Life in the estates
A gated neighborhood where the fields still open east
In shortIt has wide estate lots on Sky View Lane, big custom builds with pools and shop space, and open desert running southeast toward Warner Valley. Telegraph Street and I-15 are a short drive back north.
Sky View Estates sits out in Washington Fields, the broad area of newer homes south of the Virgin River, off Washington Fields Road near 3200 South. It is a gated community of custom homes on Sky View Lane. It sits on the quieter edge of the Fields, where the paving runs out and the open desert takes over toward Warner Valley.
It feels different from the rows of builder-built homes closer to town. You get real elbow room: wide lots and big one and two-story homes built one at a time to their owners' plans. The horizon stays open to the east instead of running into the next roofline. Mornings bring light across the desert, and Telegraph Street, the freeway, and the hospital are still a short drive back north.
I tour it as a custom-home neighborhood, because that is what it is. Two homes on the same street can be built to very different standards, with different pools, casitas (small guest houses), and shops. That is why I look at each one on its own before I talk price. That habit is the most useful thing you can bring to a gated custom neighborhood like this one.
Estate highlights
Why this corner of the Fields feels different
Six things set this end of Washington Fields apart. They are the gate and custom homes on estate lots, an elementary a few minutes away, open desert on the doorstep, and two reservoirs a short drive east. Telegraph Street and the freeway are still close, and each home is priced on its own.
A gated custom neighborhood
Sky View Estates is gated, with wide estate lots and custom homes built one at a time. It sits a step apart from the builder subdivisions filling in the rest of the Fields.
Majestic Fields Elementary nearby
The area elementary, Majestic Fields (grades K-5), is a few minutes away at 675 East Majestic Drive inside the Fields. The school run stays south of the river.
Open desert on the doorstep
The estates sit on the east edge of the Fields, where the desert runs toward the Warner Valley dinosaur tracks and the SR-7 Southern Parkway. Few Washington addresses have open land starting right at the end of the street.
Sand Hollow & Quail Creek, ~15 min
Both reservoirs are about fifteen minutes east of the estates. Sand Hollow has warm water and red-sand dunes, while Quail Creek is quieter and better for paddling and fishing.
Telegraph & freeway, still close
For all the open feel, Telegraph Street is roughly eight minutes north, and Interstate 15 at Exit 13, the Washington Parkway interchange, is about ten. Quiet here does not mean cut off.
Every home is priced on its own
Because these are custom homes, there is no repeated floor plan to lean on. Size, lot, pool, and finish set the price of each one, so I price and inspect them one at a time, not from a neighborhood average.

The homes and the land
Homes & lots and Trails & outdoors
Homes & lots
Custom homes, no two the same
Sky View Estates is a custom-home neighborhood, and most online searches lose that. No builder floor plan repeats down the street. Each home on Sky View Lane was built to its owner's plans on a wide estate lot. Most went up from the 2010s into the 2020s, as the Fields filled in. Homes run big, generally from around 4,000 square feet to past 7,000, with the pools, casitas, and shop space that come with that much land.
That is why I never quote a single price and stop. Recent Washington County MLS listings here have generally run from the $800,000s up past $1.5 million, and the range is not random. It follows square footage, lot, the quality of the finishes, and whether the home has a pool or an accessory dwelling (a second, smaller home on the lot). A price-per-square-foot average, the number so many portals lead with, is close to meaningless on custom homes, because the quality of the finishes can differ enormously between two homes.
The estate lots are the other half of the story. Wide ground on the desert slope lets these homes stretch out with detached shops, RV bays, and yards big enough for a real pool. It is also why I look hard at how each lot was graded and where water goes before I get excited about the view.
Buyers should judge each home on its own build, not a neighborhood number. Sellers should do the same before picking which recent sales to compare against. Check everything against the live listings. With so few similar homes, the right two or three sales, adjusted honestly, matter far more than any average.
In a custom neighborhood, the average price tells you almost nothing. The adjustments tell you everything.
Trails & outdoors
Open desert and red rock, right off the edge
The open land is the best outdoor feature here. The Fields run out into desert on the east side, and all of Washington City's recreation is a short drive from there. The list below runs from the doorstep out to the day trips.
Warner Valley & the dinosaur tracks
Head east off the Fields and you reach the open desert of Warner Valley and its dinosaur track site, a real look at prehistory on public land. It is the open country that sits behind the estates.
Virgin River Trail, ~5 min north
The paved Virgin River Trail follows the river along the north edge of the Fields. It is a flat, shaded path for walking and riding, and it links to the wider St. George trail network downstream.
Sand Hollow State Park, ~15 min
Warm-water reservoir, red-sand dunes, and off-highway riding all in one park east of the Fields. It is the usual Saturday on the water for this side of Washington.
Red Cliffs Desert Reserve
North of the river, the Red Cliffs Desert Reserve protects tens of thousands of acres of slickrock and desert habitat. The Grapevine and Cottonwood trailheads are a short drive from the estates.
Farther out, Quail Creek State Park sits north of Sand Hollow, off SR-9 for quieter paddling and fishing. Zion National Park is roughly fifty minutes up SR-9 through Hurricane and La Verkin. The estates are on the open, eastern side of Washington, so those drives start short.
Trail and park details change seasonally. Check the Washington City parks page and the Red Cliffs Desert Reserve site for current conditions. The wider outdoor picture is in the Washington City guide.

Errands, measured in minutes
The open-desert quiet costs you a couple of minutes, and then it is an easy drive up Washington Fields Road to Telegraph, the freeway, and the hospital. Times are measured from near Sky View Lane at Washington Fields Road and 3200 South. From the far east streets, add a couple of minutes.

Schools & education
Schools, by the facts
Sky View Estates is part of the Washington County School District and the Crimson Cliffs group of schools. The area is generally served by Majestic Fields Elementary (grades K-5) at 675 East Majestic Drive inside the Fields. After that come Washington Fields Intermediate (grades 6-7), Crimson Cliffs Middle (grades 8-9), and Crimson Cliffs High (grades 10-12). In Washington County, grades 6-7 go to an intermediate school and grades 8-9 to a middle school, so check which grades each school covers.
Washington Fields has grown fast, and the district has changed which schools serve which streets to keep up. Check the current assignment for any home you are serious about directly with the district, not from a map. GreatSchools and Niche both publish school data you can weigh yourself.
I cover the bigger education picture in the Washington City guide.
Gated on the edge of town
Custom homes on a fast-growing edge
Where Sky View Estates sits is what sets it apart. This is a gated group of large custom homes on the growing edge of Washington Fields, the busiest area of new building in the whole county. To the west, builder subdivisions are filling in fast. To the east, the desert still runs open toward Warner Valley. The estates are a settled, gated neighborhood right where the two meet.
That edge is both a plus and something to watch. The open ground behind you is why the horizon stays wide and the nights stay dark. It is also an area that keeps changing. Washington Fields Road and the roads around it have been under expansion for years. The SR-7 Southern Parkway keeps changing how you get around on the south side. The land east and south of the Fields is exactly where the next round of growth is headed. None of that is a problem, but a smart buyer takes it into account when deciding what to pay.
Out here, I treat what is next door and what is coming as a real part of the decision, not an afterthought. I would rather walk the edges of a neighborhood and read the zoning map than only tour the finished home.
What I check before I call a custom home out here a safe bet
- How the lot was graded on the desert slope, and where water runs off the yard and the open ground around it.
- The pool and mechanical systems on a custom build, since that is where most of the upkeep and cost comes from.
- What the current Washington City zoning and general plan show for the land next door and east of the Fields.
- How the quality of the finishes in this home compares to its price, because on custom homes the gap between two houses can be enormous.
This is general guidance, not a land-use determination. Check any specific property and any nearby plans with Washington City, a qualified inspector, and your own advisors before you rely on it. Sources: recorded plats and Washington City planning materials.
What locals know
The details I would slow down and check
In Sky View Estates the small print matters: the build quality, the lot, the pool, and what is being built next door. These are the four things I would walk a friend through before they get attached to any one custom home out here.
Do not trust price per square foot here
On custom homes that number is misleading. Two homes on Sky View Lane can have very different finishes at the same size. The price comes from adjusting for the differences, not from an average.
The lot and the shop are real value
Estate ground, RV bays, and detached shops count for more out here than they would in a townhome neighborhood. Price the land and the outbuildings, not just the house.
Budget for the pool
A custom pool is a feature and an ongoing cost. I look at its age, its equipment, and its history before I decide whether it is a plus or a big job.
Look at what is coming next door
The open desert east and south of the Fields is where Washington's next building is headed. Check the general plan before you assume today's horizon will stay.

The buyer side and the seller side
Buying in Sky View Estates
Sky View Estates is a gated community out in Washington Fields, the area of newer homes south of the Virgin River. You reach it on Sky View Lane, off Washington Fields Road near 3200 South. Open desert and the Warner Valley country lie to the southeast, and the whole Telegraph and I-15 side of town is a short drive back north.
This is a neighborhood of custom estate homes, not repeated floor plans. Homes here are large one and two-story custom builds on wide lots. Many run from roughly 4,000 square feet to past 7,000, with the pools, casitas, and shop space that come with that much land. I look at each one on its own, because no two were built to the same plans.
Sky View Estates falls in the Washington County School District and the Crimson Cliffs group of schools. The neighborhood is generally served by Majestic Fields Elementary for grades K-5 and Washington Fields Intermediate for grades 6-7. Crimson Cliffs Middle covers grades 8-9, and Crimson Cliffs High covers grades 10-12. The district keeps changing which schools serve which streets as Washington Fields grows, so check the current assignment for any home you are serious about directly with the district.
Yes, and that is part of why the estates sit where they do. The open desert on the east edge of Washington Fields runs toward the Warner Valley dinosaur tracks and the SR-7 Southern Parkway. The Virgin River Trail follows the river a few minutes north, and Sand Hollow and Quail Creek State Parks are a short drive out. You are on the quiet, open side of town with the water and the red rock within easy reach.
This is the upper end of the Washington City market. Because these are large custom homes on estate lots, recent Washington County MLS listings have generally run from the $800,000s up past $1.5 million, depending on size, lot, quality of finishes, and pool. For a citywide comparison, my 2025 market report puts the Washington median sale price at $589,025. Use that as a starting point and check it against the live listings, because few similar homes have sold and every home is priced on its own.
Builder homes repeat the same plans, and a custom home does not, so I slow down on a few things. I check how the lot was graded and where water runs off the desert slope. I check the age and condition of the pool and mechanical systems, and the well or culinary (drinking) water setup. I also check how the quality of the finishes compares to the price. Two homes on Sky View Lane can be priced very differently for reasons you cannot see from the street.

Selling in Sky View Estates
In a custom neighborhood no sale matches your home exactly, so the price depends on adjustments. I start with the closest Washington Fields estate sales, then adjust hard for square footage, lot, pool, casita, and finish. I do not lean on a price-per-foot average, which a custom home will always distort.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Washington listings and on this Sky View Estates page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
Yes, and it is common with homes like these. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
