Start your search on the west side.

A three-car garage in West Valley City usually means a 1990s or 2000s subdivision built with deeper driveways and wider lots, not the postwar grid around Granger or Redwood Road. Tell me your must-haves and I will have the West Valley City-area partner agent I work with flag a match and confirm the bay layout before you tour.

The local read

What a 3-car garage really means in West Valley City.

West Valley City grew up as an affordable, near-built-out tract suburb, and the era a house was built in tells you most of what you need to know about its garage. The long-settled east and central core, the original Granger townsite around 3500 South and Redwood Road, plus the older Hunter, Chesterfield, and Redwood-edge grids, is mostly postwar brick ramblers from a time when one- and two-car garages were the norm. The third bay is far less common there.

The third bay concentrates in the newer west-side product. The 1990s and 2000s master-planned subdivisions out toward Highbury, Lake Park, Westshire, Woodhaven, Oquirrh, and the Stonebridge Golf Club area were built on larger lots with deeper driveways, and that is where a three-car garage actually shows up in volume. If a wider garage is near the top of your list, start your search on the west side and work back, rather than the other way around. The two-story page overlaps heavily, since the bigger west-side floor plans tend to be two-story.

Why it matters here is practical. Utah winters mean snow tires, a snowblower, salt-crusted gear, and a place to thaw out a vehicle, and a third bay buys you a workbench, a spot for a truck, or room for toys without the lawn mower living in the rain. One honest note on the tags themselves: the MLS bay count is not always filled in cleanly, and a deep two-car with a tandem or a third stall added later can read differently than it lives. Treat the grid as the starting point and confirm the real garage on the listing.

Whole-home prices cover the full West Valley City range, with typical value clustering in the mid-$400,000s as of spring 2026, and the three-car stock tends to sit in the higher rungs because it travels with the newer, larger-lot homes. If you also want room outside the garage for an RV or a trailer, the RV parking page is the next stop, and no-HOA parcels are where the older, larger lots with room to add a bay turn up. Earlier in the process? The West Valley City guide has the whole picture.

What counts as a 3-car garage here

  • Side-by-side three: three true bays across the front, the cleanest version and the one the newer west-side subdivisions were built with. Easiest to back out of and the most usable for a truck.

  • Tandem third: a deep stall behind one of the two front bays. It counts as three on paper and works for storage or a small vehicle, but it is not the same as three doors across the front. Confirm the layout.

  • Added or converted: an older core home where a third bay was built on or a deep two-car was extended. Worth checking permits and how the addition ties into the house.

  • Read the listing, not the count: the bay field is inconsistently tagged in this market. Verify the actual garage and door layout on the listing rather than trusting the number alone.

The local map

Where the 3-car garages actually are.

Three-car garages turn up across West Valley City, but they follow the newer product and the bigger lots. Here is where to point a search that puts the third bay first.

Highbury, Lake Park and Westshire

The west-side master-planned pockets from the 1990s and 2000s, around Stonebridge Golf Club and near I-215 and SR-201. Larger lots and deeper driveways mean this is where the third bay shows up most often, and it is the newest concentration of resale product in the city.

Woodhaven and Oquirrh

More of the named west-side subdivisions the hub lists, built in the same era on the newer grid toward 5600 West. Younger systems and a shorter list of original components to track down, with three-car plans mixed into the larger homes.

Hunter and Hunter Hollow

The west side near Hunter High mixes postwar stock with later subdivisions running toward 5600 West. The newer additions out here are where a third bay is realistic; the older blocks closer in lean one- and two-car.

The Stonebridge golf-adjacent blocks

Around the city-run Stonebridge Golf Club on Links Drive, the larger and higher-end west-side homes are the most likely to carry a true three-bay garage. This is also where the thin top of the local market sits.

The older Granger and Redwood core

The original townsite around 3500 South and Redwood Road, and the river-edge blocks east toward the Jordan River, are mostly one- and two-car ramblers. A third bay here is usually an addition, so check how it was built and permitted.

New attached and infill product

Newer construction near Fairbourne Station and along the Redwood Road corridor leans townhome and attached, where two-car tucked-under garages are the rule. If you need three bays, the detached west-side subdivisions are the better hunt than the transit-corridor infill.

Before you tour: what to actually check

Three doors or a tandem: confirm whether it is three bays across the front or a two-car with a deep tandem stall behind. They live very differently even when both list as three-car.

Real depth and width: measure for what you actually park. A long-bed truck, a full-size SUV, or a workbench against the back wall all need more room than a tagged bay implies.

Added vs. original: in the older core a third bay is often an addition. Ask for permits and look at how it ties into the roofline, the slab, and the electrical.

Power and the panel: if you want a heater, a compressor, or an EV charger out there, check the garage circuits and the age and capacity of the electrical panel, especially in the postwar stock.

Driveway and approach: a third bay needs room to maneuver. Look at the driveway width, the apron, and whether the street is tight before you count on easy in-and-out.

Lot and any room to grow: if you might add RV parking or a shop later, check the side-yard width, the setbacks, and any recorded covenants on the specific parcel before you assume there is room.

Quick answers

Three-car shopping, answered.

Mostly on the west side, in the 1990s and 2000s master-planned subdivisions around Highbury, Lake Park, Westshire, Woodhaven, Oquirrh, and the Stonebridge Golf Club area. Those were built on larger lots with deeper driveways, which is where a true third bay shows up. The older east and central core, around the original Granger townsite and the Redwood Road river edge, is mostly postwar ramblers with one- and two-car garages. The live listings above are the honest count on any given week.

West Valley City has a median build year around 1985, and a lot of the core is postwar brick ramblers from a time when one- and two-car garages were standard. A third bay in those neighborhoods is usually an addition rather than original construction, so if you find one in the older grid, ask for permits and look at how it was built on. For original three-car layouts, the newer west-side product is the better hunt.

Not quite. A tandem puts a third deep stall behind one of the two front bays, so it counts as three on paper but lives like a two-car with a long storage or extra-vehicle space behind it. A side-by-side three has three doors across the front. Both show up tagged as three-car here, so confirm the layout on the listing, and I am happy to read it with you before you drive out.

Treat them as a starting point, not gospel. The bay field is inconsistently filled in across this market, and a deep two-car with a tandem or an added third stall can read differently than it lives. Use the grid above to narrow the field, then verify the actual garage, the door layout, and the depth on the listing photos and in person. The RV parking page covers the homes with room outside the garage too.

Generally they sit in the higher rungs, because the third bay travels with the newer, larger-lot west-side homes rather than the affordable core. Whole-home prices still cover the full range, with typical value clustering in the mid-$400,000s as of spring 2026, and the live listings above are the real answer on any given week. You can also browse by budget on the homes under $600K page.

Tell me the budget, the part of town, and whether you need three true bays or a tandem works, and I will connect you with a West Valley City-area partner agent and flag matching listings as they go live. If you also want outdoor room for an RV or a trailer beyond the garage, say so and we will filter the larger no-HOA lots at the same time.
