Life in the Fields
A newer townhome area in the Fields
In shortThe homes are two-story attached townhomes with two-car garages, and the street grid is brand new. Telegraph Street, the freeway, and St. George are all a short drive north.
Crimson Park sits in the Washington Fields, the large area of new homes on the south side of the Virgin River. It is off South 545 East, near the Crimson Cliffs school campus. The Fields are the part of Washington City that has done most of its growing in the last fifteen years. Crimson Park is one of the townhome communities that filled in as single-family subdivisions spread out around it. The streets are flat, and the curb and gutter are new. The open desert and the red ridgelines sit just past the edge of the grid.
The homes are attached two-story townhomes, all built within a short span of recent years, so the look stays the same from block to block. That is the trade you make in a community like this. You give up the big private yard of a detached home. In return you get newer construction, a low-maintenance lot, and a price that gets you into the Fields without buying a full single-family home.
What I like about the location is how ordinary the daily errands are. Telegraph Street and its grocery and big-box stores are a few minutes north. The Crimson Cliffs schools are close, so the school run is short, and the freeway and St. George are an easy reach. It is a newer, quieter area that still keeps the rest of the county within a normal drive.
Around the neighborhood
What you get, and what is close by
Six things set this corner of the Fields apart. The Crimson Cliffs campus is a few blocks away, the construction is newer, and each townhome has a two-car garage. The Virgin River Trail is to the north, Telegraph Street handles errands, and two state-park lakes are a short drive east.
The Crimson Cliffs campus, a few blocks
Crimson Cliffs High is at 4430 S Crimson Cliffs Way. Crimson Cliffs Middle and Washington Fields Intermediate are close by too. All three sit within a few blocks, and not many neighborhoods have a cluster of upper-grade schools this close.
Newer construction throughout
Crimson Park went up recently and all at once. You get current floor plans, nine-foot upstairs ceilings, and finishes that do not need a remodel before you move in.
A two-car garage on a townhome
The townhomes have a full two-car garage, which is not a given in attached housing. The covered parking and storage are a real plus.
The Virgin River Trail to the north
The paved Virgin River Trail follows the river between Washington City and St. George. It is an easy ride or walk, and you can get outside without driving to a trailhead first.
Telegraph Street for errands
Telegraph Street has grocery and big-box stores, including the Walmart Supercenter at 625 W Telegraph St. They are a short drive north for the weekly run.
State-park lakes a short drive east
Sand Hollow and Quail Creek state parks are a short drive east, toward Hurricane. They are good for boating, paddling, and swimming through the warm months.

Part 2 of 3
The homes and the land
The townhomes and Trails & outdoors
The townhomes
One kind of home, priced on its own terms
Crimson Park is a townhome community. That one fact is the most important thing to understand before you compare it to anything else in the Fields. These are attached, two-story homes built within a short span of recent years, not a mix of older and newer detached houses. The typical floor plan is about 1,600 square feet, with three bedrooms, two and a half baths, nine-foot ceilings upstairs, and a two-car garage. Many units have an upstairs balcony with a view out toward the St. George landscape.
Every home here is the same broad type. That means the price depends on a short list: the floor plan, whether it is an interior or an end unit, how nice the finishes are, and the view. In a detached subdivision, lot size and age set the price instead. Among townhomes, the right comparison is the last handful of townhome sales, not a neighborhood average that mixes in single-family homes from nearby streets.
For buyers, Crimson Park is easy to understand once you know what you are looking at. It is a newer, lower-maintenance way into the Washington Fields. For sellers, I price your home against recent sales of townhomes of the same unit type, not the broader Fields market. In a small, consistent group of homes, the few most recent sales count the most. Check everything against the live listings.
In a townhome community, the last three sales of similar homes tell you more than any neighborhood average ever will.
Trails & outdoors
River paths and red-rock day trips
The Washington Fields sit between the Virgin River to the north and the open desert to the south. The outdoors here runs from a paved after-dinner ride to a real red-rock day trip. The list below goes from a walk from home to a drive worth making.
Virgin River Trail (easy, paved)
The paved river trail runs along the Virgin River between Washington City and St. George. It is flat and open to walkers, riders, and dog walkers. The closest stretch is north of the neighborhood, so it is an easy way to get outside without loading the car.
Warner Valley Dinosaur Tracks
You reach it off South Washington Fields Road, toward Warner Valley Road. The site is run by the BLM (the Bureau of Land Management, the federal land agency). It keeps about 400 Early Jurassic dinosaur tracks on slickrock (smooth, bare red rock). It is a short walk, and not many people know it is there.
Sand Hollow State Park
Sand Hollow is a short drive east, toward Hurricane. It pairs warm blue water with red sand dunes. You can go boating, paddleboarding, and swimming, and you can ride off-road on the dunes next to it.
Quail Creek State Park
Quail Creek Reservoir is north of Sand Hollow, off SR-9. It is the cooler, deeper water of the two, known for fishing and swimming. It also has flatter water for paddling on a hot afternoon.
Farther out, there is a lot more to reach on a weekend. Hurricane and Zion National Park are east, up State Route 9, and the wider Red Cliffs country is northwest of town. The Washington City guide has the full list of day trips.
Trail and recreation details come from the Bureau of Land Management and Utah State Parks. The wider outdoor picture is in the Washington City guide.

Schools & education
Schools, by the facts
Crimson Park is part of the Washington County School District, and its students go on to the Crimson Cliffs group of schools. The area is generally served by Majestic Fields Elementary (grades PK and K-5). Next come Washington Fields Intermediate (grades 6-7), Crimson Cliffs Middle (grades 8-9), and Crimson Cliffs High (grades 10-12). All of them are in the Washington Fields area, within a few minutes of the neighborhood.
The Fields are still growing, and the district changes its boundaries to keep pace. For any home you are serious about, ask the district for the current school, and do not guess from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is about fifteen minutes away in St. George.
I cover the bigger education picture in the Washington City guide.
The Crimson Cliffs schools
Living next to the school campus
What sets Crimson Park apart from a townhome community somewhere else in the county is the Crimson Cliffs campus a few blocks away. Crimson Cliffs High on Crimson Cliffs Way, Crimson Cliffs Middle, and Washington Fields Intermediate sit together right here in the Fields. That makes the school run a short hop, not a cross-town commute. The high school's events, games, and traffic also become part of the week in this neighborhood.
Being this close is a plus, and it is also something to check before you commit. School-zone traffic spikes at drop-off and pickup, and again around Friday-night events. The streets nearest the campus carry more of it. If you want the campus close but the traffic farther off, the specific street and the specific unit matter. I would rather show you the neighborhood on a school morning than only on a quiet weekend.
It also shapes how the community holds value. A newer townhome in a known group of schools, close to the campus, with a two-car garage, is a combination the next buyer will understand. Keep that in mind if you are buying, or if you may sell someday.
What I check before I call a unit here a fit
- How close the specific unit sits to the campus, and how much drop-off and event traffic the street actually sees.
- Whether it is an interior or an end unit. That drives both the light and which recent sales it should be measured against.
- The current school for the address, checked with the district. Washington Fields boundaries still move as the area grows.
- The garage, which way the balcony faces, and the view. Those details separate two townhomes that look alike here.

What locals know
The details I would slow down and check
In a townhome community, the details that matter are the unit type, the street, the school traffic, and the right recent sales of similar homes. These are the four things I would walk a friend through before they get attached to any one unit.
Price it as a townhome, not as the Fields
A few single-family sales on nearby streets can make the area look pricier than the townhome market really is. Compare attached homes to attached homes, and the picture gets honest fast.
Interior and end units are different homes
An end unit usually brings more light, more windows, and a different price than an interior one. They share a name and a plan, but they are not priced or sold the same way.
Visit on a school morning
The Crimson Cliffs campus is close, which is a plus, but the streets nearest it carry drop-off and event traffic. See the specific block when school is in session, not just on a quiet Saturday.
The address may not show up right on a map
The grid is new enough that some apps still send you to Jackson Drive or a nearby spot on the map. I check the exact unit and the recorded address before we ever walk it, so you tour the right home.

The buyer side and the seller side
Buying in Crimson Park
Crimson Park sits in the Washington Fields area on the south side of the Virgin River. You find it just off South 545 East, near the Crimson Cliffs school campus on Crimson Cliffs Way. The street grid is new, so some mapping apps still show the access off Jackson Drive. The whole area ties back to Washington Fields Road and Telegraph Street within a few minutes.
Crimson Park is a newer townhome community of two-story attached townhomes. They have three-bedroom, two-and-a-half-bath layouts of around 1,600 square feet, nine-foot upstairs ceilings, and a two-car garage, and many units have an upstairs balcony. It was all built within a short span of recent years, not as a mix of older and newer homes.
Crimson Park is in the Washington County School District, and its students go on to the Crimson Cliffs group of schools. The neighborhood is generally served by Majestic Fields Elementary. Next come Washington Fields Intermediate for grades six and seven and Crimson Cliffs Middle for grades eight and nine. Crimson Cliffs High is for grades ten through twelve. All are in the Washington Fields area. Boundaries shift as the Fields grow, so check the current school for any home you are serious about. Ask the district directly.
Crimson Park is a newer townhome community. Its prices sit in a tighter range than a mixed single-family street. Prices change with the floor plan, with interior versus end unit, and with the view. Townhome prices in the Washington Fields follow the wider Washington City market. Treat any figure as a starting point, and check it against the live listings.
Yes. The paved Virgin River Trail runs along the river north of the neighborhood and connects Washington City to St. George for walking and biking. Farther out, you reach the Warner Valley Dinosaur Track Site off South Washington Fields Road. Sand Hollow and Quail Creek state parks are a short drive east for boating and paddling.

Selling in Crimson Park
Crimson Park is a townhome community, so the price depends on the floor plan, interior or end unit, condition, and the few most recent townhome sales. A broad street average does not set it. Start with the home valuation page. I will run a real comparison against recent Crimson Park and Washington Fields townhome sales, with no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Washington City listings and on this Crimson Park page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
Yes. It is common in the Fields when selling a townhome to buy a detached home. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
