Where Under $1.3M sits

The local read, the median line and the pricing tiers

The local read

Under $1.3M looks at the lake shore

In shortThe grid below holds every Saratoga Springs home under $1.3M, live from the MLS. Some sit near the lake and the Jordan River, where a few extra ground checks are worth making.

Owners value a typical Saratoga Springs home near $605,500 (U.S. Census ACS 2020-2024). A $1.3M cap sits about $694,500 higher. That gap is large, so read each listing's lot, plan and setting rather than the price alone.

This page looks at the shore. Northshore sits in the middle of town near North Marina Park, at about 4,500 feet. Loch Lomond lies just east of the Jordan River. Pelican Bay and Pelican Point are at the south tip, near South Marina Park.

The shore is flat low ground, so ask about groundwater and the lake checks before you offer. The steps below cover them one by one. The lake shore is also the one neighbor that cannot be built on.

Prefer higher ground? The under $1.1M page climbs the west slope, and the Saratoga Springs guide maps all of town.

What the money buys

What the money buys, hold, stretch, or step down and the towns next door

What the money buys

Under $1.3M can mean life by the water

Three parts of town sit by the lake or the river. Each has its own street feel and its own checks.

Northshore, by North Marina Park

Northshore is in the middle of town, near North Marina Park. The flat ground there calls for the groundwater and lake checks.

The downside: extra checks on low ground. The upside: a short trip to the marina.

Loch Lomond, east of the river

Loch Lomond sits just east of the Jordan River, on the same flat low ground. The river leaves the lake by City Hall and starts north toward the Great Salt Lake.

The downside: the soil and water questions apply. The upside: a setting by the river.

Pelican Bay and Pelican Point

These plans are at the lake end of the city, near South Marina Park. Harbor Point Elementary is also in this part of town.

The downside: the longest drive to Lehi. The upside: the south marina close at hand.

Not every home by the water lists under $1.3M, and the grid shows what does today. The Homes for Sale page shows the rest of town.

Under $1.3M: your plan

A four-step play

A four-step play

How to shop near the water

Low ground by the lake needs a few checks that a hillside home does not. Do these four before you offer.

  1. Look up the groundwater map

Look up the lot on the state hazard portal, and ask the seller about water in the basement.

  2. Ask for a soil report

Ask for a soil report on a low lot.

  3. Check the lake before water play

The state samples the lake from May to October and posts a status for each site. Check the state's Utah Lake page before any swimming.

  4. Ask about insurance

Ask an insurance agent what a policy covers for the address before you offer.

Quick answers

Under $1.3M in Saratoga Springs, answered

Northshore and Loch Lomond are in the middle of town, near North Marina Park. Loch Lomond sits just east of the Jordan River. The south tip holds Pelican Bay and Pelican Point, close to South Marina Park. All sit at about 4,500 feet.

Liquefaction is when wet ground turns soft like liquid in a strong quake. The city's plan says ground near the shore and the Jordan River can do this. A soil report on a low lot tells you more. No mapped fault trace runs inside the city.

Some low lots do. The state maps 14 areas of shallow groundwater inside the city, all toward the lake. That does not mean every home has trouble. Look up the lot on the state hazard portal and ask about basement water.

It depends on the week. The lake can grow harmful algae blooms in summer and fall, and the state listed a Warning at its Saratoga Springs Marina site on September 8, 2026. Under a Warning, the state says do not swim or water ski. Check the state's Utah Lake page before you go in.

Usually not. The state notes that a normal homeowner policy does not cover ground hazard damage. Utah also does not make agents check for ground hazards, so the check is yours to make.

Yes. The city runs North Marina Park and South Marina Park, about 7.5 road miles apart, and one launch pass works at either. Both marina pages warn that late summer and fall launches can be shallow and muddy.
