Northeast bench toward the canyon

North-central established blocks

Door height and depth: if the third bay is meant for a truck, a trailer, or a small RV, measure the door height and the interior depth on site rather than trusting the listing's bay count alone.

Power and the workbench: check for 240-volt outlets, a sub-panel, and the wall room a real workbench or an EV charger needs. A third bay with no power and no clearance is just parking.

Lot, setback, and the driveway: a wide three-car front means a wide driveway and apron. Confirm the lot can take it and that any RV or trailer you plan to park alongside fits the city's setback and parking rules.

Pressurized irrigation lines: American Fork runs a separate pressurized irrigation system, and on some lots the lines, valves, or a pump sit near the garage or side yard. Know where they are before you plan a slab or an extension.

Era and systems: if the three-car is on an older home via an addition or a detached shop, give the roof, the electrical, and the structure a hard look, and confirm the work was permitted rather than just built.
