Solace is one of the few active new construction communities left in a town that is mostly filled in. Most homes here sell straight through the builder instead of showing up on the MLS as a resale. When one lists, it shows up on the Santa Clara homes for sale page.
The site watches the MLS for you and emails you when one lists. I also stay in touch with the builder here. Tell me the floor plan you want and whether you want a Snow Canyon ridgeline lot. The site watches the MLS for you and emails you when one lists.

What a day in Solace looks like
In shortYou get modern floor plans, open layouts and the Snow Canyon ridgeline as your backdrop. Harmons is five minutes away, and the Santa Clara River Reserve trails are about ten.
Morning starts with light on the Snow Canyon ridgeline. If you ride or run, the Cove Wash trailhead is about ten minutes from the driveway. That gets you onto Barrel Roll and Suicidal Tendencies before the day heats up. They are part of miles of singletrack (narrow trails, wide enough for one bike). The land is run by the Bureau of Land Management (BLM). If the morning is about errands instead, Harmons on Pioneer Parkway is five minutes the other direction, and Lin's on Sunset is about seven.
Solace is one of only a few places in Santa Clara where you can still buy a brand-new home. The town is mostly filled in, so new construction is concentrated here and at The Hills at Santa Clara. On the ground, that means you are moving into a neighborhood that is still taking shape. You get fresh landscaping, modern floor plans, and the finishes that come from building in this decade instead of the last one.
In the evening, the Snow Canyon sky puts on its show. You are on raised ground on the west side, so you catch the full western light. Tuacahn's Broadway season is ten minutes away in Ivins, and St. George dining is about twelve minutes east. For fresh peaches and tomatoes in season, stop at Frei's Fruit Market on Santa Clara Drive, about seven minutes from Solace. It has been selling local produce since 1956.

Built now, not then
Solace is one of the few communities in Santa Clara where homes are still going up, in a town that is mostly filled in. The homes carry the stamp of this decade. You get open-concept great rooms, kitchens built for how people cook now, and primary suites with walk-in closets. You also get the energy efficiency of modern building code, not a retrofit. Most plans are single-family detached, with attached garages and lot sizes that balance usable yard space against the sloping ground.
Buying new construction in Solace means you work with the builder, not a seller who is moving out. That changes things: you pick finishes, you get a warranty, and you are not competing against ten other offers on a resale. It also means you are buying into a neighborhood that is still taking shape. That is worth knowing before you fall in love with a specific lot. What is the view today, and what might be built next door a year from now? I can help you answer that.
New construction is not better or worse than resale. It just gives you different things to weigh. The trick is knowing which ones matter to you.
One thing to watch while homes are still going up is the timeline. Builder estimates are estimates, and supply chains still hiccup. If you are moving on a hard deadline, build that buffer into your calendar. If you have flexibility, the upside is a home nobody else has lived in, with the finishes you chose. That is still possible in only a few places in Santa Clara.
Trails & outdoors
Singletrack and slickrock, both out the side door
The Santa Clara River Reserve is the big outdoor draw on this end of the west side. It is BLM mesa-and-river country with miles of singletrack built for riding: Barrel Roll, Suicidal Tendencies, Sidewinder and Precipice. The Cove Wash trailhead is about ten minutes from Solace, with a gravel lot and a trail kiosk. The Tempi'po'op trail adds a thousand-year-old petroglyph panel to your ride or hike.
For a change of scenery, Snow Canyon State Park is about seven minutes through Ivins. It has petrified dunes, lava tubes, red Navajo sandstone and 38 miles of trail. Gunlock Reservoir is about fifteen to twenty minutes west on Old Highway 91 for fishing, boating and the seasonal waterfall. Zion National Park is about an hour east when you have a full day to spend.

Schools & education
Schools, by the facts
Solace at Santa Clara is served by the Washington County School District. The district's boundary map places Solace at Santa Clara in Red Mountain Elementary, which is in Ivins. Next is Lava Ridge Intermediate (2425 Rachel Dr, grades 6-7). After that comes Snow Canyon Middle School (1215 N Lava Flow Dr, St. George, grades 8-9). Last is Snow Canyon High School (1385 N Lava Flow Dr, St. George, grades 10-12). School boundaries can change, so check the current assignment for any specific address directly with the district. For independent school information, GreatSchools and Niche both publish data you can evaluate. Vista School, a charter in Ivins, is another option.

What locals know
Notes from the Pioneer Parkway side
No builder brochure tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend.
New construction means a neighborhood in progress
For the first couple of years, you will see lots being prepped, foundations poured, and landscaping going in around you. Some people enjoy watching a neighborhood take shape, and others find the construction traffic grating. Know which one you are before you sign.
The builder warranty is real value
A new home comes with structural and systems coverage that a resale does not. For the first year or two, the big-ticket items are not your problem. That peace of mind is part of what you pay extra for in a new home.
Landscaping is on you
Builder landscaping is usually minimal: a front yard with sod and a back yard of dirt. Budget for a fence, sprinklers, and plants in year one. On this raised ground, a covered patio and a shade tree or two are worth having by July.
Swiss Days is your neighbor
In late September, the parade closes the historic drive about five minutes below you. The pancake breakfast, 5K, and community dinner turn Santa Clara into a festival. You can hear the band warm up from the hillside.

Buying in Solace
Solace at Santa Clara is one of the newer subdivisions in Santa Clara, in Washington County about ten minutes west of downtown St. George. It sits off Rachel Drive on the Pioneer Parkway side of town, north of the Harmons. The Santa Clara River Reserve trails are about ten minutes away.
Solace is a new community with single-family homes built recently. You will see modern floor plans with open layouts, contemporary finishes, and attached garages. Lot sizes balance usable yard space against the sloping ground. The number of homes is still growing as building continues.
Yes. Solace is one of the few communities in Santa Clara where homes are still going up, in a city that is mostly filled in. New building is concentrated in a few communities, including Solace and The Hills at Santa Clara. Which homes are for sale changes with each release, and the Santa Clara homes for sale page shows what is listed now.
As a new community, Solace pricing typically reflects current building costs and finishes. Prices change with each phase release, so ask me for the current numbers. For an honest look at what your budget buys here, reach out directly.

Selling in Solace
Newer homes can be tricky to value because there are fewer recent resales to compare against. Start with the home valuation page and I will pull the most current Solace sales of similar homes. I will factor in your specific lot, floor plan and how nice the finishes are.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Santa Clara listings and on this Solace at Santa Clara page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
It depends on how many other Solace homes are on the market and whether the builder is still releasing new homes nearby. Buyers also compare a resale that already has upgrades and landscaping against a new home from the builder. Tell me your timeline and I will tell you plainly what I see.
Yes, and it is common here. The buy and sell at once guide explains the steps. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
Disclosure: Scott Buehler is dual-licensed as a real estate agent (Real Broker, LLC) and mortgage lender (Guild Mortgage, NMLS #1794818). On any home purchase, Scott takes one role only, never both, and every role is disclosed. You are always free to choose your own agent and your own lender. See How I Work for the full picture.

A resale in a community where homes are still going up is priced against the builder. What the builder is selling now, and its base prices, matter as much as sales of similar homes.
