Divario is a roughly 730-acre master-planned community on the west side of St. George, set among red-rock canyons off the new Gap Canyon Parkway. Its villages carry Italian names, a nod to the gap, or divario, in the canyon it wraps, and around ten builders are at work here, from entry townhomes to custom homes, all of it new construction.

Life in Divario


What a day in the canyon looks like.

Divario is built into the red-rock canyons on the west edge of St. George, and the land itself is the pitch. The master plan keeps more than 200 acres as open space and trails, including the Bear Claw Poppy route and the Gap Wash canyon the community is named for, so a morning here can start on a trail rather than a treadmill, with Snow Canyon and the Pine Valley Mountain skyline in view.

The homes are all new. Around ten builders are working across the villages, each with its own Italian name, so on a given street you might pass an Ence single-family home, a Lennar multigenerational plan, and a Henry Walker townhome under construction. A planned village commercial area and a large event plaza are part of the long-term design.

The honest caveat is access. Divario sits on the western frontier of the city, and the new Gap Canyon Parkway, which ties the community to Dixie Drive and the rest of St. George, is still being completed. Once it opens, the run to Dixie Drive and Interstate 15 is quick; until then, plan for a few extra minutes on errands.

A dozen villages, one Italian theme.

Divario is organized into villages, each built by a specific builder and most carrying an Italian name. They range from entry townhomes to custom homes, and a single village can even be split between builders by phase. Here is the lineup, builder by builder. Because this is an active build-out, availability changes constantly, so the live listings are always the best guide.

Sentieri Canyon

Sentieri Canyon is Divario's founding neighborhood, built by Ence Homes with single-story-forward single-family plans roughly 1,900 to 2,600 square feet. As the first village, it set the tone for the community.

Cascata

Cascata is one of Divario's higher-priced single-family enclaves, built by S&S Homes and marketed on panoramic Pine Valley Mountain and Snow Canyon views, with plans in the mid-2,000 to high-2,000 square-foot range.

Village 03

Salarno Hills

Salarno Hills is Visionary Homes' single-family village in Divario, with about seven floor plans including ramblers, roughly 1,600 to 2,500 square feet. It tends to sit at the more attainable end of the community's single-family band.

Rosalia Ridge

Rosalia Ridge is Fieldstone Homes' village, notable for offering two distinct exterior styles, a Desert Contemporary look and a Southwest Spanish look, on single-family plans roughly 1,800 to 2,200 square feet. A community pool is part of the plan.

Village 05

Varano Vistas

Varano Vistas is Ence Homes' smaller-footprint Divario village, with single-family plans roughly 1,600 to 2,200 square feet. It is the more compact of Ence's neighborhoods here.

Village 06

Arancio Point

Arancio Point, whose name is Italian for orange, is another Ence Homes single-family village, with plans in the mid-2,000 square-foot range. It is one of three concurrent Ence neighborhoods in Divario.

Cecita Crest

Cecita Crest is the one Divario village split across two builders by phase. CareFree Homes built the early phases, which have sold out, while Ence Homes continues to sell later phases, so it remains an active single-family neighborhood.

Village 08

La Spazio

La Spazio is Lennar's Divario village, with the largest typical floor plans in the community, roughly 2,500 to 3,400 square feet, and Lennar's signature Everything's Included approach. Many plans offer a Next Gen attached private suite with its own entrance, a standout for multigenerational households.

Village 09

Valencia

Valencia is Henry Walker Homes' townhome community in Divario, around 81 units, with plans roughly 1,900 to 2,900 square feet starting from the mid $400,000s. It is the more attainable, lower-maintenance entry into the community.

Village 10

The Davies custom collection: Rilassante, Allora & Ascesa

Davies Design Build holds three small, Italian-named custom plat areas in Divario: Rilassante, Allora, and Ascesa. These are the community's custom, high-end tier, built to order rather than from a production model row, so they trade less often and carry their own character.

Village 11

Desert Zen

Desert Zen is a new luxury-townhome community from Visionary Homes, with two- and three-story homes and a resort-style pool and hot tub. It is the one non-Italian name in Divario, and sales are launching in 2026, so it is the village to watch if you want newer, amenity-rich townhome product.

Divario is entirely new construction, organized into villages by builder. The product runs the full range: townhomes from Henry Walker (Valencia) and luxury townhomes from Visionary (Desert Zen), single-family homes from Ence, S&S, Visionary, Fieldstone, Lennar, and CareFree, and custom homes from Davies Design Build. Floor plans, sizes, and prices vary widely from one village to the next, and the same village can even be split between builders by phase, as Cecita Crest is.

Two things shape the decision here. First, the village and builder, since they set the product type, the floor plans, and the price band. Second, the pace of the build-out: new phases open regularly, and base-price new construction competes directly with resale, which matters whether you are buying or selling. Built around the canyon and its trails.

200+ acres of open space

The master plan preserves more than 200 acres of natural canyon and trails, slated to be dedicated to the City of St. George over time, so the open land is a permanent part of the community rather than future lots.

Gap Wash & Bear Claw Poppy

The Gap Wash canyon the community is named for and the well-known Bear Claw Poppy trail run through and beside Divario, putting red-rock hiking and mountain biking at the doorstep.

Event plaza & village commercial

The long-term plan includes a large event plaza and a walkable village commercial area, intended to give Divario its own gathering and shopping core as it builds out.

Snow Canyon State Park

Snow Canyon, with its Navajo sandstone, lava flows, and trails, is a short drive north and west, and its skyline is part of the view from many Divario homes.

Tuacahn Amphitheatre

The outdoor Tuacahn Amphitheatre in nearby Ivins runs Broadway-style productions and concerts under the red cliffs through the season, a short drive from Divario.

Sand Hollow & Zion

Sand Hollow State Park is roughly 20 minutes east and Zion National Park about 50 minutes, so the reservoirs and canyons are within easy day-trip range.

These are normal-conditions estimates from Divario. Be honest with yourself that this is the western frontier of town and the Gap Canyon Parkway connection is still being finished, so today's drive times will shorten once it opens to Dixie Drive.

Schools & education


Schools, by the facts.

Divario is served by the Washington County School District. The west side of St. George generally feeds the Snow Canyon area schools, but because Divario is new and sits near a district boundary, assignments here can vary and are still settling. Confirm the current assignment for your exact address with the district's boundary tool before relying on it. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is across town in central St. George.

Notes from the gap.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Divario.

  • You are choosing a builder, not just a home. Each village maps to a builder, and the same village can be split by phase, Cecita Crest is CareFree (sold out) plus Ence (selling). Knowing the builder tells you the product and the price band.

  • The name is a pun. Divario means gap in Italian, a nod to the Gap Wash canyon it wraps. Nearly every village is an Italian word, with Desert Zen as the deliberate outlier.

  • It hinges on Gap Canyon Parkway. Until that new arterial fully ties into Dixie Drive, Divario feels edge-of-town. Once it opens, the run to Dixie Drive and I-15 gets a lot shorter, which is worth factoring into timing.

  • The trails are a feature, not an afterthought. More than 200 acres of canyon and trail, including Bear Claw Poppy and Gap Wash, are built into the plan and slated for city dedication, so the open space should stay open.

Buying in Divario

Divario is on the west side of St. George, set among the red-rock canyons off Canyon View Drive and the new Gap Canyon Parkway. The parkway is being built to connect the community directly to Dixie Drive and the rest of the St. George road network, so access improves as the master plan grows.

Divario is an Italian word that roughly means gap or divide, a nod to the Gap Wash canyon the community is built around. Most of its villages carry Italian names too, from Sentieri Canyon to Cascata and Rosalia Ridge, which is part of the community's identity.

All new construction, across more than a dozen villages and around ten builders. The range runs from entry-level townhomes in Valencia and luxury townhomes in Desert Zen to single-family homes from builders like Ence, S&S, Visionary, Fieldstone, Lennar, and CareFree, up to custom homes from Davies Design Build.

Because it spans townhomes to custom homes, the range is wide. Recent activity has run from the $400,000s for townhomes into the $800,000s and above for the larger single-family and custom homes, with most single-family villages in between. Prices move, so treat that as a starting point and confirm against the live listings.
