A newer Visionary Homes community on Washington City's southeast side, built right off Southern Parkway near the Warner Valley Road interchange. It is one of the clearest examples of the new-construction wave along SR-7: single-family homes going up since 2020, a community pool at the center, and a parkway out front that reaches the airport, I-15, and the back way to Sand Hollow without cutting through downtown.

Life on the parkway
New streets on the SR-7 edge.
Warner Gateway is one of the newer names on Washington City's southeast side, tucked off Southern Parkway (SR-7) near the Warner Valley Road interchange. It is a Visionary Homes community, so the streets are new, the curbs are clean, and the whole place reads as one deliberate plan rather than the patchwork of eras you find in the older neighborhoods closer to Telegraph Street.
The parkway is the real story of living here. Southern Parkway loops the south end of the metro, which means you can reach St. George Regional Airport, I-15, and the back way to Sand Hollow without ever driving through downtown Washington. That routing is why so much new construction has landed along SR-7 in the last few years, and Warner Gateway sits right in that band. A community pool anchors the neighborhood, and the desert opens up just past the last row of homes.
I tour it as a build-and-buy-new area, because that is what it still is. In one afternoon you can walk a finished resale, a spec home the builder just completed, and a lot that is still dirt, and those do not price the same way. Understanding that the builder is still selling next door is the single most useful thing you can do before you fall for any one home here.
Neighborhood highlights

Six things make Warner Gateway its own place, and each one is specific: the Southern Parkway on-ramp minutes away, a community pool at the center, an elementary school in the Washington Fields cone, an active Visionary build-out, quick airport access, and a back-road line to Sand Hollow that skips the highway.
Southern Parkway at the door
SR-7 fronts the neighborhood, which is the whole point out here. The George Washington Boulevard interchange, opened in August 2024, links the parkway to I-15 in a few minutes without touching downtown traffic.
A community pool at the center
Warner Gateway is built around a shared pool and spa, a real amenity to have on-site in a desert summer. It is a short walk from most of the interior streets rather than a drive across town.
Majestic Fields Elementary
The neighborhood falls in the Majestic Fields Elementary boundary at 675 Majestic Drive, part of the Washington Fields cone that feeds the Crimson Cliffs secondary schools.
An active Visionary build-out
Visionary Homes is still building here, with plans like the Trudeau, a 2,309-square-foot three-bedroom, dropping brand-new construction into a neighborhood that started only in 2020.
Airport access, ~15 min
St. George Regional Airport (SGU) is reached off the same Southern Parkway in roughly fifteen minutes, a genuine perk for anyone who flies for work and does not want an I-15 slog to catch a plane.
Back way to Sand Hollow, ~20 min
Southern Parkway runs east toward Hurricane, so Sand Hollow State Park sits about twenty minutes out without joining the main highway crowd headed for the reservoir.
Homes & builder
A new build, not an established street.
Warner Gateway is genuinely new, and that is the part most searches get wrong. County records put the bulk of construction from 2020 onward, with an average build year around 2022 and homes still going up. These are Visionary Homes floor plans, single-family and detached, running from roughly 1,650 square feet on the smaller plans up past 2,500 on the larger ones, in single-level and two-story layouts. The median home here is closer to 1,650 square feet, so this is a mid-size community, not a big-lot estate area.
Lots are compact, averaging around a sixth of an acre, which is typical for a planned Southern Parkway community and worth naming plainly. You trade the wide side yards of an older Washington Fields parcel for new construction, a community pool, and a parkway that reaches the airport and I-15 in minutes. Finish levels are current: 9-foot main-floor ceilings, granite in the kitchen and owner's bath, stainless appliances, and smart-home wiring come standard on the Visionary plans.
Pricing sits in the Washington-new-build band. Recent resales have generally run from around $500,000 into the low $700,000s, with a median near the high $600,000s, and new Visionary plans have listed from the low $500,000s depending on size and finish. The Trudeau plan, a 2,309-square-foot three-bedroom, has listed around the low $500,000s as a reference point. Because the builder is still active, a resale is always priced against fresh construction, so I read those two markets side by side.
For buyers, decide early whether you want new from the builder or a resale you can move into now. For sellers, get the comp set right before you name a number. Confirm everything against the live listings, because in a young community the right handful of comparables matters more than any neighborhood average.

Trails & outdoors
Big water and red rock down the parkway.
Warner Gateway's recreation happens offsite, and the Southern Parkway is what makes it easy to reach. From the community pool at the center you are minutes from SR-7, and from there the water, the dunes, and the desert singletrack are a short drive. Here is the honest tiering, from close-in to day trip.
Sand Hollow State Park, ~20 min
Warm blue water against red sand, with boating, fishing, swimming, and miles of OHV dunes at Sand Mountain. Southern Parkway runs east toward it, so you reach the reservoir without the main highway crowd.
Warner Valley dinosaur tracks, ~15 min
Down Warner Valley Road, the BLM's dinosaur track site preserves Jurassic-era footprints in the sandstone. It is a rough dirt-road pullout with no facilities, so bring water and a high-clearance vehicle after rain.
Red Cliffs Desert Reserve, ~20 min
North across town, the Reserve protects red-rock and slickrock country with hiking and mountain biking, and the seasonal waterfall at Red Cliffs Recreation Area is a short hike in once the spring water runs.
Grapevine trails at Washington Fields, ~10 min
Closer in, the Grapevine trail system near the Washington Fields sand dunes offers beginner-to-intermediate mountain biking and hiking on desert singletrack, a quick after-work loop rather than a road trip.

This is the practical answer to how far everything is from Warner Gateway. You are on the southeast edge of Washington off Southern Parkway, which adds a few minutes to daily runs compared to a Telegraph Street address, but the trade is the parkway itself and the space it buys. Times are measured from the neighborhood streets off Southern Parkway near the Warner Valley Road interchange; from the far interior lots, add a minute or two.

Schools & education
Schools, by the facts.
Warner Gateway is part of the Washington County School District. The area is generally served by Majestic Fields Elementary (grades K-5), at 675 Majestic Drive in the Washington Fields area, then the district's Crimson Cliffs cone. Washington County runs an intermediate tier, so students in this cone typically attend Washington Fields Intermediate for grades 6 and 7, then Crimson Cliffs Middle (grades 8-9) and Crimson Cliffs High (grades 10-12).
Washington Fields is one of the fastest-growing parts of the county, and the district adjusts boundaries as new schools open. A 2025 change moved some Washington Fields addresses into the Pine View cone, so confirm the current assignment for any home you are serious about directly with the district rather than guessing from a map. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Higher-ed options, including Utah Tech University, sit about twenty minutes away in St. George.

Buying in a new build
When the builder is still your neighbor.
It is worth saying plainly, because it is the reason this section exists: Warner Gateway is a community you can still buy new in. Visionary Homes is actively building and selling here, which changes the math for buyers and sellers alike. A resale two doors down is competing with a brand-new spec home that carries a builder warranty and, at times, incentives on rate or closing costs. That is not a problem, it just means you have to shop both sides on purpose.
For a buyer, the choice is real: a resale you can move into now, often with landscaping and window coverings already done, versus new construction where you pick finishes but wait on the build and start with a bare yard. Neither is automatically the better deal. I price them against each other, factor in the cost and time to finish a new-build yard, and read the builder's current incentives before I tell you which way the value tips this month.
For a seller, the builder is your competition, so I position your home against the current base pricing on comparable plans, not just against other resales. And because I am dual-licensed, I can compare a builder's in-house financing offer against outside options side by side, so the incentive math is honest rather than whatever the model-home desk is quoting that week.
What I check in a still-selling community
- The builder's current base price and incentives on the plan closest to the resale, so we are comparing like with like.
- What is already done on a resale, landscaping, window coverings, a finished garage, versus the cost to add it to a new build.
- The lot itself, position within the community, how much desert backs up to it, and how the finished streets will fill in around it.
- Any builder financing offer against outside lending, run side by side, so the incentive is measured honestly instead of taken on faith.

Warner Gateway rewards a buyer who reads the small print of a new community: the builder pricing, the lot, the parkway, and the yard that is not done yet. These are the four things I would walk a friend through before they get attached to any one address here.
