Life in the Fields

Custom homes on old farm ground

In shortHere the lots really do earn the word "meadows." You are near 300 East, among Old Farm Estates, Brookhaven Fields, and Whitworth Estates, and Staheli Family Farm is five minutes away. The parcels leave room for a shop, RV parking, and grass to spare.

Oak Grove Meadows is part of the Washington Fields, former irrigated farmland south of the Virgin River where newer subdivisions have filled in over the last decade. The neighborhood sits near 300 East, close to Old Farm Estates, Brookhaven Fields, and Whitworth Estates. The streets around it have the same large lots and farm-country feel, not the tight grids of homes built from a few repeated plans that you find closer to Telegraph Street.

The lot is what sets this place apart. It is a small neighborhood of custom homes, not a large group of similar homes built together. Several parcels run toward two-thirds of an acre, which is real room for a shop, RV parking, a garden, and grass left over. The homes that have gone up are mostly early-2020s custom and semi-custom builds (a builder's plan changed to suit the buyer). So you tour finished houses one at a time, not a row of model homes.

Staheli Family Farm is about five minutes away on Washington Fields Road. That same road is the main route back north toward Telegraph, the Green Springs interchange at I-15 Exit 10, and St. George. The catch is a slightly longer grocery run than the in-town neighborhoods. In exchange you get space and quiet, and out here the space delivers.

Neighborhood highlights

What the Washington Fields have to offer

Six things set this corner of the Fields apart. A working farm is five minutes out, and there is a neighborhood elementary school. You have trail access along the river, a state-park reservoir close enough for a weeknight swim, and dinosaur tracks just south. And the lots are big enough to really use.

Staheli Family Farm, ~5 min

It is at 3400 South Washington Fields Road. This working family farm has welcomed visitors for about twenty-five years. Fall brings the corn maze and pumpkin patch, winter brings the light display, and the rest of the year it is also a wedding and reunion venue.

Virgin River Trail, ~7 min

The paved Virgin River Trail runs along the river on the north edge of the Fields and ties into the wider St. George trail network. The nearest access points are a short drive north toward the river. You get a flat, shaded ride or walk year-round.

Sand Hollow State Park, ~17 min

It is east toward Hurricane. Warm blue water sits against red sand dunes, and you can boat, fish, and swim, or ride OHV trails (off-highway vehicle trails) on the dunes. A Utah State Parks day pass or annual pass covers entry. From the Fields it is close enough for an after-work swim.

Warner Valley dinosaur tracks, ~12 min

It is southeast on a graded backroad. A short walk leads to real dinosaur tracks pressed into the sandstone, and petroglyphs (rock carvings) and big Warner Valley views are nearby. It is the kind of place you take out-of-town visitors, and they cannot believe how close it is.

Riverside Elementary, ~5 min

The K-5 school that generally serves this part of the Fields is a few minutes away on Harvest Lane. Washington Fields Intermediate, Crimson Cliffs Middle, and Crimson Cliffs High are the schools students go on to. All are within the Washington Fields and Crimson Cliffs area.

Lots you can actually use

This is why buyers come to this neighborhood. The parcels are large enough to fit a detached shop, RV parking, a real garden, and distance between you and the next roof. Some are near two-thirds of an acre, and that kind of lot is getting scarce at this price range in Washington County.

The homes and the land

Homes & lots and Trails & outdoors

Homes & lots

Big lots, custom homes, few sales

Oak Grove Meadows is a small neighborhood in the Washington Fields with custom and semi-custom single-family homes, most built in the early 2020s. The big story is the land. Lots here run larger than a typical Washington Fields lot from a big builder who repeats a few plans, and some push toward two-thirds of an acre. That is what people are buying, as much as the house itself.

On those lots you will find single-level ramblers (one-story homes) and two-story plans. Three-car garages are common, and on the bigger parcels there is often RV parking or room for a detached shop. The homes were built one at a time, not from one set of plans, so the finishes and the size change from address to address. Read each one on its own, and do not assume a floor plan.

In a small custom neighborhood, you are buying the lot and the specific build, not a neighborhood average. The three most recent sales of similar homes matter more than any blended price per square foot.

One practical note: the Fields are flat and open, so you get full afternoon sun. A covered patio and some planted shade are not decoration out here. They are how you keep the back of the house livable in July. The lot size gives you room to do it, and most owners on these larger parcels do.

Trails & outdoors

Water, river path, and red rock

The Fields have a river trail on their north edge, and bigger places are an easy drive. Here is the list, from the flat river path a few minutes north to the state-park days that fill a Saturday.

Virgin River Trail (easy), ~7 min

Paved, flat, and shaded along the river. It is a there-and-back walk or ride that connects south and west into the larger St. George trail system, the easy outing you do without planning it.

Warner Valley tracks (moderate), ~12 min

A short walk leads to preserved dinosaur tracks and petroglyphs. It is on a graded backroad southeast of the Fields. Bring water and a vehicle with room under it, because the road is dirt for the last stretch.

Sand Hollow State Park, ~17 min

Reservoir swimming and boating plus sand-dune OHV trails near Hurricane. It is the Saturday destination, and close enough to also be a weeknight one in summer.

Quail Creek State Park, ~21 min

The other reservoir is deeper and cooler than Sand Hollow. It is good for fishing and paddling. Between the two, the Fields put a lot of open water inside a twenty-minute drive.

Farther out, Zion National Park's main gate is roughly fifty minutes east through Hurricane and La Verkin. The Red Cliffs Desert Reserve trails sit north of the river above St. George. The full day-trip map is in the Washington guide.

Recreation details come from Utah State Parks, the Greater Zion trail pages, and Washington City. The wider outdoor picture is in the Washington guide.

Errands & drive times

Errands, measured in minutes

Living in the Washington Fields means a slightly longer drive to the grocery store than in the in-town neighborhoods. That is the honest catch that comes with the lots. Times are estimated, measured from near 300 East and 3650 South inside Oak Grove Meadows. From a parcel closer to the south edge of the Fields, add a couple of minutes.

Schools & education

Schools, by the facts

Oak Grove Meadows is in the Washington County School District. The area is generally served by Riverside Elementary (grades K-5) on Harvest Lane. Next come Washington Fields Intermediate (grades 6-7), Crimson Cliffs Middle (grades 8-9), and Crimson Cliffs High (grades 10-12). Together these are the Crimson Cliffs group of schools, the schools students go on to as they move up. The Fields have historically fed into this group.

One thing to track: in late 2024 the district approved a boundary change. Starting in 2025, homes north of Washington Dam Road and east of Washington Fields Road move to the Pine View group of schools for the grades after elementary. Oak Grove Meadows sits west of Washington Fields Road, in the older part of the Fields, so it stays with the Crimson Cliffs schools. But boundaries keep shifting as the Fields grow. For any home you are serious about, check the current assignment with the district. GreatSchools and Niche both publish outside school data you can weigh yourself.

I cover the bigger education picture in the Washington guide.

Living on the farm edge

What the old farmland still means

I want to say this plainly, because it is what makes this neighborhood different from an in-town subdivision. The Washington Fields are still working farm country, not a finished suburb. Around Oak Grove Meadows you will find active fields, horse property, irrigation ditches, and parcels that were farmed within living memory. That is the source of the open feel and the big lots, and it also comes with a few realities the in-town neighborhoods do not have.

The big one is water. The Fields were built on a network of irrigation water and pressurized secondary water (untreated water piped to yards and fields). That water is tied to historic water shares, which are shares in the water company that give you the right to a set amount of water. On a larger Washington Fields lot, irrigation rights and secondary-water access are a real part of the property, not a footnote. Some parcels carry shares that let you water acreage cheaply, and some do not. Buyers out here miss this more than anything else, and it changes what a lot is worth.

I treat the farm side as something real to check out here, not background scenery. I would rather you understand the water, the easements, and the neighbors' land use before you fall for the view than after. An easement is a right others have to use part of the land.

What I check on a Fields lot before you buy

  • Whether the parcel carries irrigation or secondary-water shares, and what they actually let you water.
  • Any irrigation ditch, canal easement, or drainage that crosses the lot. I check what you can and cannot build over it.
  • The neighbors' land use, since active fields, horse property, and farm equipment are part of the deal out here.
  • How the lot slopes and where the afternoon sun lands. Shade and which way the patio faces matter on flat open ground.

This is general guidance, not a water-rights determination. Check any specific property's shares and easements with Washington City, the irrigation company, and a qualified title professional before you rely on it. Sources: Washington City planning pages and Washington County records.

What locals know

The details I would slow down and check

No listing photo tells you this part. I have lived in Southern Utah for more than 20 years. Here is what I would walk a friend through before they get attached to any one address out here.

Ask about the water before the kitchen

On a Fields lot, irrigation and secondary-water shares can swing the value and what you can plant. It is the detail buyers skip and regret, so I dig into it first.

Few homes sell here, so recent sales are scarce

A custom neighborhood like this changes hands slowly. Pricing it off the wider Washington Fields average misses the extra value of the lot, so I pull the sales of similar custom homes on acreage and leave out the homes built from a few repeated plans.

Plant shade the year you move in

The Fields are flat and open, and the sun hits hard. The owners with a shaded patio five years out are the ones who planted early, and the ones who waited complain about July.

Get your school group in writing

After the 2024 boundary change, the Washington Fields split between two groups of schools, Crimson Cliffs and Pine View. The line runs along Washington Dam Road and Washington Fields Road. Check the specific address with the district, not a map estimate.

The buyer side and the seller side

Buying in Oak Grove Meadows

Oak Grove Meadows is in the Washington Fields, the band of former farmland south of the Virgin River. It is near 300 East and 3650 South, close to Old Farm Estates, Brookhaven Fields, and Whitworth Estates. From there Washington Fields Road runs north toward Telegraph Street, the I-15 Green Springs interchange at Exit 10, and St. George.

Oak Grove Meadows is a small neighborhood of custom and semi-custom single-family homes (a builder's plan changed to suit the buyer) on larger Washington Fields lots. Some lots come close to two-thirds of an acre, and most homes went up in the early 2020s. You will find single-level ramblers and two-story plans. Three-car garages are common, and the bigger parcels have room for RV parking or a shop.

Oak Grove Meadows is in the Washington County School District. It is generally served by Riverside Elementary (grades K-5) on Harvest Lane. Next come Washington Fields Intermediate (grades 6-7), Crimson Cliffs Middle (grades 8-9), and Crimson Cliffs High (grades 10-12). The district approved a 2024 boundary change. Starting in 2025, homes north of Washington Dam Road and east of Washington Fields Road move to the Pine View group of schools, a different set of schools. For any specific address, check the current assignment with the district.

Staheli Family Farm at 3400 South Washington Fields Road is about five minutes from Oak Grove Meadows. The farm runs the fall corn maze and pumpkin patch and the winter light display. It has been a fixture of the Washington Fields for around twenty-five years.

This is a small neighborhood of custom homes, so prices run wide and homes change hands slowly. On the Washington County MLS, recent custom homes here have sold from the mid $500,000s into the $700,000s. The largest lots and biggest homes are at the top. Bare lots are a separate market again. For a citywide number, my 2025 market report puts the Washington median (middle) sale price at $589,025. Use that as a starting point and check the live listings.
