The local read
Under $600K is where updates and newer streets come in
In shortThe Census ACS 2020-2024 puts the typical North Ogden home at about $476,600, so a $600K cap leaves about $123,400 of room above it. That room buys updated older homes and newer detached homes. The MLS feeds the list, and it runs from high price to low.
A $600K cap sits about $123,400 above the Census typical value of $476,600 (ACS 2020-2024). That gap is room for a house that has had work done, or one built on a newer street. Fixer homes are rare at this cap.
Two kinds of homes lead. The first is an older Southtown house with a new kitchen, roof or furnace. The second is a detached home on a newer street, such as the subdivisions on the last farm parcels around 2100 North. About 41 percent of North Ogden homes were built in 2000 or later, so newer streets are a big part of town. A few listings sit in Coldwater on the east side, where lots start near 8,000 square feet and farm ground is still close.
Get a pre-approval before you tour, so you know where your cap really sits. Then a partner agent in Weber County can show you the homes and write the offer.

Stretch math
One step up
under $700K swaps a search for updates for a search for size. You move toward big floor plans with five or more bedrooms.
One step down
under $500K costs less and leans to older ramblers, fixers and townhomes.
Either way
Pick the one thing you will not give up, such as a newer roof or a bigger lot, and let that choose the page.

What the money buys

What the money buys
Under $600K comes in three shapes
The $600K cap fits three kinds of homes. Updated Southtown houses are the first. Newer detached homes near 2100 North are the second. The third is a regular lot in Coldwater, where the farm side of town begins. Choose the one that matters most to you.
Updated Southtown houses
Older detached houses on the lowest ground in town, by 1900 North and Washington Boulevard, with a new kitchen, a new roof or a new furnace. Lots start near 8,000 square feet, and shops line the boulevard close by.
The cost: an older house under the new parts. What it buys: a full lot and fewer projects waiting.
Newer streets near 2100 North
Detached homes built in the last couple of decades on the farm parcels around 2100 North, south and east of the center. Their roofs, furnaces and water heaters have fewer years on them.
The catch: little shade yet. The upside: a recent build year and fewer repairs soon.
Coldwater homes on regular lots
Coldwater is the east side of town, the most farm-like part, with old barns and crops still around. Lots start near 8,000 square feet, with larger farm lots mixed in.
The catch: county parcels sit among the city lots, so ask if the address is inside the city. The upside: the Pioneer Trailhead sits at the east edge.

How to shop the $600K cap
More of the homes here have already had work done, so your job shifts. You are checking what was updated and how well, and you are sizing up streets.
Get a pre-approval letter
A pre-approval tells you where your cap really sits. Have it ready before you book showings.
List what you must have
A newer roof, a certain lot size, a quiet street. Two or three items are enough to sort a list that has updated and newer homes in it.
Watch for new listings
A free account can email you when a matching home is listed. Then you can look the same day if you want.
Ask what was updated
For each updated home, ask what was done, when, and who did it. Then read the buying process and how to make an offer before you write an offer.
Quick answers
Under $600K in North Ogden, answered
Updated older houses in Southtown, newer detached homes near 2100 North, and some homes in Coldwater. Open the live listings above to see today's list.
About $123,400. The Census ACS 2020-2024 puts the typical North Ogden home at about $476,600, and that figure comes from what owners say their homes are worth.
Southtown is the south end of the city, by 1900 North and Washington Boulevard, and it is the lowest ground in town. Lots start near 8,000 square feet, and Green Acres School is on 1900 North.
Neither is better for everyone. A newer detached home has younger systems, and an updated older home often has bigger trees and a settled street. Tour one of each on the same day and compare.
Some plans are on file, but a plan is not a permit. The city's 2026 agendas named requests for 72 lots and 59 lots near 2100 North, and an agenda shows a request, not an approval. Check a lot's zone and plat before you count on a neighbor.
Ask what was updated, who did the work and when, and ask to see the records. Then have an inspector look at the parts you cannot see, and ask the age of the roof and furnace.
