Life at the lake
Five minutes from your driveway to the water.
Morning in Dixie Springs starts with a choice that most Hurricane neighborhoods do not offer: coffee on the patio with red rock views, or coffee on the boat with Sand Hollow Reservoir glassy-flat before the afternoon crowd arrives. The state park boat ramp is about five minutes north on Sand Hollow Road, which means an early riser can have a line in the water before most of town has started its Saturday.
Midday shifts depending on the season. In summer, the lake fills with boats, jet skis, and the beach crowd at the state park day-use area. The Sand Hollow Golf Course, an 18-hole links-style course with views of the reservoir and Pine Valley Mountain, sits right across Sand Hollow Road. In the cooler months, the lake goes quiet and the OHV crowd takes over the sand dunes on the south side of the reservoir.
Evening is why people pay for a lake-adjacent lot. The red rock catches the last hour of light, the air cools down even in July, and the neighborhood settles into the kind of quiet you get when the nearest commercial corridor is a few miles south. No traffic noise, no strip malls. Just the occasional boat trailer backing into a driveway.

Sand Hollow Reservoir
A warm-water reservoir with a sandy beach, boat ramp, and state park campground about five minutes north. Boating, fishing, swimming, and paddleboarding from spring through fall.
Sand Hollow Golf Course
An 18-hole championship links course across Sand Hollow Road from the neighborhood, with red rock backdrops and reservoir views from several holes. Also home to the Wee Course, a 9-hole short course.
Sand Hollow OHV area
Thousands of acres of sand dunes and rock-crawling terrain on the south side of the reservoir. One of the busiest OHV destinations in Utah, accessible from the Sand Hollow Road entrance.
Quail Creek Reservoir
Another state park reservoir about fifteen minutes west on SR-9. Cooler water, good for trout fishing, with a separate boat ramp and day-use beach. A quieter alternative when Sand Hollow is busy.
Hurricane Cliffs views
The red rock cliffs that give Hurricane its name stand off to the northeast from Dixie Springs. At golden hour, the entire ridgeline lights up in shades of orange and red.
Zion, in reach
Zion National Park's south entrance is about 30 minutes east on SR-9. Dixie Springs sits on the same highway corridor, which means a Zion day trip does not start with an hour of driving just to reach the gate.
Homes & lots
Custom homes with room to breathe.
Dixie Springs has been building out since the early 2000s, mostly custom and semi-custom single-family homes on lots that run larger than what you will find in the in-town Hurricane subdivisions. The neighborhood has roughly 150 homes, with stucco and stone exteriors, tile roofs, and attached garages that frequently include an RV bay or a deep third stall for the boat and toys that come with living next to a reservoir.
Floor plans here lean toward single-level and split-level layouts, with a strong preference for covered patios and outdoor living space that takes advantage of the red rock views. The lot-to-home ratio is one of the main reasons people choose Dixie Springs over a denser subdivision closer to town: you get more land around you, and your neighbor's roofline is not sitting right on top of yours.
The closer you get to the lake, the more the lot matters. A view corridor to the water or the red rock is the thing that holds value here.
One practical note: Dixie Springs is a mix of primary residences and second homes. That means some streets feel fully lived in year-round, and others go quieter in the off-season. If you are looking for a full-time neighborhood with steady activity, pay attention to which street you land on.
On the water
Sand Hollow, five minutes north.
Sand Hollow Reservoir is a 1,322-acre warm-water reservoir managed as a Utah State Park. It is the anchor amenity for Dixie Springs and the reason a lot of people choose this neighborhood over anything farther south. The lake is open for boating, waterskiing, wakeboarding, paddleboarding, kayaking, and swimming from a sandy beach on the west shore. The water stays warm enough for swimming from April through October, and the state park also runs a full-service campground with hookups, restrooms, and showers.
Fishing at Sand Hollow is genuinely good. The reservoir is stocked with largemouth bass, bluegill, and crappie, and it has produced multiple state-record bass over the years. A Utah fishing license is required, and the state park staff can point you toward the current hot spots. For a quieter fishing day, Quail Creek Reservoir is about fifteen minutes west and holds rainbow trout and bullhead catfish in cooler water.
Sand Hollow State Park
Boat ramp, sandy swim beach, campground, fish cleaning station, and day-use picnic areas. Day-use fee required. About five minutes from Dixie Springs.
Sand Hollow OHV area
6,000 acres of sand dunes and technical rock-crawling. Separate entrance from the state park, with its own staging area and day-use fee. Open year-round.
Quail Creek State Park
A cooler, quieter reservoir about fifteen minutes west. Trout fishing, boat ramp, and a separate day-use beach. A good Plan B when Sand Hollow is packed on a holiday weekend.

Schools & education
Schools, by the facts.
Dixie Springs is served by the Washington County School District. On the Sand Hollow corridor, the elementary assignment is typically Three Falls Elementary (grades K-5), with Hurricane Elementary (K-5) serving parts of that side of town, then Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter option in Hurricane. Boundaries shift and the district is actively redistricting for growth, so the school that serves a specific address can change; confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can evaluate for yourself. Utah Tech University and Dixie Technical College in St. George are about 25 minutes away for continuing education and degree programs.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend.

Summer weekends are a different animal. Sand Hollow is one of the busiest state parks in Utah. From Memorial Day through Labor Day, the boat ramp line forms early on Saturdays, and the beach fills by late morning. If you want quiet water, go on a Tuesday.

The OHV side has its own rhythm. The sand dunes south of the reservoir draw a big OHV crowd, especially on holiday weekends. If you are not into the motorsports scene, you hear it more than you see it from Dixie Springs, and it is mostly a daytime thing.

Fall is the sweet spot. September and October are the months the lake is still warm, the crowds thin out, and the air temperature drops into the perfect range. If you are buying here, the fall is when the neighborhood shows its best self.

You trade a few minutes of driving for a lot of space. Groceries are twelve minutes instead of five. The upside is that you get a half-acre lot, red rock views, and a boat ramp that is closer than the produce aisle.

Buying in Dixie Springs
Dixie Springs sits north of Hurricane proper, along Sand Hollow Road, roughly halfway between State Route 9 and Sand Hollow Reservoir. It is one of the closest residential communities to the lake, with the state park boat ramp and beach about five minutes from most driveways in the neighborhood.
Dixie Springs is a mix of custom single-family homes on larger lots, with many built in the last fifteen to twenty years. You will see stucco and stone exteriors, tile roofs, RV garages, and plenty of floor plans designed to make the most of the lake and red rock views. Some properties are primary residences, and a portion are vacation or second homes.
Sand Hollow Reservoir is about five minutes north on Sand Hollow Road from Dixie Springs. The state park entrance, boat ramp, and sandy beach are all within that drive. You can realistically go from your driveway to your boat in the water in under ten minutes.
The price spread is wide because of the mix of lot sizes, ages, and proximity to the lake. Recent activity has generally ranged from the mid $400,000s to over $800,000, with larger custom homes and view lots at the upper end.
