What Sky Mountain actually is

Sky Mountain is not one subdivision. It is a whole community that grew in phases around an 18-hole public golf course on the north side of Hurricane. The city opened the course in the mid-1990s, and the homes of Sky Mountain Golf Estates went up around the fairways in the years that followed. More recently, the Clubhouse Series at Sky Mountain added townhomes near the community clubhouse.

The golf course is what holds the area together, and the neighborhoods wrap around it. Some homes back right onto fairways, some sit on quiet interior streets a block or two away, and some look past the course to Pine Valley Mountain. The next section breaks down what is what.

On a Saturday morning, the course is busy before the heat builds. Golf carts share the cart paths with walkers and joggers, and the clubhouse pours coffee for the early tee times. The golf course sets the pace here, and the rest of the community follows it.

Two ways to live in Sky Mountain

Sky Mountain has two main kinds of homes: the single-family homes of Sky Mountain Golf Estates and the newer Clubhouse Series townhomes. Each has its own character, price range, and feel.

Sky Mountain Golf Estates

The single-family homes of Sky Mountain Golf Estates are the heart of the community. These streets wrap closest around the golf course and went up in phases over the years. They have the most established landscaping and the widest mix of home ages, from earlier builds to newer homes on the remaining empty lots.

These homes are mostly one-story ranch and two-story designs with stucco and stone exteriors, tile roofs, and two- to three-car garages. Lots right on the golf course cost more, and interior streets give you the same community without the fairway price. More homes come up for sale in the Golf Estates than anywhere else in Sky Mountain. That means more past sales to compare, and prices cover the widest range.

The Clubhouse Series townhomes

The Clubhouse Series at Sky Mountain is the newer, lower-maintenance choice: townhomes grouped near the community clubhouse instead of spread-out single-family lots. The Golf Estates is where you go for a yard and a driveway. The Clubhouse Series is where you go for a lock-and-leave home (easy to close up and leave) a short walk from the pool and the fitness room.

These are attached homes on less land, so exterior upkeep is light and the amenities are right outside the door. Day to day, it feels different from the single-family streets: you keep the golf-course setting without a whole lot to take care of.

Crown Pointe, while adjacent to Sky Mountain, is a separate community and is not part of Sky Mountain.

An 18-hole course with the cliffs as the backdrop

Sky Mountain Golf Course is an 18-hole championship public course owned by the city of Hurricane. It plays through the center of the community, with the Hurricane Cliffs and Pine Valley Mountain framing almost every hole. The course is not private, so residents and visitors share the tee times. The community gains from the steady stream of golfers who book morning rounds before the heat builds.

The course is known for elevation changes, wide fairways with desert rough, and greens that hold their speed. The back nine climbs into higher ground and gives you the long views that put Sky Mountain on the map. If you play often, living in the community means a five-minute cart ride to the first tee instead of a drive across town.

Full-service clubhouse with pro shop, snack bar, and a patio that overlooks the course. Open year-round, busiest October through May.

From fairway lots to rim views

Sky Mountain homes span a wide range because the community was built over a long time. In Sky Mountain Golf Estates, the single-family homes went up from the late 1990s through the 2010s. Most have ranch or two-story floor plans, stucco and stone outside, and attached two- to three-car garages. The Clubhouse Series townhomes are the newer, lower-maintenance end of the mix.

Lots right on the golf course cost the most among the single-family homes. Interior lots on quiet streets give you the community without the fairway price, and they also skip the occasional golf ball through the back window, which really does happen. Townhomes give up the private yard for a lock-and-leave home near the clubhouse, and the price reflects the difference.

At Sky Mountain, the lot sets the way you live. A golf-course lot, an interior lot, and a rim lot each feel different.

Trails & outdoors


Beyond the fairway

Sky Mountain is about ten minutes from the Hurricane Cliffs trail network, where JEM Trail, Hurricane Rim, and Gould's Rim are all a short drive away. Sand Hollow Reservoir is about fifteen minutes away for boating, fishing, and the red sand beaches. Quail Creek Reservoir is roughly the same distance in the other direction. Zion National Park is 35 minutes east on SR-9, which makes Sky Mountain a handy base for weekend canyon time.

If golf is your main outdoor activity, you are already home. If you mix golf with hiking, biking, and water, you are close to all three. The full outdoor picture is in the Hurricane guide.

Schools & education


Schools, by the facts

Sky Mountain is served by the Washington County School District. On this side of Hurricane, the elementary school (grades K-5) is typically Hurricane Elementary or Three Falls Elementary. After that, students go on to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter school in Hurricane. The district changes which schools serve which streets as it grows, so check the current assignment for any home you are serious about directly with the district. For college, Utah Tech University and Dixie Technical College are both in St. George, about twenty-five minutes away. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

What locals know

Notes from around the course

No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend about Sky Mountain.

  • The back nine has the views. The front nine is the warmup. Then the course climbs into higher ground, and the long views of Pine Valley Mountain and the Hurricane Cliffs are why tee times fill up October through May.

  • A golf-course lot comes with a trade. The fairway views are beautiful. The catch is a stray golf ball through a back window now and then, so decide up front if the view is worth that to you.

  • Winter is the best season. October through May is golf season in Hurricane. Daytime temperatures are in the 50s and 60s, the fairways are dry, and winter visitors (snowbirds) fill the tee times. If you live here year-round, you get the course to yourself in the summer afternoons when the tourists head indoors.

  • Townhomes take the least upkeep. If you want the Sky Mountain address without a full yard to keep up, the Clubhouse Series townhomes put you a short walk from the pool and fitness room in a lock-and-leave home. Life there is different from the single-family streets, and it is a good fit if travel is part of the plan.
