Life by the golf course

What a day on the north side looks like

Morning in FireRock starts with light coming up over Sky Mountain Golf Course, which sits right at the edge of the community. If you golf, you can be on the first tee in a couple of minutes. If you ride or run, the Hurricane Rim trailhead is about ten minutes away. The homes are new, so the streets are clean and quiet, and the desert landscaping is still growing in.

Midday errands are quick. Lin's Fresh Market and the Walmart Supercenter are both about five minutes down toward State Street. State Route 9 gets you to St. George in about 20 minutes or to Zion in about 35. FireRock sits on the north end of town, close to the golf course and still an easy drive to everything you need.

Evening brings long views west toward Pine Valley Mountain, while the red cliffs to the east hold the last of the color. The breeze picks up just enough to cool things off, the last golfers finish their rounds, and the neighborhood goes quiet. You are at the edge of Hurricane's newer north side, and a full grocery run is still only five minutes from your driveway.

Neighborhood highlights

What is close by, and how far

Hurricane Rim trail system

This network of desert singletrack loops (narrow trails one bike wide) sits on the hillside above the Virgin River. The loops have desert views and link to the JEM and Gould's Rim trails. The main trailhead is about ten minutes from FireRock.

Sky Mountain Golf Course

The city-owned public 18-hole course sits right next to FireRock. It has changes in elevation, lava-rock outcrops, and long views across the valley.

New construction, still building

FireRock is a planned community of about 168 lots, going up in phases through the 2020s. D.R. Horton is the main builder, and some lots let you bring your own builder, so new plans and finishes are still coming.

Sand Hollow Reservoir

Sand Hollow is about 15 minutes from FireRock, with red sand beaches, blue water, boating, paddleboarding, and off-road trails in the dunes. Through the warm half of the year, much of Hurricane gathers here.

Zion, 35 minutes east

State Route 9 runs straight from Hurricane to the south entrance of Zion National Park. From FireRock you drop down to the highway and have a clear drive east toward the canyon.

Conveniences close by

Lin's Fresh Market, Walmart, fuel, and dining on State Street are all within about five or six minutes. The north end feels tucked away, but errands are a short drive. Details are in the errands table.

Homes & lots

New homes by the course

FireRock is a planned community of roughly 168 lots on the north end of Hurricane, released in phases through the 2020s. These are new homes, not an older neighborhood. D.R. Horton is the main builder. Floor plans run from three to five bedrooms and up to three-and-a-half baths, with two- or three-car garages. You will see single-level and two-story plans, most from about 2,200 to 4,400 square feet.

Homesites run from about 0.18 to 0.49 acre, from tidy lots in the middle of the community up to larger view lots on the edges. In the newer phases, some lots are sold for you to bring your own builder. That is unusual for a community this size. It matters if you want a semi-custom home (a builder's plan changed to suit you). If a certain plan or view matters to you, tell me early.

Buying new next to the course means you pick the plan, but resale homes here compete with the builder's own.

While the builder still has homes going up, anyone reselling here is pricing against new homes a few streets over. That cuts both ways. As a buyer, you have choices and room to bargain. As a seller, you need a sharp price and a clean home to stand out. Either way, I will show you what has sold recently, so the number rests on real sales, not a guess.

Built New construction, 2020s, active phases Builder, MLS
Home types Single-family, single-level and two-story
Primary builder D.R. Horton, plus bring-your-own-builder lots
Lot sizes About 0.18 to 0.49 acre
Recent sale range Upper $500,000s to low $700,000s Washington County MLS
Garage typical 2 to 3-car attached

The rock it was built on

Where the name comes from

Plenty of new subdivisions on Hurricane's north side look alike from the street. FireRock is the one laid out around its stone. The developer planned the 168 lots to keep the natural red and black rock outcrops in place instead of leveling them flat. That is why you see boulders in front yards and along lot lines, not a smooth sheet of graded dirt. Those rocks are the "fire rock" in the name. They are also the quickest way to tell this community from Falcon Ridge or the other newer streets nearby.

The rock does two things for you. It gives you stone landscaping you never have to install or maintain, which is a real head start in a desert yard. It also makes every lot different: two homes on the same D.R. Horton plan can feel very different, depending on whether the stone frames a private patio or cuts into the side yard. That is why I push buyers to walk the ground and not just tour the model.

Building here works differently too. Across the 168 lots, some of the newer Phase 3 homesites are sold on a bring-your-own-builder basis, next to D.R. Horton's own homes. A community this size, built from a few set plans, does not usually offer lots like that. Keep it in mind if you want your own builder on a certain lot instead of a set floor plan.

Trails & outdoors

Trails on the hillside

The Hurricane Rim trail system is the main reason to ride, run, or hike on this side of town. Its desert loops sit on the hillside above the Virgin River. They link to the larger Hurricane Cliffs trail system, which includes the JEM Trail and Gould's Rim. The main access is about ten minutes from Firerock, with trailhead parking off the Hurricane Hill road. The riding is classic high desert: flowing slickrock, fast hardpack, and views that make you stop mid-ride just to look.

Hurricane Rim trailhead

From FireRock, the quickest way onto the Rim is south to State Route 9, then up the Hurricane Hill road to the dirt lot and kiosk. The drive takes roughly ten minutes. From there the Rim, the Dead Ringer trail, and JEM all link up, so you can build a loop of almost any length.

JEM Trail

A bike trail built on purpose for smooth, fast riding, about 15 minutes from FireRock along the Virgin River rim. Riders drive in from all over the West to ride it.

Quail Creek State Park

The quieter reservoir, with colder water, on the way toward the freeway and about 12 minutes from FireRock. It has fishing, kayaking, and a shoreline loop, and it is a calmer choice than Sand Hollow on a busy summer weekend.

Access and parking for the Rim are on Bureau of Land Management (BLM) land in the Hurricane Cliffs area. Rules there can change from season to season, so check current conditions before you drive out. Sand Hollow, Quail Creek, and the wider trail map are covered on the Hurricane guide.

Golf nearby

Tee times with views

Hurricane has quietly become one of the best golf towns in Southern Utah, and FireRock sits right at the edge of it. Sky Mountain is next door, Sand Hollow is the resort round, and Copper Rock is the newer high-end course. All three play year round, and all three are an easy drive from FireRock.

Sky Mountain

Right next door. This city-owned public 18-hole course has changes in elevation, lava-rock outcrops, and long views. It is also some of the best value golf in the region. From FireRock you can be on the first tee in a couple of minutes.

Sand Hollow Resort

About 15 minutes toward the reservoir, on the same road you take for a boat day. The famous holes run along the sandstone rim. If you are already headed to Sand Hollow, a round and an afternoon on the water make an easy pair.

Copper Rock

About 12 minutes if you drop down and cross to the far side of town. It hosts a professional tour event, so a tournament-level course is a short drive away without leaving Hurricane.

Living next to Sky Mountain, you may wonder about golf-course lots. For FireRock homes that back onto the fairway or the greenbelt, see the Hurricane golf course homes page. Check tee times and conditions on each course's own site.

Errands & drive times

Errands, measured in minutes

Groceries and the daily stops are about five minutes down on State Street, and the rest of town and St. George are a straight drive. Times are estimated.

Common errands from Firerock with estimated drive times
The errand Where it happens From FireRock
Full grocery run Lin's Fresh Market, State Street ~5 min
Big-box and shopping Walmart Supercenter, State Street ~5 min
Dining and fast food State Street restaurants ~6 min
Fuel State Street stations ~5 min
Golf Sky Mountain Golf Course ~2 min
Reservoir day Sand Hollow State Park ~15 min
Urgent care (24/7 ER on the same campus) Intermountain Hurricane Valley Clinic with InstaCare, 75 N 2260 W ~6 min
Flights St. George Regional Airport (SGU) ~30 min

Farther out, FireRock's spot on the north end puts the freeway about 15 minutes away toward Washington. St. George is roughly 20 minutes, Zion about 35, and the Kolob Terrace high country about 30. The full day-trip map is in the Hurricane guide.

Schools & education

Schools, by the facts

Firerock is served by the Washington County School District (WCSD). On this side of Hurricane, the elementary school is typically Hurricane Elementary or Three Falls Elementary (both K-5). Students then generally go on to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter school in Hurricane, is another option. Utah Tech University and Dixie Technical College in St. George are about 25 minutes away. WCSD is actively changing school boundaries as the area grows, so the schools that serve a given address can change. For any home you are serious about, check the current assignment with the district. GreatSchools and Niche both publish numbers you can weigh yourself.

I cover the bigger education picture in the Hurricane guide.

What locals know

Notes from the north end

No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend about buying new next to the course.

  • The rock is part of the deal. FireRock is named for the outcrops the streets were laid out around, and the developer left a lot of it in place. On some homesites, natural red and black stone sits right at the property line. That is ground you never have to plant or maintain. It also means the actual lot matters, because where the rock sits decides how much yard you can use.

  • Compare resale against the builder. While D.R. Horton still has Phase 3 homes going up, any resale you look at competes with brand-new homes a few streets over. Check the builder's current base prices (its starting price for each plan) and its incentives before you judge a resale price. I will pull both sides for you.

  • Which phase you buy in changes the deal. FireRock has been built in phases since the late 2010s, and Phase 3 is the one selling now. Earlier-phase resales are on established streets where the landscaping has grown in. The newer phase is where homes are still going up and where the bring-your-own-builder homesites are. Neither is better, but they are different purchases, and I will tell you which streets sit in which phase.

  • The view side faces west and north. The higher lots and the lots on the edge look out toward Pine Valley Mountain and the Red Cliffs Desert Reserve. On a clear evening, you can see the light on the cliffs toward Zion. Interior lots give up the long view, but they sit tucked in off the through streets. Decide up front which one you are buying for. It is the single biggest swing in price between two otherwise identical plans.

  • The lot matters as much as the plan. Lots run from small standard ones up to nearly half an acre, so two homes with the same floor plan can feel very different. A lot on the edge with an open view west toward Pine Valley Mountain is a different purchase than an interior lot. Walk the ground before you fall for the model.

The buyer side and the seller side

Buying in Firerock

FireRock sits on the north end of Hurricane, along Firerock Way off Sky Mountain Boulevard, right next to the city's Sky Mountain Golf Course. It is about 5 minutes from groceries and retail on State Street, with Sand Hollow Reservoir about 15 minutes away.

New-construction single-family homes, most built in the 2020s and still going up in phases. D.R. Horton is the primary builder, and some lots let you bring your own builder. You will see single-level and two-story plans from roughly 2,200 to 4,400 square feet, with desert landscaping that is still filling in.

Sky Mountain Golf Course is right next door. The Hurricane Rim trailhead is about 10 minutes away, with narrow bike trail loops that connect to the JEM Trail and Gould's Rim. Sand Hollow Reservoir is about 15 minutes for boating and paddling.

Recent sales have generally ranged from around the Hurricane median to above it, with larger plans and view lots at the higher end. In Washington County MLS records, prices here have run from the upper $500,000s to the low $700,000s. For Hurricane as a whole, my 2025 market report puts the median home sale at $580,500. Prices move, so ask me for current numbers.

Selling in Firerock

Prices here change with the floor plan, the lot and its views, and how the home was finished. Start with the home valuation page. I will compare your home with recent FireRock sales, with no obligation.

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Hurricane listings and on this Firerock page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.

It depends on what is listed right now. Resale homes here compete with the builder's own new homes, so pricing and presentation matter a lot. Tell me your timeline and I will tell you plainly what I see, not a pitch.

Yes, and it is common here. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.

Recent Firerock prices have run from the upper $500,000s to the low $700,000s in Washington County MLS records, around the Hurricane median and above. Resales compete directly with D.R. Horton's own homes still going up in phases, so pricing and presentation have to take the builder next door into account.
