This is a small attached community, built mostly between 2003 and 2007. Only a handful of homes come up for sale in a year, so an empty page is normal. When one lists, it shows up on the Ivins homes for sale page.

An attached home on Snow Canyon Drive puts the park entrance two minutes away, and homes between 1,900 and 2,800 square feet give you real choice when one lists. The site watches the MLS for you and emails you when one lists.

The area

Life near the canyon and Highlights near the park

Life near the canyon

The canyon is a short drive north

In shortThe road runs straight toward the park entrance, and red rock fills the windshield on the way home. It is one of the easiest ways to live a few minutes from Snow Canyon without a big yard to keep.

Springs at Snow Canyon sits right on Snow Canyon Drive, the road that leads out of central Ivins and up to the state park gate. The spot is the whole point. This is the same road everyone uses to reach the park, so the trailheads, the scenic drive and the red rock are minutes away, not a planned outing.

The community was built for easier upkeep. The homes are attached and the yards are small, so you spend less time behind a mower and more time on the trail or away on a trip. You can leave one for a few weeks with little upkeep, and you do not have a half-acre of desert to keep alive in the summer sun. That is the appeal.

Summers are hot here, as they are everywhere in Washington County. A smaller, attached home is quicker to cool and simpler to close up when you head out of town. That makes it a practical setup for this climate.

Highlights near the park

A simpler way to live by the park

Six things set Springs at Snow Canyon apart. The park gate is minutes up the road, and the attached homes are easy to leave. Outdoor upkeep is light, and the homes are an early-2000s desert build with red rock behind them. Few homes are for sale at any one time.

Snow Canyon State Park, ~2 min

The park entrance is on the same road, at 1002 Snow Canyon Drive. Inside are red and white Navajo sandstone, the lava tubes, the Petrified Dunes and Jenny's Canyon, all a short drive from your door.

Attached homes, easy to leave

The homes are attached, with small yards. That means less outdoor upkeep and a home that is simple to close up and leave when you travel.

Lighter outdoor upkeep

Smaller yards in xeriscaped desert (desert plants, little water) mean less to mow and water than a standalone lot. That helps if you travel or split your time between places.

Early-2000s desert build

The community went up between about 2003 and 2007. Stucco and tile-roof exteriors are common, and so are the single-level and two-story floor plans typical of that era in Ivins.

Red rock on the drive home

The drive home runs toward the canyon, so the red and white sandstone of Snow Canyon is the daily view, not a weekend trip.

Few homes, priced by condition

Few homes sell here in a year, and the condition inside sets the price more than the address does. That is why the right recent sales matter more than any average.

The homes and the land

Homes & layouts and Snow Canyon & trails

Homes & layouts

Built for lower upkeep

Springs at Snow Canyon is a community of attached homes (homes that share walls), built from about 2003 to 2007 and designed for easy living. They are attached, not large detached lots, in single-level and two-story layouts. Floor plans run from about 1,900 to 2,800 square feet, with two to four bedrooms. Exteriors have the stucco and tile-roof desert look common to this era in Ivins.

Because the homes are attached and the yards are small, upkeep is lighter than in a standalone house. That is the main draw of this kind of home: more time at the park or away traveling, and less time on outdoor work in the summer heat. The trade for the smaller size is a home that is simpler to manage and to close up.

One note about attached homes from the early 2000s: layouts and finishes vary from unit to unit, and some have been updated while others are close to original. Walk a few before you decide what you want. Look closely at the parts you cannot change, like how the floor plan flows, how the shared wall is built, and which direction the main living space faces. Check everything against the live listings before you trust a figure.

Here the draw is not the lot. It is how little the lot asks of you.
Home types Attached homes
Build era Roughly 2003 to 2007
Layouts Single-level and two-story
Sizes ~1,900 to 2,800 sq ft, 2 to 4 beds
Exteriors Stucco, tile roofs, desert palette
Watch for Updated or original interiors

Snow Canyon & trails

Minutes to the trailhead

The reason to live on this road is the access. From the Springs you can be at the Snow Canyon gate in minutes. The Red Mountain wall is to the north, and the Santa Clara River Reserve is a short drive south. The list runs from the park up the road to a longer outing.

Snow Canyon State Park (all levels)

Minutes up the drive, the park holds the Lava Flow Trail and its lava-tube caves, the Petrified Dunes and Jenny's Canyon in a compact loop. You can do it in an evening or take a full day.

Whiptail paved trail (easy)

The Whiptail Trail is paved through much of Snow Canyon. It is an easy out-and-back that works for a stroller, a bike or a morning walk without leaving the pavement.

Red Mountain (moderate to hard)

The wall north of the community is the Red Mountain plateau. Routes up to the rim and the overlook above Snow Canyon are a real climb, with a long valley view as the payoff.

Santa Clara River Reserve (easy to moderate)

A short drive south, the reserve covers about 6,500 acres of desert trails for bikes, walkers and horses, plus the Anasazi Valley petroglyph trail. These are mellow miles for a morning walk or an after-work ride.

Farther away, Zion National Park is about an hour east on the freeway. The Pine Valley Recreation Area is closed after the 2025 fire and floods, so for cooler summer air try Kolob Terrace, Cedar Mountain, or Brian Head. The Ivins guide covers the wider outdoor picture for the area.

Trail details come from Utah State Parks, the Bureau of Land Management (BLM), and the Santa Clara River Reserve. Confirm seasonal access and trail conditions before you go.

Schools & education

Schools, by the facts

Springs at Snow Canyon is part of the Washington County School District. The community is generally served by Red Mountain Elementary (grades K-5), which sits inside Ivins at 263 East 200 South. Students then go on to Lava Ridge Intermediate (grades 6-7) in Santa Clara. After that come Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12), both in St. George. Most of Ivins is served by the same schools.

Boundaries can shift as Ivins and Santa Clara grow. Ask the district directly for the current assignment on any home you are serious about, and do not guess from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

I cover the bigger education picture for the area in the Ivins guide.

Attached homes by the park

Attached homes, right by the canyon

Much of Ivins is detached custom homes on their own lots, where the yard and the landscape are yours to keep. The Springs is different. The homes share walls and the yards are small by design, so upkeep is lighter and the home is simple to close up and leave. In a desert town with long summers, that is a real and specific kind of home.

The lighter upkeep comes from the homes themselves. Smaller yards in xeriscaped desert mean less to mow and water, and a shared wall means fewer outside surfaces to look after on your own. The appeal is the home, not a promise about who lives here.

A buyer asks different questions about an attached home than about a detached one. Before I call any unit a good buy, I slow down on a few specific things.

What I check before I call an attached home a good buy

  • The shared-wall construction: how the unit is separated from its neighbors for sound and fire, and how the wall looks on a walkthrough.
  • The age of the systems on a 2003 to 2007 home. The roof, HVAC (heating and cooling) and water heater are now reaching the age where replacing them is a real cost to plan for.
  • The interior condition and updates, because in a small community two listings at a similar price can be in very different shape inside.
  • How attached homes sell compared with the detached custom homes nearby, so the price you pay is judged against the right sales, not the wrong ones.

This is general guidance, not an engineering or inspection report. Confirm any specific property with a qualified inspector and the relevant professionals before you rely on it. Sources: the Washington County MLS, Washington County GIS, and recorded plats.

What locals know

Notes from the canyon road

No listing photo tells you this part. After more than 20 years living in Utah, here are the four things I would walk a friend through before they get attached to any one address out here.

Easy to close up and leave

An attached home with a small yard is far easier to close up for a month than a detached house with a desert landscape to keep alive. If you are away often, that is the whole value here.

The park fills up on weekends

Saturday mornings from spring through fall, the Snow Canyon entrance has a line early. Living minutes away means you go at 7 AM or 5 PM and skip the crowd entirely.

Updates vary unit to unit

These homes are roughly twenty years old now. Some have been remodeled and some are close to original, so two listings at a similar price can be in very different shape inside. Tour before you judge by the number.

Few homes are for sale

This is a small attached community, so only a handful of homes change hands in a given year. If a layout you like comes up, it may be a while before the next one.

Buy or sell here

The buyer side and the seller side

Buying in Springs at Snow Canyon

Springs at Snow Canyon is on the north side of Ivins, right on Snow Canyon Drive. That road runs straight toward the entrance of Snow Canyon State Park. The community is set into the red rock and desert landscape along this road, with the park gate just up the road. The rest of Ivins and neighboring Santa Clara are a few minutes south and west.

Springs at Snow Canyon is a community of attached homes (homes that share walls), built between about 2003 and 2007. Floor plans run from about 1,900 to 2,800 square feet with two to four bedrooms, in single-level and two-story layouts, with stucco and tile-roof desert exteriors. The homes are attached and the yards are small, so you get less outdoor upkeep and a home that is easy to close up when you travel.

Springs at Snow Canyon is part of the Washington County School District, generally served by Red Mountain Elementary (grades K-5) inside Ivins. Students then go on to Lava Ridge Intermediate (grades 6-7) in Santa Clara. After that come Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12), both in St. George. Boundaries can shift as Ivins and Santa Clara grow. Ask the district directly for the current assignment on any home you are serious about.

Very close, and that is the point of this address. The community is on Snow Canyon Drive, the same road the park entrance is on, so you can be at the gate in roughly four to five minutes. The Lava Flow Trail, the Petrified Dunes, Jenny's Canyon and the paved Whiptail Trail are all within minutes of the door, closer than the grocery store.

In Washington County MLS records, attached homes in Springs at Snow Canyon have generally sold from the mid $400,000s up into the high $600,000s. The larger floor plans and the updated interiors are at the top of that range. Few homes are for sale at one time in a small attached community, and prices change with the market. Use that as a starting point, and ask me for current numbers before you lean on it. For a citywide number, my 2025 market report puts the Ivins median sale price at $721,500.

Because of what the home asks of you, not just where it sits. Attached homes have less yard than a standalone house, so there is less outdoor upkeep and the home is simple to close up and leave for a trip. Paired with park access at the door, that is the draw out here. As a buyer I still look at the shared-wall construction and the systems on these 2003 to 2007 homes before I call any one unit a good buy.

Selling in Springs at Snow Canyon

Lead with what this address offers: the minutes to the park gate and the lower-upkeep format that is easy to leave. In a small attached community, the condition inside is the other big factor. These homes are roughly twenty years old now, and some are updated while others are close to original. Use the right recent sales of similar homes, keep the updated units apart from the original ones, and the price comes out honest.

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Ivins listings and on this Springs at Snow Canyon page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.

I start with recent MLS sales and current listings inside Springs at Snow Canyon and the nearby Snow Canyon Drive attached communities. Then I adjust for the floor plan, the interior condition and updates, and how recently a similar unit sold. Few homes are for sale at one time in a small attached community, so I go by the latest sales and the homes for sale right now, not an old neighborhood average.
