A neighborhood built around a green
Unity Village is on the east side of Ivins, and what organizes it is not a view wall or a gated entry. It is the park in the middle. UNITY Park has open lawns, a covered pavilion, playground equipment and sports fields, and the streets are laid out so most homes are a short walk from the green. The plan came first and the homes filled in around it, so the neighborhood feels different from a standard subdivision.
The mix of homes sets it apart too. Townhomes, cottage-style homes and detached single-family houses share the same streets. That gives one neighborhood more than one price range and more than one way to live, all near the park. Builders have kept adding phases since the 2010s. In one week you might pass a finished resale street and a block of new construction on the same walk to the green.
The catch is the location. This is eastern Ivins, closer to the Santa Clara line and the road toward St. George than to the trailheads on the far west side. Town and daily errands are the short, easy drive. The state park and the deep desert are a few minutes farther out. The errands section below lays out both, so the drives are clear before you fall for a floor plan.

Santa Clara River Reserve, ~10 min
A reserve of about 6,500 acres with desert trails for bikes, walkers and horses, to the south and west. The petroglyph and Cove Wash routes are among the closer trailheads.
Tuacahn, ~10 min
The Tuacahn Center for the Arts stages Broadway-scale musicals in a red rock amphitheater up Padre Canyon. The season runs May to October, with a seasonal Saturday market on the plaza.
Town and errands a short drive east
Harmons in Santa Clara, Ivins City Center and the road toward St. George are all close to eastern Ivins. Daily errands are the easy drive from Unity Village.

More than one home type, one neighborhood
Unity Village is a planned community, not a subdivision of one kind of home. It was built from about the 2010s on, in contemporary desert styles. The mix is the point: single-family detached homes, townhomes and smaller cottage-style homes share the same streets and the same park. Floor plans lean open, with covered patios, and the homes are built for walking to the green. Which home you look at matters as much as the address, because a townhome, a cottage home and a detached house are lived in and priced very differently.
The phase is the second thing to pin down. Builders keep releasing new sections, so newer construction and earlier resale homes are on the market together, and they are not the same purchase. New-phase homes have current finishes and builder timelines. Earlier resale homes have settled landscaping and an established street. Where the home sits in relation to the park is the third thing. A home close to the green feels different to live in than one on an outer street, even within the same home type.
On price, the range is wide by design. In Washington County MLS records, townhomes and cottage-style homes have generally run from the upper $400,000s, with larger detached homes reaching into the $700,000s and above. New phases and resale homes sell side by side, so I look at the latest sales of similar homes of that type, not a blended neighborhood average. Before you trust any figure, check it against the live listings.

Trails & outdoors
A walk at the door, a trail day close by
The everyday outdoors here is the park itself: paths and green space you can reach on foot. The bigger desert is a short drive west and north, with slickrock, river trails and a state park all within a reasonable drive of Unity Village. UNITY Park paths (at the door)
The neighborhood's own green space carries the daily walk, the morning lap and the after-dinner stroll. Lawns, the playground and sports fields are a short walk from most streets.
Santa Clara River Reserve (easy to moderate)
About ten minutes out, the reserve's trails include the Anasazi Valley petroglyph trail and Cove Wash. These are mellow desert miles for a morning walk or an after-work ride.
Snow Canyon State Park (all levels)
About twelve minutes up Snow Canyon Drive, the park holds slickrock, the lava-tube caves, the Petrified Dunes and Jenny's Canyon in a compact loop. You can do it in an evening or take a full day.
Red Mountain (hard)
The wall on the north side of town is the Red Mountain plateau. Routes up to the rim and the overlook above Snow Canyon are a real climb, with a long valley view as the payoff.
Farther away, Zion National Park is about an hour east on the freeway. The Pine Valley Recreation Area is closed after the 2025 fire and floods, so for cooler summer air try Kolob Terrace, Cedar Mountain, or Brian Head. The Ivins guide covers the wider outdoor picture for the area.

East side of Ivins, a short drive to town
Town and errands are the short, easy drive east, and the deeper desert is a few minutes farther west and north. Times are measured from near the Unity Village streets around UNITY Park in eastern Ivins; from the outer phases, add a minute or two.

Schools & education
Schools, by the facts
Unity Village is part of the Washington County School District. The neighborhood is generally served by Red Mountain Elementary (grades K-5), which sits inside Ivins at 263 East 200 South. Students then go on to Lava Ridge Intermediate (grades 6-7) in Santa Clara. After that come Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12), both in St. George. Most of Ivins is served by the same schools.
Boundaries can shift as Ivins and Santa Clara grow. Ask the district directly for the current assignment on any home you are serious about, and do not guess from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

- Where the lot or unit sits in relation to UNITY Park and the green space, because being close to the park is part of the value here.
- How a new phase being built nearby could affect a resale home's competition, since the two can be on the market at once.
