Life in the community

What a day here looks like.

Morning at Blackhawk Townhomes starts without a yard to mow. The exterior and common-area landscaping are handled, so your Saturday looks different here than it does a few streets over in a single-family subdivision. You grab coffee, you walk or drive to the Cove Wash trailhead six minutes away, and the Barrel Roll singletrack puts you in the dirt before the workday starts. Or you skip the trail and head to Harmons on Pioneer Parkway, four minutes from the curb, for a full grocery run before the St. George traffic builds.

Midday stays practical. Pioneer Parkway carries your pharmacy, hardware, and lunch stops without touching the St. George loop. The townhome format means you share walls, but the trade is a lower price point and a weekend that is not spoken for by exterior upkeep. For the right buyer, that math works.

Evening hits the private patio. Even a small courtyard or fenced patio in a townhome gives you outdoor space without the maintenance commitment. The west metro cools quickly at Santa Clara's elevation, and Snow Canyon catches the last light about ten minutes up the road. Summer nights here are what the covered patio was built for.

The Blackhawk difference

The highlight reel, all within minutes.

Low-maintenance living

Exterior maintenance and common-area landscaping are handled. You trade the detached yard for a weekend that is yours, which is the whole point of the townhome format.

Santa Clara River Reserve

6,500 acres of BLM preserve six minutes away. The Cove Wash trailhead delivers mountain biking, hiking, and the Tempi'po'op petroglyph trail.

Snow Canyon State Park

About ten minutes north through Ivins: petrified dunes, lava tubes, and 38 miles of trails in red Navajo sandstone.

Pioneer Parkway access

Harmons grocery, pharmacy, and daily stops are about four minutes away on Pioneer Parkway. You never touch St. George traffic for a basic errand.

Gubler Park

Ball fields, six pickleball courts, sand volleyball, and a playground, all within a few minutes. Evenings and weekends fill with games in season.

Tuacahn Center for the Arts

Outdoor Broadway amphitheater in red rock, about seven minutes into Ivins. Summer and fall productions under the stars.

Homes & floor plans

Attached living, your weekends back.

Blackhawk Townhomes are attached two-story plans, usually two to three bedrooms with an attached one- or two-car garage. Floor plans use the square footage efficiently: open living on the main level, bedrooms upstairs, and a small private patio or courtyard out back. The footprint is smaller than a single-family home, but the trade is straightforward: lower purchase price, lower utility costs, and a maintenance load that stops at your interior walls.

The townhome format also means you share walls. That is the reality, not a drawback to gloss over. For some buyers, the quieter shared-wall lifestyle and the time savings on exterior work are exactly the right fit. For others, the detached single-family product a few blocks over is the better call. It depends on what you want your Saturday to look like.

A townhome is a lifestyle choice: you trade square footage and yard space for a weekend that belongs to you.

Santa Clara's municipal power company keeps electric rates lower than Rocky Mountain Power territory, which matters more in a townhome where the footprint is already efficient. Lower rate times smaller square footage equals a utility bill that surprises people coming from larger homes or different utility territories.

Trails & outdoors

The trailhead is closer than your commute.

The Santa Clara River Reserve is six minutes from Blackhawk Townhomes. The Cove Wash trailhead opens into 6,500 acres of BLM land with singletrack for mountain biking, hiking, and trail running. Barrel Roll, Suicidal Tendencies, Sidewinder, and Precipice are the named lines riders come for. The Tempi'po'op trail offers a short walk to thousand-year-old Ancestral Puebloan petroglyphs. Snow Canyon State Park is ten minutes north, and Gunlock Reservoir is about twenty minutes west for fishing and kayaking.

Schools & education

Schools, by the facts.

Blackhawk Townhomes is served by the Washington County School District. Santa Clara Elementary (2950 Crestview Dr, grades K-5) and Arrowhead Elementary (545 Arrowhead Trail, grades K-5) are both in town, Lava Ridge Intermediate (2425 Rachel Dr, grades 6-7) is minutes away, and Snow Canyon Middle School (1215 N Lava Flow Dr, St. George) and Snow Canyon High School (1385 N Lava Flow Dr, St. George) are just across the line in St. George. Confirm current school assignments directly with the district, as boundaries can change. For independent school information, GreatSchools and Niche both publish data you can evaluate for yourself.

What locals know

Notes from a neighbor.

No listing photo tells you this part. After twenty years of showing homes across Santa Clara, here is what I would tell a friend about townhome living here.

  • Your Saturday is actually yours. No lawn to mow, no exterior to paint, no common-area landscaping to maintain. The trade is clear: you give up the detached yard and get your weekends back.

  • Santa Clara runs its own power. Municipal electric rates are generally lower than Rocky Mountain Power, and the townhome footprint means a smaller space to heat and cool. The combination keeps monthly utility costs noticeably lower.

  • The price of entry is real. Townhomes in Santa Clara run below detached single-family homes in the same neighborhoods. That lower purchase price leaves room in the budget for upgrades, travel, or just a smaller mortgage payment.

  • Swiss Days is the town's weekend. Late September, the parade, pancake breakfast, and community dinner take over Santa Clara. You will hear it before you see it, and you will want to be here for it.

Buying in Blackhawk Townhomes

Blackhawk Townhomes sits in Santa Clara near the Pioneer Parkway corridor, about four minutes from Harmons grocery and roughly six minutes from the Cove Wash trailhead into the Santa Clara River Reserve. The attached-home format puts you close to errands and outdoor access without the yard maintenance of a single-family lot.

Attached townhomes, typically two-story plans with two to three bedrooms, attached garages, and small private patios or courtyards. The product is designed for lower-maintenance living: the exterior and landscaping are handled, and the floor plans focus on efficient use of square footage.

Yes. The attached format means exterior maintenance and common-area landscaping are handled for you. That is the core trade: you give up the detached yard and the extra space between neighbors in exchange for a weekend that is not spoken for by lawn care and exterior upkeep.

Townhome pricing in Santa Clara generally runs below detached single-family homes in the same area. Recent sales have typically landed in the mid $300,000s to the mid $400,000s, depending on square footage, condition, and unit position. Prices move, so confirm against the live listings.

Selling in Blackhawk Townhomes

Townhomes comp differently than detached homes because the attached format and unit mix drive the range. Start with the home valuation page and I will run a real comparison against recent Blackhawk Townhomes sales, no obligation.

List with me and your home is featured across MovingUtah, on this page, on the Santa Clara hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.

It depends on inventory in Santa Clara right now. Townhomes appeal to a specific buyer: someone who wants Santa Clara access without the yard work, often at a lower price point than the single-family options nearby. Tell me your timeline and I will give you a straight read, not a pitch.

Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
