The local read
Under $500K is the lowest price page in North Ogden
In shortOwners put the typical North Ogden home at about $476,600 (Census ACS 2020-2024), so that value falls inside this page. It is the lowest price page in town, with older ramblers near Washington Boulevard, homes that need work, and townhomes. The list below comes from the MLS and shows the newest homes first.
Start with the number. Census ACS 2020-2024 data shows a typical North Ogden home value of about $476,600. That is what owners say their homes are worth, not what they sold for. So this page holds the typical value and everything below it, and no North Ogden price page sits lower.
Most of what you will find here is older. Ramblers from the 1950s to the 1970s sit near Washington Boulevard, many on lots of about 8,000 square feet in the Old Town grid. Some have new kitchens or roofs, and others wait for the next owner. Townhomes fill out the list. They are a small share of a town where about 86 percent of homes are single-family houses.
Before you tour, get a pre-approval. It tells you what you can spend, so you can act when a fit lists. A partner agent in Weber County then shows you the homes and writes the offer with you.
Want to compare? The under $600K page is one step up and adds updated and newer homes. The North Ogden guide has the full town picture. Or tell me what you need and I will take it from there.

One step up
under $600K adds homes that were updated or built more recently. You give up a little of the low price and take on less work.
The lowest page
No price page sits below this one, so the choice here is about condition and kind of home. Pick between a rambler that is ready, one that needs work, or a townhome.
Either way
Let the price be a rough guide, not a rule. Send me what you cannot live without, and we will see which page fits.

What the money buys

What the money buys
Under $500K comes in three shapes
Under $500K breaks into three kinds of homes. Older ramblers are most of the list. Homes that need work are priced for the work ahead. Townhomes are the one attached choice. Knowing the kind you want makes the search shorter.
Ramblers near Washington Boulevard
One-level homes from the 1950s to the 1970s, many on lots of about 8,000 square feet in the Old Town grid. Some have been kept up and updated, and some still have their original kitchens and baths.
The downside: an older house with older systems. What you get: a detached home on its own lot.
Ramblers that need work
Older homes priced for the work ahead, from a tired kitchen to wiring, plumbing, the sewer line or the roof. Photos rarely show a sewer line, so plan on a full inspection.
The cost: inspection time and a repair budget. What it buys: a detached house on a full lot at some of the lowest asking prices in town.
Townhomes
Attached homes share a wall. About 6 percent of North Ogden homes are attached, so townhomes are a small slice of the list. Ask what the recorded CC&Rs say, because those rules can change a loan.
The catch: a shared wall and less yard. The upside: less outdoor space to look after.
The mix changes every week. The Homes for Sale page shows what is listed today.

What each price range buys
Here is how the next two price pages differ from this one. The left-hand column is where you are now.
| Comparison point | Under $500K This page | Under $600K | Under $700K |
|---|---|---|---|
| Typical home shape | Older ramblers, fixers, townhomes | Updated older homes, newer detached | Big newer homes, one-level plans |
| What you usually give up | Updates and newer systems | Some of the lower price | More money for room |
| What you usually gain | Some of the lowest asking prices | Less work after you move in | More bedrooms to choose from |
| Where you usually buy | Old Town, near Washington Boulevard | Newer streets near 2100 North | Newer streets and Old Town renovations |
| What to check first | Roof, wiring, sewer line | What was updated, and when | Bedroom count, permits |
A price page is just the first filter. When two columns both sound right, tell me what you would give up last and I will point you to one.

How to approach the lowest price page
A four-step play
A four-step play
How to approach the lowest price page
At this level the listing is only half the work. The other half is deciding how much repair you will take on and who checks the house before you offer.
Get pre-approved first
A pre-approval letter shows what you can spend. Get it before you tour, not after you fall for a house.
Choose how big a project you will take on
Pick a ready rambler, a fixer, or a townhome. That one choice shapes the search more than any filter does.
Turn on new-listing alerts
Keep this search in a free account. An email arrives when a matching home lists, so you do not have to refresh the page.
Have the house checked
On an older rambler, ask the inspector to look hard at the wiring, plumbing, sewer line and roof. For help with the rest, read the buying process and how to make an offer.
Quick answers
Under $500K in North Ogden, answered
Mostly older ramblers, homes that need work, and townhomes. Ramblers from the 1950s to the 1970s sit near Washington Boulevard, and townhomes are a small share of the town. What is listed changes by the week, so check the live listings above.
Yes. The U.S. Census puts the typical North Ogden home at about $476,600 (ACS 2020-2024), which is under this page's cap. That figure is what owners say their homes are worth, not a sale price.
Yes, plan on a full inspection. Older ramblers can need work on the wiring, plumbing, sewer line or roof, so ask the inspector to look at each one. A repair budget set before you offer keeps surprises small.
Ask what the recorded CC&Rs say. Those rules cover what you can do with the home, and they can change a loan. A lender can tell you early whether the project is one they will finance.
Yes, most of the detached homes here are older one-level ramblers, though many have a basement, so stairs may still be part of the plan. The single-story homes page shows only the one-level ones.
Get pre-approved and decide how much work you will take on. Then tell me what you want, and I will connect you with a partner agent in Weber County who sets up the showings.
