Under $1.25M reaches the east foothills
In shortUnder $1.25M reaches the east edge of Salem, where the Wasatch foothills begin. Census data (ACS 2020-2024) puts the typical Salem home near $605,700, so this cap is about double that. Prices run high to low, and the feed is live from the MLS.
A $1.25M cap is roughly double the Salem typical home value of about $605,700 (Census ACS 2020-2024). At this level, where a home sits matters as much as what it has, and the east foothill edge is the place to learn.
Skyhawk Knoll, Foothill Meadows, Foothill Ridge and Viridian sit on the east edge, at about 4,650 to 4,730 feet. The Viridian homes date from 2024. The city plan says building gets harder toward the east, because the ground rises and the slopes steepen.
The plan calls some of that land challenging, with slopes over 30%. It asks owners there to clear plants around the house, which is called defensible space. A geotechnical report, which tests the ground under a building site, is worth asking for on any hillside lot.
The Wasatch fault also has mapped traces on the foothill land, and the nearest is about 2 miles from City Hall. On either side of this page, under $1M stays on the south side, and under $1.5M adds acre-plus lots. The Salem guide covers the whole town, and a message to me gets you to a Utah County partner agent.

A $1.25M cap takes in the typical Salem home value of ~$605,700. Left to right, the bar goes from Salem's first price page to its last. This page is the gold stretch, and the pin is the typical home value.

What the money buys

What the money buys
Under $1.25M comes in three shapes
Homes on the east edge fill most of this page. The three kinds below differ mostly in age and in the ground they sit on.
Established foothill streets
Skyhawk Knoll, Foothill Meadows and Foothill Ridge, along the east edge at about 4,650 to 4,730 feet. Lots rise with the hill, so each one needs its own look.
The catch: steeper ground to check. The upside: the closest homes to the Wasatch foothills.
Viridian homes from 2024
The Viridian homes date from 2024, the newest homes on the east edge. Ask whether the lot sits in a public infrastructure district, which can add its own line to the tax bill.
The catch: a possible extra line on the tax bill. The upside: a home from 2024.
Homes beside open hillside
Houses on the edge of the foothills, where plants should be cleared around the home. Ask what the owner has done and what the city expects.
The catch: yard work to keep plants back. What you get: an edge-of-town spot next to open hillside.
If the kind you want is missing here, check the Homes for Sale page. It lists all of Salem.

What each price range buys
Moving up a page here changes the ground you buy on, not only the size of the home. Look at the middle for this page.
| Comparison point | Under $1M | Under $1.25M This page | Under $1.5M |
|---|---|---|---|
| Typical homes | South-side plats, updated older houses | Foothill streets and Viridian homes | Larger lots, some an acre or more |
| What you trade | The foothill setting | Flat, easy ground | More cap again |
| What you get | Third-acre lots | Hillside land by the foothills | Room around the house |
| Where to look | The south-side plats | Skyhawk Knoll, Foothill Meadows, Foothill Ridge and Viridian | Lots on the middle ring and beyond |
| What to check first | The slope of the lot | The ground report, the fault map and the tax area | Canal easements and the water meter |
Use the table to narrow the field, then send me the details. A partner agent can tell you which row matters most.

How to shop the foothill edge
Most of the work on this page is checking the ground, so these steps go in the order you would check it.
Look up the address on the fault map
The Wasatch fault has mapped traces on the foothill land east and southeast of the built streets. The nearest is about 2 miles from City Hall, so check each address on the state map.
Ask for a ground report
A geotechnical report tests the ground under a building site. Ask for one on any hillside lot, and read what it says about the slope.
Ask about defensible space
The city plan asks owners on the east side to clear plants around their homes. Ask what has been done, and what the city expects next.
Check the tax area
Some newer plats sit in a public infrastructure district, which builds roads and pipes and can add a line to the tax bill. Ask for the parcel's tax area, and read the buying process and the art of the offer.
