The local read

Under $700K takes in new building on rebuilt land

In shortCensus data puts a typical West Valley City home at about $419,100 (U.S. Census ACS 2020-2024), and a budget under $700K sits far above it. That money reaches the townhomes and condos going up on rebuilt land, and it reaches houses too. All of it comes live from the MLS.

The Census says a typical home here is worth about $419,100 (U.S. Census ACS 2020-2024), so under $700K is far above that value. West Valley City has little open land left, and most new building happens on rebuilt sites.

The new-home story is small and specific. Solari Townhomes and Solari Condos, by EDGEhomes, are going up on the old Redwood Drive-In land along Redwood Road, about 3700 to 3800 South. The city council rezoned that land for housing in September 2024. The builder lists townhomes with a clubhouse, a gym, a pool, pickleball courts, and a tot lot, and condos with three bedrooms and a one-car garage.

Online home sites often blur the map. A search for new homes in West Valley City may fold in Magna, Kearns, and West Jordan, so always ask which city an address belongs to. Condo and townhome projects also write their own rules, and those rules can decide whether a unit qualifies for a loan. A pre-approval and a lender's look at the project come first.

More to explore? The West Valley City guide has a section on new construction. If a project catches your eye, send it to me and a partner agent can look into it for you.

What the money buys

What the money buys, hold, stretch, or step down and the towns next door

What the money buys

Under $700K comes in three shapes

Here are three kinds of home to look for. They share a budget, and they raise very different questions.

Townhomes in new projects

Townhomes make up roughly 8% of the homes in the city. New ones go up mostly on rebuilt land, such as Solari Townhomes on Redwood Road. The builder lists a clubhouse, a gym, a pool, pickleball courts, and a tot lot.

The catch: a shared wall, plus the project's own rules. The plus: a clubhouse, a gym and a pool, according to the builder.

Condos in new buildings

The Solari builder lists condos with three bedrooms and a one-car garage. Fairbourne Station, the city center, has only rentals so far. For a condo, a lender studies the whole project before it approves a loan on one unit.

The catch: the project has to pass a lender's review. The plus: a newer building and less yard work.

Homes near the new building

The Solari land sits on Redwood Road, near 3700 to 3800 South. Decker Lake and Redwood Junction, two of the four TRAX Green Line stations in the city, are close to that stretch of the river edge. A home near a station puts the train nearby.

The catch: you should visit at more than one hour and see what sits next door. The plus: the train is close by.

The list for today may lean toward one of these. Check the grid above, or the Homes for Sale page for the whole city.

Buying a home under $700K

A four-step play

A four-step play

How to buy a home under $700K

Start with the money, then the project, then the street. Four steps cover it.

  1. Learn what a lender will approve

Ask for a pre-approval before you tour a new project. A lender can check the project's rules early, and those rules can decide whether a unit qualifies.

  2. Confirm the city and the builder

Ask which city the address is in, and look at homes the builder finished before. Home sites can count Magna, Kearns and West Jordan as West Valley City.

  3. Watch the listings

A saved search in a free account emails you when a new West Valley City home under $700K is listed.

  4. Tour more than once

Visit a rebuilt site at different hours. Walk to the nearest Green Line station and see what sits next door. The buying process and the art of the offer guides cover the paperwork.

Quick answers

Straight answers on homes under $700K

A little. West Valley City has few open lots, so new building happens mostly on rebuilt sites, such as Solari on Redwood Road. The grid above shows what is actually for sale.

Solari Townhomes and Solari Condos are by EDGEhomes, on the old Redwood Drive-In land along Redwood Road, about 3700 to 3800 South. The land had been a vendor market for over 70 years.

Not so far. The homes built at Fairbourne Station, the city center next to City Hall, are rentals, including the 225-unit Residences at Fairbourne Station.

Online home sites often blur the map, so a search may fold in Magna, Kearns, and West Jordan. Ask which city each address is in, and check the school boundary by address.

Yes. The TRAX Green Line runs from West Valley Central to the airport, and four Green Line stations sit inside the city. The MVX bus starts at that same station.

Bring a pre-approval letter and a list of questions. Ask for the project rules, the builder's earlier finished homes, and the school boundary for the address.
