What a day here looks like.

Heritage Pointe is built for the easy version of Southern Utah living. The footprint is compact and the yards are small by design, so the morning does not start with a mower. If you want a swim before the heat builds, the shared pool is steps from the door, and the pickleball court is right there for an early game.

Midday is short on chores and long on options. The west side of Santa Clara puts you minutes from the Pioneer Parkway corridor for groceries and errands, and across the way the Sand Hollow Aquatic Center runs lap pools, a leisure pool, and a slide. The Vineyards subdivision sits about a third of a mile off, so the immediate area mixes newer attached homes with established single-family streets.

Evening earns the setting. From the west side you catch the last light on the Red Mountain and the Snow Canyon escarpment, and the desert cools off fast once the sun drops. The lock-and-leave layout makes it simple to close up and head out, whether that is a show at Tuacahn or a longer trip, which is part of why this is one of the few low-maintenance options in a town built mostly of single-family homes.

A shared outdoor pool runs from early spring into mid-November, with a pickleball court and extra parking inside the community. It is the kind of amenity package that is rare on a single-family street in Santa Clara.

Sand Hollow Aquatic Center

The city aquatic center is right by the community, with a diving pool, a rock-climbing wall, lap lanes, and a zero-depth leisure pool with a water slide. A built-in option for the hot months beyond the on-site pool.

Lock-and-leave living

Newer attached townhomes with private two-car garages and small, low-care yards. Many of the homes here are set up for flexible use, lived in full time alongside long-term and short-term rentals.

West-side location

Off Heritage Drive near the Ivins line, about a third of a mile from The Vineyards subdivision, with Tuacahn Amphitheatre, Snow Canyon State Park, and Snake Hollow bike park all close by to the west.

What is on the ground, unit by unit.

Heritage Pointe is a newer townhome community, not a single-family subdivision, and that is the first thing to understand about it. The homes are attached townhomes built around 2022 and after, addressed off Heritage Drive with unit numbers rather than separate lots. The common floor plan runs three bedrooms near 1,850 square feet, with two and a half baths, a loft, and a private two-car garage. You will see the phase name Lava Flow at Heritage Point on some listings, and the development is spelled Heritage Point on certain records, so do not let the spelling throw you.

Because these are newer attached homes, the finishes lean modern and consistent: open main floors, current building codes, and the energy compliance that comes with recent construction. Compared with the single-family homes on the Santa Clara bench, a townhome here trades a private yard for a lower-maintenance footprint and the shared pool and pickleball court, which is the trade a lot of people on the west side are looking to make.

One practical note: many of the homes in Heritage Pointe are flexible-use, meaning you will find full-time residences sitting next to long-term and short-term rentals. That mix matters for value and for how a given home shows, and I can walk you through which units are which and what that means before you write an offer.

Trails & outdoors


Out the door and onto the trail.

The Santa Clara River Reserve is the town's backyard trail system: about 6,500 acres of BLM-managed desert along the Santa Clara River, with miles of singletrack for hiking, mountain biking, and trail running. From the west side it is a short drive to several trailheads, and the reserve connects into a larger network that stretches toward St. George and Ivins. Add Snake Hollow bike park nearby and Snow Canyon State Park just up the parkway, and the outdoor menu from Heritage Pointe runs from flat river-corridor loops to technical climbs and graded park trails for every level.

Miles of BLM singletrack for hiking, biking, and trail running along the river corridor, with multiple trailheads a short drive from the west side.

Snow Canyon State Park

About 10-15 minutes west via the parkway, with more than 38 miles of hiking and biking trails, climbing, road cycling, and standout scenery.

Snake Hollow bike park

A purpose-built mountain bike park nearby with flow trails, jump lines, and skills features, plus the year-round access mild winters allow.

This is the practical answer to "how far is everything." The short version: the aquatic center is right across the way, groceries are minutes out on the parkway, and St. George is about fifteen minutes east.

Farther out, Pioneer Parkway puts you on the west side of the metro with a fast connector to St. George, about 15 minutes to downtown. Heritage Pointe is served by the Washington County School District. Schools serving Santa Clara include Santa Clara Elementary (2950 Crestview Dr, grades K-5), Arrowhead Elementary (545 Arrowhead Trail, grades K-5), Lava Ridge Intermediate (2425 Rachel Dr, grades 6-7), Snow Canyon Middle School (1215 N Lava Flow Dr, St. George), and Snow Canyon High School (1385 N Lava Flow Dr, St. George), all within a short drive of the west side. Which specific schools serve a given address can change as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district. Notes from the west side of Santa Clara.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about living here.

  • Know the use mix before you offer. Many homes here are flexible-use, so full-time residences sit next to long-term and short-term rentals. It affects value and how a unit shows, and it is worth understanding up front.

  • The pool is seasonal. The on-site outdoor pool runs from early spring into mid-November, then closes for winter. In the cold months the Sand Hollow Aquatic Center across the way is the indoor backup.

  • It is a townhome, not a single-family home. You trade a private yard for low maintenance and shared amenities. That is the right call for a lot of people on the west side, but go in knowing the difference.

  • Summer demands a plan. It is Washington County, and the heat is real. Locals hit the river reserve and Snake Hollow at dawn, take the midday at the pool or aquatic center, and live outside in the evenings once the desert cools.
