Life at the resort


What a day here actually looks like

Morning at Sand Hollow Resort starts with red rock light on the water. The early crowd is a couple of boats at the state park ramp and a few golfers on the Links nine, out before the heat builds. If you live here full time, your weekday probably looks like a normal Hurricane morning: coffee, then a drive into town or St. George. The reservoir is waiting when you get back.

Weekends are a different story. The state park fills up by late morning in summer, OHV (off-highway vehicle) trailers line Sand Hollow Road, and the clubhouse patio is busy by noon. Go early, or go on a Tuesday. The people who bought here for vacation rental income know the pattern well, and the full-timers just plan around it.

Evening is what sells the place. The sun drops behind the red rock west of the reservoir, the boat traffic thins, and the water goes smooth as glass. From the right lot in The Estates or The Retreat, you watch the whole show from your patio. Pine Valley Mountain catches the last light to the north. That is why people pay extra here for a wide, open view that nothing blocks.

The five options


One resort, five ways to own

Sand Hollow Resort is not one subdivision with one set of rules. It has five residential sections, and each one suits a different use. One might be a condo for weekend golf trips that is easy to lock up and leave when you travel. Another might be a custom estate on a view lot. Here they are, one at a time.

The Estates

These are custom homes on the largest lots in the resort. They sit on the higher ground with the best views across the reservoir, the golf course, and Pine Valley Mountain. You will see both single-level and two-story homes. They generally run from the mid $600,000s to over $1,000,000 (Washington County MLS), which is above the town median (the middle price). Most of these homes are lived in full time.

Tava

These are resort condos and townhomes made to lock up and leave when you travel. Tava is the lowest-upkeep way into Sand Hollow Resort. The homes are compact, furnished options are common, and much of the nightly-rental activity is here. Prices generally start in the $300,000s and run into the $500,000s (Washington County MLS), which is below the town median, depending on views and upgrades.

The Dunes

These are single-family homes near the golf course and the OHV terrain on the south side of the resort. The lots back onto the red rock and sand that give the section its name. Homes here usually run from the mid $400,000s into the $700,000s (Washington County MLS), from a bit below the town median to above it. It is a good fit if you want a garage for your toys and quick access to the trails.

The Retreat

These are larger homesites set back from the busier center of the resort, with wider views of the reservoir and the red rock around it. The Retreat has more space and sits away from the rental traffic (guests coming and going). Prices typically land in the $500,000s to $800,000s (Washington County MLS), which is around the town median and above.

The Villas

These are fully furnished units near the clubhouse, zoned to allow nightly rental. They are built for short stays, come move-in ready, and sit within walking distance of the pro shop and Horizon Kitchen + Spirits. Pricing generally runs in the $300,000s to $500,000s (Washington County MLS), which is below the town median, depending on unit and finish. Homes & lots


Everything from a resort condo to a custom estate

Sand Hollow Resort has a wider range of home types than almost any community in Washington County. You can buy a furnished, move-in ready condo in Tava for weekend golf trips. In The Dunes you can buy a single-family home with a garage deep enough for a side-by-side (an off-road vehicle with seats side by side). Or you can buy a custom estate on a view lot in The Estates, with the reservoir and Pine Valley Mountain both in view. No two sections offer the same kind of home.

This is a young community, not an established one. The golf course opened in 2008, and most of the homes have gone up since, the bulk of them in the 2010s and into this decade. Builders are still active, and newer sections like The Dunes and The Estates are releasing lots and homesites in phases. You will see model homes, fresh streets, and landscaping still filling in next to the finished sections. If you want new construction, you can often still pick a lot and a plan here.

In Washington County MLS records, resort condos and townhomes run from the low $300,000s into the $500,000s, which is below the town median. Single-family homes in The Dunes and The Retreat generally sit between the $400,000s and $800,000s. That is around the median and above, depending on the lot and finish. Custom homes in The Estates start in the $600,000s and can push past $1,000,000 with a strong view and high-end finishes. The Villas sell on rental income, so pricing reflects furnishing packages and booking history as much as square footage.

At Sand Hollow, the view sets the value more than square footage does. A 2,000-foot home on a good view lot beats a 3,500-footer looking at a neighbor's garage.

One thing to know before you pick a section: the rental mix varies a lot by area. Tava and The Villas have the most nightly rentals. The Dunes splits roughly down the middle between full-timers and second homes. The Estates and The Retreat are mostly full-time homes and long-term owners. If you plan to live here full time, think carefully about which section you choose. The Saturday traffic from guests coming and going is not spread evenly.

On the water


Sand Hollow Reservoir, out the back door

Sand Hollow Reservoir is the reason this resort exists where it does. The water is warm and covers 1,322 surface acres. The reservoir is managed as part of Sand Hollow State Park, and it sits right next to the community. From The Estates and The Retreat, you are not driving to the lake. You are looking at it from your lot. The boat ramp is about three minutes from your driveway.

The reservoir is known for warm water and red sandstone shorelines, and the scene shifts completely with the season. Summer brings powerboats, wakeboarders, jet skis, and cliff jumpers at the red rock ledges across the water. On weekends the main beach near the state park entrance fills up by late morning. Fall and spring are quieter, with fishermen going for bass and trout, kayakers working the coves, and scuba divers at the submerged features the reservoir is known for. Winter clears out almost entirely, and you get the place to yourself.

Boating & launch

Concrete boat ramp at the main state park entrance, about three minutes from the resort. Off-highway vehicles (OHV) unload in a separate area, so they do not crowd the boat trailers. Parking fills early on summer weekends.

Fishing

Largemouth bass, bluegill, crappie, and rainbow trout. Shore access along the west side. Good fish habitat around the red rock points. State license required.

Scuba & diving

One of the few warm-water diving spots in the region. Sunken structures, vehicles, and rock formations at various depths. Dive shop and rentals operate at the marina.

Golf


Twenty-seven holes with red rock backdrops

The Sand Hollow Golf Course is a 27-hole course at the center of the resort. It has an 18-hole Championship course and a 9-hole Links course, and both run through the red rock land that defines this corner of Washington County. The Championship course plays through sandstone ridges, arroyos (dry stream beds), and raised tee boxes with reservoir and Pine Valley Mountain views. The Links nine is shorter and more walkable, a good warm-up or an afternoon round when you do not have four hours.

The course is public, so you do not need to own here to play here. Living beside it means the first tee is a short cart ride from your door. The clubhouse sits at the center of the resort, with a full pro shop and Horizon Kitchen + Spirits (formerly The Grille). Horizon is a sit-down restaurant and bar, and its patio looks out across the course toward the reservoir. On a fall afternoon with the red rock lit up, it is one of the best lunch views in the county.

Championship 18

Par 72, roughly 7,300 yards from the back tees (the longest tees). Elevation changes, forced carries (shots that must fly over a hazard) over arroyos, and a back nine that climbs into the red rock. Consistently ranked among Utah's top public courses.

Links 9

Par 36, about 3,400 yards. A more open, links-style layout (a wide-open style of course) with fewer elevation swings. Walkable and faster to play. A good option for an evening round or a quick nine before dinner.

Trails & outdoors


OHV trails, bike trails, and red rock right outside your door

The Sand Hollow OHV area is a 6,000-acre recreation area set aside for off-highway vehicles (OHV), and it shares a boundary with the resort. It has sand dunes and slickrock, which is smooth, bare sandstone. It has rock crawling, which means slow, careful driving over rough rock. And it has a network of trails from beginner to advanced. You can load up at your garage in The Dunes and be on the trail in under five minutes. It is known across the country for rock crawling and UTV (off-road side-by-side) riding. On a holiday weekend you will hear it before you see it.

For mountain biking and hiking, the JEM Trail is about 20 to 30 minutes away. It is a fast, flowing singletrack, a trail just wide enough for one bike. It runs on a raised shelf of flat land above the Virgin River. It has long views and berms (banked turns), and the open desert sun cooks you by noon in July. The Hurricane Cliffs trail system and Gould's Rim add another 20-plus miles of riding nearby. Gooseberry Mesa, one of the iconic slickrock rides in the West, is about twenty minutes away.

Sand Hollow OHV

6,000 acres of dunes, slickrock, and trails next to the resort. Day-use fee or annual pass required. UTV, ATV, dirt bike, and rock crawling. Places to unload and get set up on site.

JEM Trail

About 20 to 30 min away. A fast, narrow trail on a raised shelf of flat land above the Virgin River. It flows downhill, suits beginner to intermediate riders, and is popular with mountain bikers. It is open to the sun, so ride early in summer.

Gooseberry Mesa

About 20 min. World-class slickrock mountain biking on a high mesa (a flat-topped hill) with views into Zion. Tricky terrain, not for beginners. Also open to hiking and trail running.

Errands, measured from the resort

Sand Hollow Resort sits about 7 miles west-southwest of downtown Hurricane, off Sand Hollow Road on the west side of the reservoir. It is about 17 minutes by road to downtown. The catch with living beside a reservoir and a golf course is that errands are a short drive into town, not a walk. Times are estimated, measured from the resort.

Schools & education


Schools, by the facts

Sand Hollow Resort is served by the Washington County School District. On the south side of Hurricane, toward the Sand Hollow area, the elementary school is typically Three Falls Elementary. It covers grades K-5, kindergarten to grade 5. Hurricane Elementary is the other in-town K-5 option. From there students go to Hurricane Intermediate (grades 6-7), then Hurricane Middle (grades 8-9), then Hurricane High (grades 10-12). Valley Academy is a K-8 charter school in Hurricane. A charter school is a public school that runs apart from the district. The district is actively changing which schools serve which streets as it grows, so the school that serves a given address can change. I always tell buyers to check the current assignment with the district for any home they are serious about. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

What locals know

Notes from the west shore

I have lived in Southern Utah for more than 20 years and know Washington County's neighborhoods. Here is what I would tell a friend about living at Sand Hollow Resort.

  • Summer weekends are an event. The state park fills up and OHV trailers line Sand Hollow Road. The boat ramp gets busy by 10 a.m. You learn to run errands on Thursday and keep the boat at home on Saturday, or you join the party. Either way, go in knowing what weekends are like.

  • Winter is a different world. From November through February the reservoir empties out, the golf course runs on winter hours with frost delays, and the resort goes quiet. For a full-time resident, it is the best season: you get the views without the crowds, and St. George is still 25 minutes away.

  • The wind is real. Sand Hollow sits in an open basin, and afternoon winds can kick up across the reservoir. In summer that cools things off, which is welcome. If you are buying a patio home (a small home with its own patio) or a condo with outdoor living space, pay attention to which way it faces. West-facing patios get the brunt of the afternoon breeze.

  • The water level moves. Sand Hollow is a reservoir, not a natural lake. The level goes up and down from year to year with snowpack and with how much water is drawn out for watering. A waterfront lot is not the same thing every season, so check the current level before you put a dollar value on a shoreline view.
