The original Bloomington is in the southwest corner of St. George, west of the freeway. It grew up around a private golf course and the flat land along the Virgin River, and it is one of the city's older, more established addresses. The lots are larger and the trees are mature, so it feels very different from the new subdivisions east of town. It has several separate parts, from the Country Club to the Ranches.

Life in Bloomington


What a day down here looks like

Mornings in Bloomington are quiet in a way newer St. George subdivisions are not yet. These streets have had decades to settle, and the trees are tall enough to really shade a yard. The first walk of the day can run down to Bloomington Park and onto the paved Virgin River trail, which follows the river south toward Sun River. If you golf, the private Bloomington Country Club is right here on the west side.

Midday is the practical part. Bloomington sits right at Interstate 15's Exit 4, so the on-ramp is at your doorstep. A full grocery run on Pioneer Road is only a few minutes away. Downtown St. George, the hospital, and the regional airport are all a short drive up the freeway or across the Southern Parkway. Living in an older, lower-traffic area does not cost you access to the rest of town.

Evenings are about the setting. Bloomington lies low, on the flat land along the Virgin River, and black basalt ridges (dark volcanic rock) frame this end of the valley. The desert parks are close, and Snow Canyon, Sand Hollow, and Zion are all in day-trip range. It is a settled place to live, and the rest of St. George is easy to reach.

Several Bloomingtons under one name

Bloomington is an area, not a single subdivision, and its parts feel different from one another. One point saves buyers real confusion. This page is about the original Bloomington, west of Interstate 15 around the private country club. Bloomington Hills is a separate community on the other side of the freeway, built around the city-owned public St. George Golf Club. The original Bloomington breaks down like this.

Bloomington (the core)

The heart of it is simply Bloomington. This is the grid of homes that took shape west of the freeway starting in 1966. St. George annexed it (took it into the city) in 1982. It is one of the older established parts of the city, and it shows in the best way. You get wider lots than most newer subdivisions, mature trees that really shade a yard, and a settled, lived-in feel, not a just-finished one.

Homes here span decades and styles, single-level and two-story. Many have been updated over the years. Bloomington Petroglyph Park is a small protected site of Ancestral Puebloan rock art. It sits right in the grid at Geronimo Road and Navajo Drive, and it was uncovered as the neighborhood was built.

Bloomington Country Club

The private Bloomington Country Club sits on the community's west side. It has been open since 1969 and was one of the first private courses in St. George. The homes that wrap its fairways are the country-club address. They include lots right on the golf course, established custom homes, and a small group of attached homes near the course.

The course is for members and their guests only, and that is part of Bloomington's identity. It is also the clearest line between the two Bloomingtons. This side is built around a private club, while Bloomington Hills sits around the city's public course across the freeway.

Neighborhood 03

Bloomington Ranches

Bloomington Ranches is the large-lot, horse-property side of the community, built mostly between 1975 and 2000. Lots run bigger here, some close to an acre. Many carry horse rights (the legal right to keep horses), and many have room for an RV garage, a workshop, or a detached guest building. It gives you space and outbuildings without leaving the city.

It is not all acreage. A small group of townhomes sits within the Ranches as well. Still, the area's reputation rests on its room to spread out.

Neighborhood 04

Bloomington Gardens

Bloomington Gardens is sometimes labeled West Bloomington Gardens. It is the more compact part of the area. You will find smaller single-family homes and attached townhomes, built from the 1970s through the 2000s. It tends to be the more affordable end of Bloomington.

The Gardens label overlaps with the Ranches area in places, so it is easier to search by street and kind of home than by name. I can sort that out for you.

Neighborhood 05

Bloomington Knolls

Bloomington Knolls is a small group of attached single-story townhomes off East Brigham Road, built in 1988. Most are two-bedroom, two-bath, single-level layouts with attached garages and small private yards. This is the low-maintenance end of Bloomington.

It sits close to the Brigham Road shopping and the Exit 4 interchange, so daily errands stay short.

One name, four kinds of home

No single description fits Bloomington, because its sub-areas are so different. The same name covers attached townhomes near Brigham Road and custom homes on the country club's golf course. It also covers acreage and horse property in the Ranches, and an established single-family grid in between. The homes here were built from the 1960s into the 2000s, so most of Bloomington is resale (homes that have had earlier owners), not new construction. Lots are larger, and the landscaping is more mature than in the newer subdivisions east of town.

Two things shape value here. The first is the sub-area: a Knolls townhome and a Ranches horse property are not the same market, even though they share a ZIP code. The second is the setting. Bloomington sits low, on the flat land along the Virgin River. On a lot near the river, it is smart to check the flood zone (an area mapped as likely to flood). Tell me the kind of home and the street that matter to you, and I will narrow it fast.

Green space, golf, and the river, close in

Bloomington Park

This is a 26-acre community park at 650 W Man O War Road. It has softball and baseball fields, a lighted basketball court, pickleball, disc golf, a playground, pavilions, and the trailhead onto the Virgin River bike path.

Virgin River South Trail

This paved, mostly flat path starts at Bloomington Park and follows the river south toward the Sun River area. It is good for walking, running, biking, and wheelchairs, and it links into the wider St. George river trail system.

Bloomington Country Club

This is a private 18-hole, par-72 course, open since 1969, for members and their guests. It is the west side's own golf course, and many Country Club homes sit right on it.

Bloomington Petroglyph Park

This is a small protected site of Ancestral Puebloan rock art at Geronimo Road and Navajo Drive, preserved when the neighborhood was developed. It is a truly local piece of history you can walk to, and most newer subdivisions cannot claim that.

The Virgin River

The river runs along Bloomington's north and east edges and gives the area open space and trail access. On lots next to the river, it is also a reason to check the flood zone before you buy. I will always flag that.

State parks within reach

Snow Canyon State Park is roughly 15 to 20 minutes away, Sand Hollow is about 20, and Zion National Park is around 50. From Bloomington the red rock and the reservoirs are an easy outing, not a road trip.

Schools & education


Schools, the facts

Bloomington is in the Washington County School District. Based on current assignments, homes here are typically assigned to Bloomington Elementary, and the high school is typically Desert Hills High School. The intermediate and middle grades are at the schools that serve south St. George. Boundaries change, so for any home you are serious about, check the current assignment with the district's boundary tool (its online map of school zones). For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is also a short drive across town.

What locals know

Four things to know about Bloomington

No listing photo shows you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend looking at Bloomington.

  • Two Bloomingtons, one name. The original Bloomington is west of I-15 around a private club. Bloomington Hills is a separate area east of the freeway around the public course. Knowing which one a listing is in matters more than buyers expect.

  • Older streets, bigger lots. This is established St. George, not a new subdivision of look-alike homes. You get wider lots, mature trees that shade a yard, and a settled feel you cannot build fast, and the Ranches even carry horse rights.

  • The river is a plus and a caution. Bloomington sits low, on the flat land along the Virgin River, and the Man O War bridge crosses the river here. The river is a real perk, but on lots next to it, a flood-zone check is smart.

  • History underfoot. A protected panel of Ancestral Puebloan petroglyphs (carvings in rock) sits right in the neighborhood at Geronimo and Navajo, uncovered when the area was built. Most newer subdivisions cannot say that.

Buying in Bloomington

Bloomington sits in the southwest corner of St. George, west of Interstate 15 at the Brigham Road interchange, Exit 4. This is the original Bloomington, on the west side of the freeway around the private Bloomington Country Club. The Virgin River runs along its north and east edges, and the Sun River area is to the south.

They are two different communities that share a name. The original Bloomington is west of Interstate 15 around the private Bloomington Country Club. Bloomington has a wide mix of homes, because it grew in phases from the 1960s onward. You will find established single-family homes on some of the larger lots in St. George, and homes on the country club's golf course. Bloomington Ranches has true acreage and horse property. There are also attached townhomes in places like Bloomington Knolls and Bloomington Gardens.

The range is wide because the sub-areas are so different. Attached townhomes sell well below the St. George median (the middle price), and large-lot Ranches acreage and golf-course homes reach the top of the market.
