large and the plans vary house to house.
- Whether a sale came from inside this custom neighborhood or from the older, smaller homes nearby in The Fields.
- The current school boundary assignment, given the 2024 Washington Fields boundary change.

What locals know
Notes from inside The Fields
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend looking at Crimson Fields.
Do not price it off the broader Fields
Crimson Fields homes are newer and larger than most of Washington Fields, so a per-foot number pulled from older neighborhoods will look low. Compare it with similar custom homes and you get an honest price fast.
The Crimson Cliffs campus is close
Crimson Cliffs High on Crimson Cliffs Way is about five minutes off, which keeps the school run short from this side of The Fields. Just check the current boundary, because the district changed the boundary for part of Washington Fields in 2024.
Summer afternoons belong to the water
Sand Hollow is about twenty minutes east, Quail Creek a little farther. On a 105-degree July day in The Fields, the choice between air conditioning and a paddleboard is not really a choice at all.
Exit 13 is your everyday on-ramp
The Washington Parkway interchange is about five minutes north. That puts the Telegraph Street stores and the freeway within easy reach without putting the houses on top of the off-ramp noise.

Buying in Crimson Fields
Crimson Fields sits in Washington Fields, the newer part of Washington south of the Virgin River, along Crimson Fields Drive off Washington Fields Road. Locals call this larger area The Fields. Crimson Fields is a short drive from Crimson Cliffs High School and roughly five minutes from I-15 at Exit 13, the Washington Parkway interchange.
Crimson Fields is a newer neighborhood of custom homes. Almost every home was built in 2020 or later, and they run larger than the typical Washington Fields home. The median is around 3,300 to 3,400 finished square feet, and floor plans run from three bedrooms up past five. Most sit on roughly fifth-acre lots.
Crimson Fields is in the Washington County School District, generally in the Crimson Cliffs group of schools. Students start at Majestic Fields Elementary for grades K-5 and Washington Fields Intermediate for grades 6-7. Then come Crimson Cliffs Middle for grades 8-9 and Crimson Cliffs High for grades 10-12. The district approved a 2024 boundary change for parts of Washington Fields, so check the current assignment for any specific address directly with the district.
Because these are larger, newer custom homes, Crimson Fields prices run above the broader Washington Fields range. Recent Washington County MLS sales have generally landed from the upper $700,000s to past $1 million, with the newest and largest homes at the top. For a citywide number, my 2025 market report puts the Washington median sale price at $589,025. Use that as a starting point and check it against the live listings.
Selling in Crimson Fields
Prices in Crimson Fields change with square footage, the finishes, the lot, and how recently a home was built. The homes are custom, so two homes on the same street can price differently. Start with the home valuation page and I will run a real comparison against recent Crimson Fields and nearby Fields sales, no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Washington City listings and on this Crimson Fields page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
I start with recent MLS sales of similar homes. I keep the comparison inside the newer custom homes, so older or smaller Fields homes do not drag the number down. From there I adjust for square footage, how nice the finishes are, garage and shop setup, lot, and build year.
Yes, and it is common here. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
