A tour of Deserts Edge
Two neighborhoods, one bench.
Deserts Edge is a pair of connected subdivisions on the southwest side of Santa Clara, built on the desert bench where the town fades into open country. Coyote Landing and Quail Crossing share the same access roads, the same school feeders, and the same five-to-ten-minute errand loop, but they are not the same neighborhood. They were built at different times, with different lot sizes and different home styles, and your experience of living here shifts depending on which side you pick.
Think of this page as a guided tour. I will walk you through Coyote Landing first, then Quail Crossing, and then we will put the numbers side by side so you can compare them directly. The Santa Clara River Reserve trail system is about five to ten minutes away, Snow Canyon State Park is about the same through Ivins, and Harmons on Pioneer Parkway anchors the errand strip a few minutes east.
Option one
Coyote Landing at Deserts Edge.
Coyote Landing is the earlier phase of Deserts Edge, with homes going in from the early 2000s through the 2010s. The streets are established, the landscaping is mature, and the lots tend to run a little larger than what came later across the way. You will find a mix of ramblers and two-story builds, most with three-car garages and RV parking on the side yard.
The feel here is settled desert-bench living: big sky, open sight lines toward Snow Canyon and Red Mountain, and the kind of quiet that comes from being at the edge of town. Coyote Landing residents have been here long enough that the neighborhood has a rhythm, and the larger lots give the streets a spread-out, unhurried feel.
Coyote Landing is the one you pick if elbow room and an established street matter more than new construction.
Option two
Quail Crossing at Deserts Edge.
Quail Crossing is the newer half of Deserts Edge, built mostly from the 2010s into the 2020s. The lots are typically smaller than Coyote Landing, the homes skew toward the more recent build cycle, and the floor plans favor the current market: open layouts, taller ceilings, and the finishes buyers are looking for right now.
If Coyote Landing feels spread-out and settled, Quail Crossing feels crisper and more turnkey. These homes were built in an era of tighter lot dimensions, which means less yard to maintain and a closer street rhythm. Some lots still catch views of Snow Canyon and Red Mountain, but the trade is less acreage for newer systems, newer roofs, and a floor plan that has not been through multiple owners.
Quail Crossing is the one you pick if move-in-ready and newer matters more than lot size.

Farther out, Gunlock Reservoir is about 15-20 minutes west on Old Highway 91 for fishing, boating, and seasonal waterfalls. Zion National Park is roughly 45 minutes east. The full day-trip map lives in the Santa Clara guide.

Deserts Edge is served by the Washington County School District. Santa Clara Elementary (2950 Crestview Dr, grades K-5) and Arrowhead Elementary (545 Arrowhead Trail, grades K-5) are both in town, Lava Ridge Intermediate (2425 Rachel Dr, grades 6-7) is in Santa Clara, and Snow Canyon Middle School (1215 N Lava Flow Dr, St. George) and Snow Canyon High School (1385 N Lava Flow Dr, St. George) sit in St. George just across the line. Which specific schools serve a given address can change as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district. No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about Deserts Edge.

The desert bench has its own weather. Up on the bench you catch every breeze, which is a gift in July and a reminder in March. The wind out here is honest, and the sunsets over Snow Canyon are the kind you stop the car for.

Coyote Landing and Quail Crossing are different enough to matter. I have shown homes in both, and the lot-size difference changes the whole feel. If you think you want one, walk the other too, just to be sure.

Snow Canyon is the backyard. Through Ivins it is about five to ten minutes to the park entrance: petrified dunes, lava tubes, 38 miles of trail. Deserts Edge residents treat it like their extended yard.

You are at the edge of town, on purpose. Deserts Edge is where Santa Clara runs out of pavement and the open country starts. That is the draw. You are close enough for Harmons, far enough for quiet, and the Milky Way is visible on a clear night.

Deserts Edge sits on the southwest bench of Santa Clara, where the town's residential streets give way to open desert. It is a cluster of two connected subdivisions, Coyote Landing and Quail Crossing, about five to ten minutes from Harmons on Pioneer Parkway and roughly fifteen minutes from downtown St. George.
Coyote Landing is the earlier phase (2000s-2010s) with larger lots, established landscaping, and a spread-out feel. Quail Crossing is newer (2010s-2020s) with tighter lot dimensions, more recent floor plans, and a turnkey character. The differences are spelled out in detail in the sections above.
Deserts Edge is a residential bench community; you will drive to groceries, dining, and errands. Harmons is about five to ten minutes, Lin's Marketplace is about ten minutes, and St. George dining is roughly fifteen minutes. What you gain in open space and quiet you trade in walk-to convenience, and most residents here make that trade happily.
Prices span from roughly the $400,000s into the $700,000s and above, with Coyote Landing and Quail Crossing occupying different bands depending on lot size, age, and finish level. Prices move, so treat that as a starting point and confirm against the live listings.
