New streets with open desert still close by
In shortThe homes run large, and almost all of them were built in 2020 or later. Several builders are building its phases side by side. Staheli Family Farm is a couple of minutes up the road, and Sand Hollow is a short drive east. This is the top end of the Fields, and the prices say so.
Finley Farms sits in Washington Fields, the broad band of new neighborhoods south of the Virgin River, near 4500 South and 300 East off Washington Fields Road. It is truly new ground out here. A decade ago this stretch was mostly open Fields. Now it is one of the fastest-growing parts of the county, with new subdivisions filling in on every side.
It feels different from the older streets up by Telegraph. The lots are a little wider and the homes are larger and newer. You sit near the edge of the built-up Fields, where the desert and the lava rock begin. Staheli Family Farm is a couple of minutes north on Washington Fields Road. The Virgin River Trail is a short drive, and Sand Hollow is a quick drive east, so you skip the fight across town.
I tour it as the upper end of the Fields, because that is what the numbers say. The homes here are large and recent, and they sell for prices to match. Before you fall for any one listing, know this: you are shopping new construction in a neighborhood that is still being built. That is different from buying a home that has already been lived in.
Fields highlights
This corner of the Fields stands apart
Six things set Finley Farms apart. The homes are new and large, and an elementary school is close by. A working farm is down the road, the reservoirs are out the back, and several builders share one neighborhood.
A true 2020s build
Almost the whole neighborhood was built in 2020 or later, and the average home dates to around 2025. There are almost no older homes to wade through here.
Homes that run large
Floor plans commonly run around 3,400 to 3,800 finished square feet on lots near a quarter acre, with both ramblers and two-story plans. That is upper-Fields square footage.
South Mesa Elementary close
South Mesa Elementary serves most addresses here. After that come Washington Fields Intermediate, Crimson Cliffs Middle, and Crimson Cliffs High, which together make up the Crimson Cliffs group of schools.
Staheli Family Farm, ~3 min
The working farm at 3400 S Washington Fields Rd is a couple of minutes north. It is the Fields landmark for fall corn mazes, pumpkins, and the December light show.
Reservoirs out the back, ~15 min
Sand Hollow State Park sits about fifteen minutes east, and Quail Creek is about the same. From the Fields you head out the back to reach the water instead of crossing town.
Several builders, one neighborhood
Richmond American, Novelty, Desert Sage, and Seabright have all built phases here, so the finishes differ from street to street. I look at the specific home and builder, not just the address.

Homes & lots
Large, new, and priced at the top of the Fields
Finley Farms is new-construction detached housing, and most online searches understate how new it is. The homes I surveyed were built in 2020 or later, and the average dates to roughly 2025. That means you are shopping new homes, whether you buy a spec home or a recent resale. Plans are large, commonly around 3,400 to 3,800 finished square feet, on lots near a quarter acre, in a mix of single-level ramblers and two-story layouts.
Because the homes are big and brand-new, prices sit at the upper end of Washington Fields. Recent Washington County MLS sales have generally run from the high $500,000s to past $1 million. Most of that range sits well above the city's overall median. A common surprise is that "Washington Fields" no longer means the low new-home prices of a few years ago. If you lump Finley Farms in with smaller or older Washington homes, the sales you compare against will mislead you.
Several builders have worked the phases here, including Richmond American Homes, Novelty Homes, Desert Sage Homes, and Seabright Homes. That matters because finish quality and standard features differ from one builder and one phase to the next. The model home on one block does not guarantee that the home two streets over got the same trim package. That is why I walk the actual property, not just the floor plan.
If you are buying, compare like with like: recent large new-home sales in Finley Farms and the neighboring Fields phases, not the whole city. If you are selling, do the same when you pick the recent sales to compare against. Only a few large new homes sell at a time, so the right three sales matter far more than any neighborhood average.
In the Fields, a home built in 2025 and one built in 2021 are not the same. Neither are two homes from different builders on the same street.
Trails & outdoors
Water and red rock out the back door
The real outdoor draw of this corner is that you are on the right side of town for the reservoirs and the river. The paved Virgin River Trail picks up nearby, and the desert recreation around Sand Hollow is a quick drive east instead of a haul across town. Here are the main ones.
Virgin River Trail (paved)
The paved river trail is reachable in a few minutes from the Washington Fields soccer park. It is an easy out-and-back for walking and biking, and it ties Washington City to St. George along the river.
Grapevine Trail (Red Cliffs)
Grapevine Trail in the Red Cliffs National Conservation Area is a moderate desert hike of a few miles through slickrock and washes. It is a short drive out toward the reserve.
Sand Hollow State Park, ~15 min
About fifteen minutes east, Sand Hollow pairs warm blue water with red sand dunes. It has a boat ramp, beaches, and the off-road playground of Sand Mountain right alongside.
Warner Valley dinosaur tracks
Out the back of the Fields, the Warner Valley track site keeps dinosaur tracks in stone. It is a short, dusty drive, and it is also the way in to the Sand Mountain trails.
Farther out, Quail Creek State Park sits north of Sand Hollow, off SR-9, with calmer paddling and fishing, and Zion National Park is roughly 50 minutes east. The wider outdoor picture for the area is in the Washington City guide.
Trail details come from the Bureau of Land Management's Red Cliffs information and Utah State Parks.

Errands, measured in minutes
The Fields give up a little distance to the big shopping areas and get open space and a quick drive to the water in return. Times are estimated, measured from near 4500 South and 300 East in the middle of the neighborhood. From the newest phases farther out, add a couple of minutes.

Schools & education
Schools, by the facts
Finley Farms is part of the Washington County School District, in the Crimson Cliffs group of schools. The area is generally served by South Mesa Elementary (grades K-5), then Washington Fields Intermediate (grades 6-7). After that come Crimson Cliffs Middle (grades 8-9) and Crimson Cliffs High (grades 10-12). The district uses this same set of schools across the Fields. A student here moves through all four in order, not through one K-12 school.
Boundaries can shift as the Fields keep growing. Check the current school assignment for any home you are serious about directly with the district rather than guessing from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is about twenty minutes away in St. George.
I cover the bigger education picture in the Washington City guide.
Buying brand-new
What it really means to buy in a neighborhood still being built
Finley Farms is not a settled resale neighborhood. It is a new-construction neighborhood that is still finishing in phases. Almost every home was built in 2020 or later, and several builders are working at once. In any given week you can find spec homes and recent resales on the same street. That changes how you buy, and most online searches never explain it.
First, "Finley Farms" is not one kind of home at one price. A Richmond American spec home, a Novelty custom, a Desert Sage plan, and a Seabright home can all carry the same neighborhood name. They can still differ in standard features, square footage, and finishes. The model home on one block tells you very little about the spec home two streets over. That is why I look at the builder, the plan, and the phase before I look at the price.
Second, buying new is its own negotiation. A brand-new spec home and a two-year-old resale are not the same deal even at the same price. Incentives, warranties, any extra charge for the lot, and what is included all differ. I am not telling you this to scare you off new construction. I am telling you because buyers leave money and certainty on the table when nobody walks them through it.
What I check before I call a Finley Farms home a good buy
- Which builder built it, which plan it is, and what was standard versus an upgrade, since that affects both value and resale.
- How a spec home compares to a recent resale at the same price, weighing incentives, warranty, and any extra charge for the lot.
- What is still being built around the lot, because a phase still being built next door means construction traffic before it means a finished street.
- The landscaping stage, since new lots and young street trees run hot in summer until the yards fill in.
This is general guidance, not a builder endorsement or a guarantee on any specific home. Confirm plans, incentives, and warranties directly with the builder and a qualified inspector before you rely on them. Sources: the builders and Washington County MLS.
What locals know
The details I would slow down and check
Before you get attached to any one address out here, check four details. They are the price range, the builder, the way to the water, and the phase next door, and I would walk a friend through each one.
This is the top of the Fields, not the lowest-priced part
Finley Farms homes are large and new, and most sell well above the Washington median. Anyone who prices it off older Washington Fields numbers is usually surprised. Set the right expectation first.
The builder on the title changes the home
Richmond American, Novelty, Desert Sage, and Seabright have all built here, and their standard features differ. Two homes on the same street can be very different. Know which builder built the one you are looking at.
Sand Hollow is the weekend default
When someone in the Fields says they are going to the lake, they mean Sand Hollow, roughly fifteen minutes east. Being on this side of town for the water is a real reason to pick the Fields.
Watch the active phase next door
A lot near a phase still being built may have construction traffic for a while before the street settles. I check the build schedule before I call a specific lot quiet.

Buying in Finley Farms
Finley Farms sits in Washington Fields, the large band of new neighborhoods south of the Virgin River, near 4500 South and 300 East off Washington Fields Road. Staheli Family Farm is a couple of minutes north up the same road. Washington Fields Road takes you north toward I-15, and Sand Hollow State Park is a short drive east.

Yes. The paved Virgin River Trail is reachable in a few minutes from the Washington Fields soccer park, and Sand Hollow State Park sits about 15 minutes east. Grapevine Trail in the Red Cliffs National Conservation Area and Quail Creek State Park are both close by. Warner Valley's dinosaur tracks are a short drive out the back of the Fields.
Finley Farms sits toward the upper end of Washington Fields. The homes are large and new, and recent Washington County MLS sales have generally run from the high $500,000s to past $1 million. For a citywide number to compare against, my 2025 market report puts the Washington median sale price at $589,025. Use it as a starting point and check it against the live listings on this page, because square footage and phase change the price a lot here.
You get a current floor plan and finishes, but the landscaping and street trees are still filling in, so summer afternoons run bright. The choice is real: a modern, large home on a quiet new street, or the full-grown trees an older subdivision would already have. I would rather you weigh that on purpose than be surprised by it later.

Selling in Finley Farms
Price against the right homes. Finley Farms is large new construction at the top of the Fields. The sales that matter are other recent, similarly sized homes here and in the neighboring new subdivisions. Leave out the older or smaller Washington homes. Compare against the right recent sales and the price gets honest fast.
I start with live MLS listings and recent sales, then narrow to recent large new-home sales in Finley Farms and the surrounding Washington Fields phases. That way I am comparing like with like. From there I adjust for square footage, plan, finish quality, lot, view, and how new the home actually is. A 2025 build and a 2021 build are not the same.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Washington City listings and on this Finley Farms page, where buyers are already looking.
