Tell me what you are looking for, and I will watch for it
There is only a small group of level lots near the Santa Clara River Reserve, so even in a busy month only a few homes are for sale. When one lists, it shows up on the Ivins homes for sale page.
Mojave Flats is level ground in every sense: single-story homes on flat lots with real room for RV parking or a future shop. The site watches the MLS for you and emails you when one lists. Tell me what parking and outbuildings you need, and I will check that on each one.

Life on the flats
Where the ground stays level
In shortThe lots are generous, with room for RV parking or a workshop, and the reserve trailheads are a quicker trip than the grocery store.
Mojave Flats sits in the southern part of Ivins, on the lower, level ground near the Santa Clara River Reserve. Here the hillside gives way to flat desert floor. The name says it plainly: the Mojave Mesa lots sit right next door on the same level ground. The result is a neighborhood where the yard is flat to the fence line and a backyard plan is a measurement, not an engineering question.
It feels different from the sloped middle of town. The streets are wide and the views run long across open desert. The flat ground gets used, and you can see it everywhere. RVs park alongside the houses, and trucks and trailers sit tucked behind side gates. Now and then a workshop slab goes in without the retaining walls a hillside lot would demand.
What stands out on the flats is the ease of it. There is no hill to climb to get home and no grade to fight in a winter storm. The back patio sits level with the desert it looks across. As the sun drops behind the mountains to the west, the heat breaks and the neighborhood settles into a deep quiet. The reserve trailheads are close enough that an evening walk in the desert is a few minutes away.
Flat-ground highlights
The south side of town has a lot going for it
Six things set this corner of Ivins apart. The lots are truly flat, so a single-level home means no stairs, and there is room for RV parking or a workshop. The Santa Clara River Reserve is minutes away, Snow Canyon is a short drive up Snow Canyon Drive, and few homes are for sale at any one time.
Santa Clara River Reserve, ~5 min
The reserve trailheads sit just south of the neighborhood. The Anasazi Valley petroglyph trail, Cove Wash, and the Gates open onto roughly 6,500 acres of desert trails for bikes and horses.
Snow Canyon State Park, ~12 min
Up Snow Canyon Drive you will find red and white Navajo sandstone, lava tubes, dunes, and trails from easy walks to real scrambles. It is a short drive from the door, and entry takes a day-use fee or a state park pass.
Flat-land freedom
The terrain here is truly flat, so grading, drainage, and how much of the lot you can use are not afterthoughts. Pools, workshops, RV parking, and backyard projects go in without the extra engineering cost of a hillside lot.
Room for the toys
RV parking and extra-deep garage bays are common down here, a natural fit for trucks, trailers, and side-by-sides (off-road utility vehicles). On level ground, parking and turning a rig is simple.
True single-level living
Because the ground is level, a single-level plan here is no-stairs living with no walkout basement (a basement with a door to the yard) underneath. That is harder to find on the sloped ground up the hill.
Few homes for sale, priced by the lot
Few homes sell down here in a given year, and the lot and the flat ground set the price more than the floor plan does. That is why the right three recent sales of similar homes matter more than any average.

Homes & lots
Here, the lot matters more than the floor plan
Mojave Flats is a neighborhood of single-family detached homes, built from about the mid 2000s through the late 2010s in modern Southwest and desert-contemporary styles. You will find single-level ramblers (one-story homes) and some two-story plans, with stucco, stone, and desert-tone details. The common thread is the ground. The lots are flat desert floor, generally quarter-acre to half-acre, so homesites differ less by grade than by how the owner used the level space.
The lots matter most here. On flat ground a single-level home is true no-stairs living, with no walkout basement underneath. That is not always the case on the sloped hillsides elsewhere in Ivins. The flat, buildable space is also why RV parking, the extra-deep garage, and the workshop show up so often. There is room to park a rig and turn it, and a backyard project does not start with retaining walls. A home that has already put that flat ground to work is a different property from a standard plan on the same street.
In Washington County MLS records, detached homes here have generally been priced from the mid $400,000s into the low $700,000s. The larger lots and the homes with RV parking or a workshop sit toward the top. Few homes sell down here in a year, so one high or low sale can pull a neighborhood average far off. That is why I look at the latest sales of similar homes and the homes for sale right now, not one blended number. Before you trust any figure, check it against the live listings.
On the flats, two homes the same size are two different prices the moment you look at what the lot lets you do.
Trails & outdoors
Four ways outdoors, close to home
The big draw of living down here is the access. From Mojave Flats you can be on desert trails along the river, on a petroglyph trail, or inside a state park within fifteen minutes. The Santa Clara River Reserve is right off the south edge of town. Here they are, from closest to a short drive.
Santa Clara River Reserve (easy to moderate)
A few minutes south, the reserve has the Anasazi Valley petroglyph trail, Cove Wash, and the Gates. These are mellow desert miles along the river, good for a morning walk or an after-work ride.
Red Mountain (moderate to hard)
The red wall above town is a real climb. The routes up to the rim and the overlook above Snow Canyon reward the effort with a long valley view across the whole basin.
Snow Canyon State Park (all levels)
Twelve minutes up Snow Canyon Drive, the park packs slickrock (bare sandstone), the lava-tube caves, the Petrified Dunes, and Jenny's Canyon into one compact loop. You can do it in an evening or take a full day.
Gunlock Reservoir (~25 min)
Up Old Highway 91 past the reserve, Gunlock State Park has open water for boating and fishing. Its waterfalls run in years when the spring snowmelt is big.
Farther out, Zion National Park is about an hour east on the freeway. The Pine Valley Recreation Area is closed after the 2025 fire and floods, so for cooler summer air try Kolob Terrace, Cedar Mountain, or Brian Head. The Ivins guide covers the wider outdoor picture for the area.
Trail details come from Utah State Parks, the BLM, and the Santa Clara River Reserve. Check seasonal access and trail conditions before you go.

Schools & education
Schools, by the facts
Mojave Flats is part of the Washington County School District. The neighborhood is generally served by Red Mountain Elementary (grades K-5), which sits inside Ivins at 263 East 200 South. Next come Lava Ridge Intermediate (grades 6-7) in Santa Clara, then Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12) in St. George. Most of Ivins follows the same path through these schools.
Boundaries can shift as Ivins and Santa Clara grow, so check the current school assignment for any home you are serious about with the district itself. Do not guess from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture for the area in the Ivins guide.
Flat lots & room for the toys
What level ground means for a buyer
Mojave Flats differs from the sloped ground up the hill in one big way: the ground is flat. Most of Ivins sits on grade, where a single-level home can hide a walkout basement and any backyard plan starts with digging, filling, and retaining walls. Down here the lots are level desert floor, so single-level really means no stairs, and the yard is usable corner to corner without an engineer.
That level ground is hard to beat. It is why RV parking, the extra-deep garage, and the workshop slab show up so often. There is room to park a rig and turn it without a steep approach. A pool dig or a shop build goes in without the extra grading cost of a hillside lot.
The flat lot still deserves a real look, though, because ground that is level can also pond (hold standing water). I want to know how a lot drains in a hard desert storm and where water goes off the slab. None of that is a problem on a well-built home, but I want to understand it on a specific property before I call it a good buy.
On the flats, I look at the lot and what it lets you do as part of the value, not just the house that sits on it.
What I check before I call a flat-lot home a good buy
- Whether the single-level plan is truly no-stairs, or whether a second story was added later. On flat ground, the front look of the house alone will not tell you.
- The RV parking and the side-yard access on the lot itself: the parking width, the gate and turning room, and whether a rig really fits the space as built.
- How the level lot sheds water, including the grade away from the slab and any sign of ponding, since flat ground can hold runoff in a hard storm.
- How close the lot is to the river and the reserve. That helps with trail access at the door, but check how close the home sits to the wash (a dry streambed that can flood in storms).
This is general guidance, not an engineering or inspection report. Confirm any specific property with a qualified inspector and the relevant professionals before you rely on it. Sources: the county's online map records and recorded lot maps, and the BLM Santa Clara River Reserve.
What locals know
The details I would check first
Before you fall for one home, look at what the lot lets you do, whether your rig fits, and the drive to town. I would walk a friend through these four points before they get attached to any one address down here.
The lot sets the price
Two homes the same size are not the same home if one has a flat, usable yard with RV parking and the other does not. Look at what the lot lets you do first.
Confirm the rig actually fits
RV parking varies. Measure the parking width, the gate, and the turning room against your trailer before you assume the space works, not after.
Budget the drive, not just the house
The outdoors is at the door, but the grocery run is east toward Santa Clara. Drive the errand loop at your real times before you commit to the south side.
Having few homes for sale cuts both ways
Few homes list down here, so you may wait a while for the right one, and an old sale can point to the wrong price. I price off the latest sales and the homes for sale right now, not an old average.

Buying in Mojave Flats
Mojave Flats is in the southern part of Ivins, on flat ground near the Santa Clara River Reserve. It sits just off Old Highway 91 from Santa Clara and is one of the Mojave-named neighborhoods on this side of town. Because it is on level ground, the reserve trailheads, town, and the drive east toward Santa Clara are all a short distance away.
Mostly single-family detached homes on quarter-acre to half-acre lots, in modern Southwest and desert-contemporary styles, built from about the mid 2000s through the late 2010s. Because the ground is truly flat, single-level living here is true single-level, with no walkout basement (a basement with a door to the yard) underneath. Many lots carry RV parking or extra-deep garage bays for trucks and toys. You will find single-level ramblers (one-story homes) and some two-story plans, but the flat lot is the common thread.
Mojave Flats is part of the Washington County School District. Homes here are generally served by Red Mountain Elementary (grades K-5) inside Ivins. After that come Lava Ridge Intermediate (grades 6-7) in Santa Clara, and then Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12) in St. George. Boundaries can shift as Ivins and Santa Clara grow, so check the current assignment for any home you are serious about with the district.
Yes, and that is a big part of the draw down here. The Santa Clara River Reserve, with the Anasazi Valley petroglyph trail, Cove Wash, and the Gates trailheads, is a few minutes from the neighborhood. The Snow Canyon State Park entrance is roughly twelve minutes up Snow Canyon Drive. From a south-Ivins home, you can be on a desert trail faster than you can reach a full grocery store.
In Washington County MLS records, detached homes in Mojave Flats have generally sold from the mid $400,000s into the low $700,000s. The larger lots and the homes that carry RV parking or a workshop push toward the top. Use that as a starting point and check it against the live listings. So few homes sell in south Ivins that a single sale can move the average. For a citywide check, my 2025 market report puts the Ivins median sale price at $721,500.
Most of Ivins sits on sloped hillside ground. There, a single-level home can hide a walkout basement (a basement with a door to the yard), and a backyard project means grading and retaining walls. Mojave Flats is the exception. The lots are level desert floor, so single-level really means no stairs. A pool dig, a workshop slab, or RV parking goes in without the extra engineering cost of a hillside lot. That flat, buildable ground is what sets the neighborhood apart.

Selling in Mojave Flats
Price on the lot and what the flat ground lets a buyer do, not just the floor plan. In south Ivins, what counts most is a true no-stairs single-level plan on a larger flat lot. That is even more true with RV parking, a workshop, or room for a pool. Get the right three recent sales of similar homes and separate the true flat-lot advantages from a standard plan. That is how you get an honest price.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Ivins listings and on this Mojave Flats page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
I start with recent MLS sales and current listings of similar homes inside Mojave Flats and the nearby south-Ivins streets. Then I adjust for lot size, the RV parking or workshop, build age, and how nice the finishes are. I also check whether the home is true single-level on the flat. Few homes are for sale down here, so I lean on the latest sales and the homes for sale right now, not a stale neighborhood average.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
