Off-grid means the utility line never reaches the house, so you make, store, and back up every watt yourself. That is a different animal from buying a home that already has panels on the roof, where the grid is still doing the heavy lifting. Utah has the sun for it, but the sun in July is not the problem. The short, cold last week of December is, and that is the week an off-grid system has to be built around. Here is what the setup really involves, what Utah asks of you, and how to tell whether going fully off-grid beats staying on the grid.

What off-grid means


Off-grid, in one breath.

Off-grid means exactly what it sounds like. No power line runs to the house, and no meter ties it to a utility. The home makes its own electricity from solar, stores it in a battery bank, and leans on a generator when the sun and the batteries both run short. Nothing is sent back to a power company, because there is no connection to send it to. You own the whole chain, from the panel on the roof to the last outlet, and you are the one who keeps it running.

That is a different purchase from a home that already has panels and a utility bill. When a house has grid-tied solar, the utility is still doing the heavy lifting: the panels trim the bill, the grid covers the gaps, and the real questions are who owns the panels and how the power company credits what you send back. This page is about the other thing, a property with no utility power at all, where the system is not a bill-saver bolted onto the grid but the only thing between you and a dark, cold house.

The good news is that Utah has the sun for it, and plenty of people live this way, mostly on rural acreage and at the end of long roads where running a power line in would cost a fortune. The catch is that off-grid is an engineering problem before it is a lifestyle, and the number that decides whether it works is not July's sunshine. It is the last week of December. Get that week right and the rest of the year is easy. Get it wrong and you are running a generator in the cold, wondering why the brochure looked so simple.

The system stack


Four parts, one power system.

A true off-grid setup is four systems working together, and a weak link in any one of them shows up as a dark house. Here is what each part does and why it matters.

The solar array

The panels that make the power, mounted on the roof or on a ground rack aimed at the winter sun. On an off-grid property the array is usually larger than a grid-tied one on the same house, because it has to charge the batteries and run the home on short winter days with no grid to fall back on. Ground mounts are common out here, since you can tilt them steeper for December and clear snow off them by hand.

The battery bank

Where the day's power is stored so the house runs after dark and through a cloudy stretch. The batteries are the heart of an off-grid system and usually its single biggest cost. Most permanent installs now use lithium iron phosphate, valued for a long cycle life and steady performance in the cold. You size the bank by how many no-sun days you want it to carry on its own.

The inverter and controller

The electronics that make the system usable. The charge controller manages power from the panels into the batteries, and the inverter turns stored battery power into the ordinary household current your lights and appliances expect. Size the inverter to the largest load you will run at once, like a well pump and an oven together, so the system does not stall when the house asks for a lot.

The backup generator

The insurance policy for the darkest week. When a run of storms keeps the panels from charging the batteries, a propane or diesel generator tops the bank back up. A well-designed off-grid home runs the generator rarely, but on a snowbound December day at elevation it is the difference between a warm house and a cold one, so it belongs in the plan, not tacked on later.

Sizing for winter


Build it for the worst week, not the average.

Utah gets a lot of sun, and that fact fools people into thinking an off-grid system here is easy. The trap is in the word average. A system sized to the yearly average of Utah sunshine will overproduce all summer and leave you short every winter, because the sun that matters for an off-grid home is the sun on the worst days, not the good ones. In December the days are shortest, the sun sits lowest, and a string of gray, snowy days can stretch on. That is the week the batteries have to carry, so that is the week you size the whole system around. Off-grid designers put it plainly: size for the worst month, not the annual average, or you run out of power every January.

Elevation sharpens the point. Much of rural Southern Utah sits high. Cedar City is near 5,800 feet, and plenty of the acreage above it is higher still, which means real winters, heavy snow, and short cold days exactly when you most need power for heat and light. Two things follow. First, panels aimed for summer are aimed wrong for an off-grid home. A steeper winter tilt, roughly your latitude plus fifteen degrees, pushes more production into December and helps snow slide off instead of burying the array. Second, a generator loses power as the air thins, on the order of a few percent for every thousand feet of altitude, so the backup gets sized with headroom rather than to sea-level numbers.

Then you size the storage and the backup to the life you actually live. Battery banks are usually planned for a few days of autonomy, meaning the number of no-sun days the bank can run the house on its own, often three to five days for a home with no generator and two to three when a generator is standing by to fill the gaps. The more honest you are about your real winter loads, the well pump, the heat, the fridge, the workshop, the closer the system lands to right. This is where a good off-grid installer earns the fee, and where trimming the array or the battery bank to save money up front quietly guarantees a generator running in the cold later.

Off the grid, or on it after all?

Before you commit to full off-grid, price the alternative honestly, because sometimes the smarter move is to pay for a power line and stay connected. A grid connection lets a smaller solar system lean on the utility instead of a big battery bank, and in Rocky Mountain Power territory a connected system still earns a credit for the power it sends back, though under the utility's current net billing program, called Schedule 137, that credit sits well below the retail rate and is reset each year (as of September 2026). Systems on the older, closed net metering program keep a better deal, but that door shut to new customers years ago. Going fully off-grid skips the utility altogether, which buys independence and pays for it in batteries, a generator, and a larger array, so it usually costs more up front than a grid-tied system on the same house. That added cost, and the plain fact that a home with no utility power can be harder to appraise and finance, is a talk to have with a lender early rather than at the closing table.

Permits, water, and heat


Off-grid still answers to the county.

A common myth is that off-grid means off the books, beyond permits and inspections. It does not, at least not for a home you actually live in. Off-grid living is legal in Utah, but it is regulated county by county, and a full-time dwelling still needs a county building permit and an electrical permit whether or not it ever touches a utility line. Utah counties build on the International Residential Code and the National Electrical Code, so the panels, the battery bank, and the wiring have to be installed to code and pass the county building department's inspection the same as any house. A few counties or cities also require a connection to a public sewer where one is available, which can rule out true off-grid in those pockets, and the rules genuinely vary, so the first call on any off-grid parcel is the county building department to ask what they require. Confirm it for the specific address rather than trusting the seller or a forum.

Power is only one of the systems a city normally hides, and going off-grid does not solve the others for you. Water still has to come from somewhere, usually a well with its own water right and its own pump that draws on the power you now generate. Heat, off the natural gas main, usually runs on propane or wood, which is a separate delivery and a separate budget from your electricity. One more Utah system deserves its own line: fire. Off-grid homes tend to sit exactly where wildfire risk runs highest, up canyons and out on brushy benches, and a battery bank plus a fuel-fed generator are two things a fire officer will want sited and installed with care. The mistakes that leave you in the dark.

None of these are exotic. They are the ordinary ways an off-grid purchase goes sideways, and every one is avoidable before you buy.

Sizing to summer

The most common and most expensive off-grid mistake is a system sized to Utah's average sun instead of its worst winter week. It looks great in the July demo and leaves you running the generator every January. Ask for the December production numbers, not the annual total, before you trust a system's size.

Assuming off-grid is cheaper

Skipping a utility line sounds like savings, but the batteries, the generator, and the larger array often cost more up front than staying connected would. Off-grid can absolutely pencil out, especially where a line extension is far, but run the real numbers against the grid-tied alternative instead of assuming independence is the cheap option.

Ignoring paperwork and the pump

Buying off-grid on the assumption that permits, water, and heat take care of themselves is how people get surprised. The dwelling still needs permits and inspections, the well pump still needs power you generate, and heat is a separate propane or wood budget. Sort all of it inside your due-diligence window, not after closing.
