Life in Elim Valley


A plan built for the sidewalk.

Elim Valley reads differently from a standard Hurricane subdivision, and that is by design. The master plan came from Duany Plater-Zyberk, the New Urbanist firm, so the homes face the street with front porches and shorter setbacks while the garages load off the rear. The everyday effect is a walkable feel: front doors and sidewalks instead of a wall of garage doors, with the parking life tucked behind the homes. Rather than one big tract, the community is organized into roughly a dozen smaller neighborhoods, each with its own pocket of the plan.

The setting is the southeast side of Hurricane, just minutes from Sand Hollow State Park. That puts the red-rock reservoir, the dunes, and the off-highway trails practically at the edge of the community, while downtown Hurricane and its grocery stores are a short drive northwest. A clubhouse, pools, parks and green space, water features, and trails are woven through the plan as shared amenities, so a lot of daily life happens without getting in the car.

One thing to understand up front: Elim Valley is a mix of full-time homes and vacation or short-term-rental homes. Some neighborhoods lean residential, and at least one, Marla at Elim Valley, is a resort-style enclave set up for nightly rentals. That blend is part of the character here, and which neighborhood you choose shapes how the street around you actually feels day to day. A community clubhouse

Elim Valley centers on a clubhouse built into the master plan as a shared gathering space, with the resort-style Marla enclave carrying its own clubhouse on top of that. It is the kind of amenity you do not find in a standard subdivision.

Pools and water features

The plan includes community pools and water features, with the Marla neighborhood adding a resort-style pool, a lap pool, and a hot tub. Many homes in that enclave also carry private pools or spas of their own.

Parks, green space, and trails

Parks, open green space, and trails are threaded through the neighborhoods, a hallmark of the New Urbanist plan. The walkable layout means you can move between pockets of the community on paths rather than along a main road.

Minutes to Sand Hollow

Sand Hollow State Park sits just minutes away, about seven by car: a red-rock reservoir for boating and warm-water swimming, sand dunes, and miles of off-highway-vehicle trails right at the community's doorstep.

Because Duany Plater-Zyberk laid it out, homes face the street with garages loaded to the rear. The street view is front porches and sidewalks rather than driveways, which gives Elim Valley a more connected, neighborhood feel.

Zion corridor access

Zion National Park's south entrance is about 35 minutes east on SR-9, and St. George is roughly 25 minutes the other direction via SR-9 and I-15. The southeast location keeps the park corridor close.

Elim Valley is not one subdivision. The Duany Plater-Zyberk plan breaks it into roughly a dozen smaller neighborhoods, each with its own pocket of streets and its own character. They range from full-time residential blocks to resort-style enclaves set up for vacation use. Here is how to think about the pieces.

The master plan

Developed by Elim Valley Planning and Development and laid out by DPZ, the community is organized around a clubhouse, pools, parks, water features, and trails, with around a dozen neighborhoods planned across the site. Homes face the street and garages load to the rear, the signature of the New Urbanist plan.

Full-time residential pockets

Several of the neighborhoods lean toward full-time living, with single-family homes oriented to the porch-and-sidewalk plan. These pockets share the community amenities and the walkable layout while keeping a settled, residential feel.

Marla at Elim Valley

Set up for nightly rentals

Marla is the resort-style enclave inside Elim Valley, a neighborhood zoned and marketed for nightly, short-term rentals rather than full-time residency. Its shared amenities are described as a resort-style pool, a lap pool, a hot tub, and a clubhouse. The homes are larger single-family residences, with a median around 4,000 square feet and most built from 2020 onward, sitting on compact lots of roughly 0.1 acre. Many carry private pools or spas of their own.

Pricing in Marla runs higher than the residential pockets. Recent sales have ranged roughly from the $600,000s to about $1,250,000, with a median near $924,000 and some newer listings coming in lower. Phase numbering exists (you may see Ph 1 or Ph 2 in the MLS), but exact phase details are best confirmed against the current listings. Short-term rental rules are property-specific and can change, so confirm the rental status of any individual home before you write an offer.

Full-time homes and vacation rentals.

The home stock in Elim Valley splits along the lines of the neighborhoods. Some pockets are built for full-time living, oriented to the porch-and-sidewalk plan with the garage off the rear. Other neighborhoods, Marla being the clearest example, are built for vacation and short-term-rental use, which shows up in the floor plans, the lot sizes, and the amenity packages. Knowing which kind of neighborhood a home sits in tells you more than the headline number does.

In the Marla enclave specifically, the homes are larger single-family residences, with a median around 4,000 square feet and most built from 2020 onward. They sit on compact lots of roughly 0.1 acre, which is intentional: the design trades private yard space for shared resort amenities and a turnkey rental footprint, and many homes carry their own private pools or spas. Across the rest of the community, expect single-family homes in the southern Utah style, sized to the neighborhood and the lot.

In Elim Valley, the neighborhood comes before the number. A full-time residential home and a turnkey nightly-rental home in Marla are two very different products, even inside the same master plan.

One practical note: a home set up for nightly rentals comes with different ownership math than a primary residence, from how it is furnished to how it is used. If you are buying to live full time, lean toward the residential pockets. If you are buying for vacation or rental use, Marla is the part of the community built for it. Either way, confirm the rental status and the lot for the specific home you are considering, because it varies street to street.

Schools & education


Schools, by the facts.

Elim Valley sits in the Washington County School District. On the Sand Hollow-corridor side of town, the elementary that typically serves this area is Three Falls Elementary (grades K-5), and the older-grade chain runs Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter alternative in Hurricane. The district is actively redistricting for growth, and the school that serves a specific address can change, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can evaluate for yourself. Utah Tech University and Dixie Technical College in St. George are about 25 minutes away.

No listing photo tells you this part. After 20+ years in Southern Utah, here is what I would tell a friend looking at Elim Valley.

  • The plan is the real amenity. The DPZ layout, with homes to the street and garages to the rear plus parks and paths between neighborhoods, is what sets Elim Valley apart from a standard subdivision. You feel it the moment you drive in: front porches and sidewalks instead of a wall of garage doors.

  • Know whether you are buying residential or rental. Elim Valley mixes full-time homes with vacation and nightly-rental homes, and the Marla enclave is built specifically for short-term rental use. The street around a turnkey rental block lives differently from a full-time pocket, so pick the neighborhood that matches how you will actually use the home.

  • Compact lots are a deliberate trade. In Marla, the homes are large but the lots are small, around a tenth of an acre. That is the design: less private yard, more shared resort amenities and a turnkey footprint. If you want a big yard, this is not the neighborhood for it, and that is worth knowing going in.

  • Sand Hollow is the location story. The southeast edge of Hurricane puts the reservoir, the dunes, and the OHV trails minutes from your door. The tradeoff is a slightly longer run to the grocery store in town. For a lot of buyers here, being next to the park is the whole point.
