Where Under $700K sits
The local read, the median line and the pricing tiers
The local read
Under $700K reaches the northeast fields and the south edge
In shortA $700K cap reaches well past the typical Spanish Fork home value of $481,500 (U.S. Census ACS 2020-2024), into plats where houses are still going up. Look here for new builds and for finished homes beside them.
The cap on this page is $700,000, far above the typical value of about $481,500 (U.S. Census ACS 2020-2024). At that level a Spanish Fork buyer can look at plats where houses are still being built, as well as plats that were finished long ago.
The northeast fields lie north of US-6, toward Mapleton, and run east of 600 East. Legacy Farms, Meadow Creek Ridge and Whispering Willow are here. Meadow Creek Ridge includes Lennar's Meadow Creek community at 1414 E Aspen Grove Dr. Lennar's own page, checked in October 2026, showed single-family plans and homes under construction.
At the south edge, near the Salem line, Arrowhead and Pioneer Ridge Estates sit off Arrowhead Trail.
Buying new works differently from buying a home someone already lived in. A phased plat is built in stages, so ask which phase is open and who is building it. The new construction guide explains the steps, and the Spanish Fork guide maps the area.
Stretch math
One step up
under $800K climbs the southeast hillside, where Spanish Oaks Estates and High Sky Estates sit.
One step down
under $600K is the page for east side plats and west field neighborhoods.
Either way
tell me whether a new build or an older plat is the better fit, and I will ask a partner agent which homes match.
How this works. Scott Buehler is licensed in both real estate and mortgage lending and may assist with financing across Utah; local representation in Spanish Fork comes through a partner agent. Every role is disclosed, and you are always free to choose your own agent and your own lender. More on How I Work.
The median line
Where $700K lands next to the typical home
A $700K cap reaches far past the typical Spanish Fork home value of ~$481,500. This bar lays out the six pages from lowest to highest. The gold stretch shows where you are, and the pin is the typical home value.

What the money buys
What the money buys, hold, stretch, or step down and the towns next door
What the money buys
Under $700K comes in three kinds of home
At this cap, the three kinds below differ mostly in who built the home and how far along the plat is. Each one comes with its own questions.
New homes in Meadow Creek
Lennar builds in Meadow Creek, at 1414 E Aspen Grove Dr, on the northeast side. Its plans are single-family, and some homes are still under construction.
The catch: a build schedule that has to line up with your loan. The upside: a brand-new house.
Legacy Farms and Whispering Willow
These plats sit in the northeast fields, east of 600 East toward the Mapleton line. Each home has its own age, so ask the build year.
The catch: build years differ from street to street. The upside: a finished house you can tour before you decide.
Arrowhead and Pioneer Ridge Estates
These plats sit at the south edge, off Arrowhead Trail near the Salem line. That puts them farther from downtown than most plats.
The catch: a longer drive to the center of town. The upside: shops on Arrowhead Trail, such as the IFA Country Store.
Which kind is listed changes by the week, so the grid below is your best guide. If you want a new build, tell me and I will connect you with a partner agent who can ask what is open.
Hold, stretch, or step down
What each price range buys
Moving between price pages mostly changes who built the home and how old the plat is. Three pages line up below, and this one is the middle column.
| Comparison point | Under $600K | Under $700K This page | Under $800K |
|---|---|---|---|
| Typical home shape | East side plats, west fields | New and newer plats, northeast and south | Hillside plats by the canyon |
| What you usually give up | The newest northeast plats | An older, settled street | Level ground |
| What you usually gain | A settled street | A newer build year, and a builder you can ask | Higher ground |
| Where you usually look | East side, west fields | Meadow Creek, Legacy Farms, and the Salem line | The southeast hillside |
A table cannot tell you whether a new build suits your plan. If a finished home matters more than a new one, tell me and a partner agent can tell you which page to track.
The towns next door
What does under $700K buy in the towns next door?
Spanish Fork has neighbors that publish price pages. Look at how a $700K cap lines up in the four nearest, and open the one you want.
The gold mark on each bar is the Under $700K cap.
Bars show the number printed on each town's own page, along with where it came from. Drive times come from the Utah drive times tool.

A four-step play
A four-step play
How to buy a new or newer home
Several plats in this range are new or only a few years old. These four steps keep a new-home purchase on track.
Talk to a lender before you sign
Speak with a lender before any build contract is signed. A phased plat builds in stages, so the build schedule and your loan timeline have to match.
Ask which phase is open
Ask who is building and which phase is selling. The city's records name no builder for several plans, so ask the listing agent who is building before you sign.
Check the rail line and I-15
Look at how close a lot sits to the rail line and to the freeway. A visit at rush hour tells you more than a map does.
Tour with a partner agent
A partner agent in Utah County can set up the tours, put your questions to the builder and write the offer. The buying process and the art of the offer guides show what to expect.
Quick answers
Under $700K in Spanish Fork, answered
You may find new homes in Meadow Creek, where Lennar builds, along with northeast field plats such as Legacy Farms and Whispering Willow, and homes at the south edge. The grid above is the best guide to what is listed now.
In an October 2026 check, Lennar's Meadow Creek page was the only Spanish Fork builder page showing homes for sale. The city's records name no builder for its larger plans. Builders change, so ask which ones have homes open today.
A phased plat is built in stages. Each phase has its own lots and its own schedule, so a lot in a later phase may sit empty for a while.
They lie north of US-6 and run east of 600 East to the Mapleton line, at about 4,700 feet. Legacy Farms, Meadow Creek Ridge and Whispering Willow are the plats.
Yes. Benjamin, Lake Shore, Palmyra and Leland addresses can carry a Spanish Fork ZIP code and still sit outside the city, with county services and different taxes. Check the jurisdiction for the exact address, not the mailing label.
Yes. The records list Ridgeline, a plan for 336 homes with townhomes, and Spanish Highlands East, with 119. Modera, a plan for 658 homes in the southwest, is in review. A plan in the records is not a home for sale.
