Life at Copper Rock
What living here is really like
Copper Rock is a golf community first. The course shapes the layout, the views, and the feel of each day. Mornings start with the maintenance crew making their rounds, the sprinklers running on the fairways, and early tee times pulling into the clubhouse parking lot. On a golf-front lot you hear the occasional club strike and the low murmur of a cart rolling past. Deeper in one of the residential villages, you might forget the course is there, until you drive past it on the way out.
The community sits on the south side of Hurricane, near the airport, off 1100 West. It is directly across from the Cliff Dwellers neighborhood. St. George is about 25 minutes southwest. Sand Hollow Reservoir is roughly 15 minutes south, and Zion is about 45 minutes east. Copper Rock feels like a resort you live in, not a gated country club. The golf course is public, the streets are open, and the mood is active rather than formal.
What sets Copper Rock apart from a standard Hurricane subdivision is the golf course built right in. You wake up on a Saturday, walk or drive to the clubhouse, and you are on the first tee. That is what the higher price pays for, and whether it is worth it depends on how often you play.
The golf course
Championship golf, public play
The course
This is an 18-hole, par-72 championship course of roughly 7,200 yards from the back tees, and it opened in 2020. It plays through red rock outcrops and native desert plants, with views of Pine Valley Mountain. It is public, so tee times are open to anyone, and it has hosted the LPGA Epson Tour's Copper Rock Championship.
Clubhouse and amenities
The clubhouse has a pro shop, a restaurant, and practice areas. Membership options are available for residents, and the club handles the details directly.
Peak season
Spring and fall are the busiest seasons, because that is when the weather is best for golf. In summer, most people play early in the morning to beat the heat. Winter days are often mild enough to play, and the course is quieter then.
Golf-front vs. golf-adjacent
A golf-front lot means your property line touches the course. You get the view, and you also get the occasional stray ball in your yard. A golf-adjacent lot in one of the inner villages puts you close to the course without being right on it. Know which one you are buying.
The villages
The subdivisions of Copper Rock
Copper Rock is not one subdivision. It is a master plan made up of several platted neighborhoods (neighborhoods drawn on official recorded maps). Each one has its own place along the golf course and its own price. These are the main ones you will see in the MLS.
Cliff View Estates
This was the first subdivision platted inside Copper Rock. It is a small group of homes that set the tone for the community. Expect a small number of homesites and custom builds, including some of the higher-end homes in the development.
Golf View Estates at Copper Rock
This is the section right on the golf course. Custom homes sit along the course, near the last holes, and these are the lots that put the fairways and the red rock in your back windows. They sit at the top of the Copper Rock price range.
North Slope
These are single-family homes on the north end of the community. North Slope is generally a more affordable way into a Copper Rock address than the golf-front estates, and it still sits inside the master plan.
Pebble Beach
This is another platted neighborhood inside Copper Rock, and the MLS lists it as its own subdivision. The number of homes for sale here changes as more homes get built. Check what is for sale now before you set your heart on a particular street.

Homes & pricing
From smaller homes to custom estates
The homes at Copper Rock cover a wide range. They lean toward custom and upscale, not the lowest prices. In Washington County MLS records, the more affordable single-family homes start in the $400,000s. That is below the Hurricane median (the middle price). Most of the community is larger custom homes on golf-adjacent and golf-front lots. Square footage, the quality of the finishes, and how close a lot sits to the course drive most of the price difference.
At the top end, custom estate homes on the best golf-front sites can reach several million dollars in Washington County MLS records. That is the very top of the Hurricane market. These are one-off builds, most often in Golf View Estates and Cliff View Estates, where the owner controls the design and the timeline. In a community with many subdivisions like this, the section and the lot tell you more about price than the headline number does.
In a multi-village community, price tells you almost nothing until you know which section you are looking at. Start with the village, then the number.

Everyday drives, in minutes
Copper Rock sits at the south end of Hurricane, off 1100 West, on the airport side of town. Most errands are a slightly longer drive from here than from a subdivision in the middle of town, but the drives are manageable.

Schools & education
Schools, the facts
Copper Rock sits in the Washington County School District, on the south, Sand Hollow side of town. The assigned elementary there is Three Falls Elementary (grades K-5). After that, public-school students go on to Hurricane Intermediate (grades 6-7), then Hurricane Middle (grades 8-9), then Hurricane High (grades 10-12). Valley Academy is a K-8 charter school (a public school with its own board) in Hurricane. For college, there are Utah Tech University and Dixie Technical College in St. George, roughly 25 minutes away. The district is changing which schools serve which streets as it grows, so school assignments can shift. Ask the district which schools serve a specific home before you count on it. Four things to know about Copper Rock
I have lived in Southern Utah for more than 20 years. Here is what I would tell a friend thinking about Copper Rock.

The course is public, not private. You share the fairways with players who pay by the day, especially in the busy season. The course is well kept, but it is not a members-only experience. If you want a private club feel, know the difference before you buy.

This is the airport, Sand Hollow side of town. Copper Rock sits on the south side of Hurricane, off 1100 West near the Sky Ranch airpark. That puts Sand Hollow Reservoir about 15 minutes south and St. George about 25 minutes southwest. Zion is farther, roughly 45 minutes east across town. This spot suits the golf and the reservoir better than a quick trip to Zion.

Golf-front means golf balls. A home with a fairway view comes with the occasional Titleist in the flower bed. Golf-adjacent lots give you the community without being right on the course. Pick the one that fits how you want to live.
