The local read
Over $1.5M is the top page in Salem
In shortOver $1.5M is the top price page in Salem. Census data (ACS 2020-2024) puts the typical Salem home near $605,700, so these listings run well past it. Homes are sorted high to low and fed live from the MLS.
A price over $1.5M is more than double the Salem typical home value of about $605,700 (Census ACS 2020-2024). That value is a middle point from Census surveys, not a sale price, so it says little about any one home on this page.
Price does not tie these homes to one place. A listing may sit on the south side, the east edge or the middle ring, and the pages below this one describe what each part of town is like. Each home here is judged on its own lot, its build and its setting.
With a price this high, few similar homes may have sold nearby. That leaves little to compare against, so ask the listing agent how the number was set. A partner agent can pull recent Salem sales to put beside it.
Want the pages just below? Under $1.5M is where acre-plus lots begin, and under $1.25M is the east foothills. The Salem guide covers the whole town, and a short note to me introduces you to a Utah County partner agent.

The top
This is Salem's last price page, so nothing sits higher. Your search here turns on the lot, the build and the setting.
One step down
Under $1.5M has the acre-plus lots and the water and canal checks that go with them.
Either way
A cap is not a rule. Tell me what the home must do, and I will ask a partner agent whether it lives here or a page below.

What the money buys
Over $1.5M comes in three shapes
Price puts a Salem home on this page, but it does not make every home one kind. These are the three ways listings here tend to differ.
Homes built to a custom plan
Houses designed around one owner's list, with their own floor plans and extras. No two are alike, so each one needs its own look.
The catch: no close match to compare it with. What it buys: a home built around specific priorities.
The largest parcels
Parcels where the land is most of what you pay for. The Under $1.5M page covers the water lines and canal easements that apply here too.
The catch: more land to water and keep up. The upside: privacy and use of the land.
View homes
Listings on the south side that face Loafer Mountain, where the view is a large part of the price.
The catch: a price that rests on a view, which is hard to measure. The upside: a setting no remodel can add.
Only a handful may be listed in each group at a time. The Homes for Sale page shows the full Salem market.

What each price range buys
Past a point, price stops sorting homes by size and starts sorting them by setting. You are reading the rightmost column.
| Comparison point | Under $1.25M | Under $1.5M | Over $1.5M This page |
|---|---|---|---|
| Typical homes | Foothill streets and Viridian homes | Acre-plus lots and big yards | Custom plans, large parcels and view homes |
| What you trade | The bigger parcels | A higher cap | Fewer homes to compare against |
| What you get | Hillside land | Land and water to manage | One-of-a-kind homes |
| Where to look | The east edge | The middle ring first | Anywhere in Salem |
| What to check first | Slope and the ground report | Water lines and canal easements | Proof of funds, plus how the number was set |
Tell me what the home must do, such as hold a view or a large yard. A partner agent can say where to watch.
The towns next door
What does over $1.5M buy in the towns next door?
Towns near Salem list homes at the top of their markets too. The chart shows where over $1.5M lines up in the four nearest, and each bar opens that town's page.
A gold line on each bar marks where Over $1.5M starts.
Each bar uses the number from that town's own page, with its source. Drive times come from the Utah drive times tool.

How to shop the top of the market
At the top, money and proof come first. These steps follow the order a seller and a lender will ask.
Line up proof of funds
Sellers expect a buyer who is ready. Proof of funds is a statement that shows the money you can use. Bring it along with a lender's letter if you are borrowing.
Ask how the price was set
Few similar homes may have sold nearby, so ask the listing agent how the price was set. Ask a partner agent to pull recent Salem sales as well.
Ask how the home will be taxed
Only 55% of a primary home's value is taxed in Utah, but a second home or nightly rental is taxed on all of it. From January 1, 2027, a new owner must apply for the primary home break. This is general information, not tax advice.
Tour with a partner agent
A partner agent in Utah County walks you through the tours and the offer. Read the buying process and the art of the offer for the full detail.
