Life at Sun River
The community that started St. George's golf-community era
Sun River sits south of Bloomington, built around the interchange where Sun River Parkway meets I-15 Exit 2. The developer was Darcy Stewart, a former securities professional who had visited the Sun City communities in Nevada. He led the project with three other principals, starting in 1998. The first model homes and sales center went up that year. The community center held its grand opening in 1999, and the golf course opened for play in 2002. The gated Reflections section followed in 2006, around the time the community sold its 1,000th home. SunRiver Villas began in 2016 as a second section built for active adults, with its own center.
The community was planned from the start as age-restricted: at least one resident in each household must be 55 or older. That legal setup shaped the design. Sun River has a golf clubhouse and restaurant, a large community recreation center, and other shared amenities that a standard subdivision does not usually build. Washington County's GIS, its map records, lists the neighborhood on several related plats. A plat is the official map of a subdivision, filed with the county. The plats include Sun River itself and the separate Villas at Sun River St George filing.
Homes have been built and resold here since 1998, so "Sun River" now covers homes from several different eras. It also covers at least two kinds of home: detached single-level homes and attached villas (homes that share a wall). I start every comparison there instead of leaving it for last. A separate SunRiver-branded project, Firelight, was announced in 2022 in Toquerville. Toquerville is a different city, roughly 20 miles northeast. Firelight is not part of this St. George community, and this page does not cover it.

Founded in 1998, still resold today
Darcy Stewart and three other principals broke ground on the original community in 1998. It was one of Southern Utah's first golf communities built on purpose for active adults, and homes here have been resold ever since those first phases.
SunRiver Golf Club, 18 holes
The golf course opened for play in 2002, and the community's layout is built around it. The clubhouse sits at 4210 Bluegrass Way, near the community center.
A 35,000-plus square foot community center
The center opened in 1999 and was expanded in 2005 with a ballroom, outdoor pool, library, and multi-purpose rooms. It holds the community's pools, fitness center, pickleball and tennis courts, and its clubs and activities.

Washington County's GIS (map records) lists Sun River as its own recorded plat. It also lists related filings for Villas at Sun River St George, Sun River Commons, and Plaza at Sun River.

More than 25 years of construction under one name
Sun River's homes went up in phases from 1998 to today. There are also attached villas, recorded on their own plat as Villas at Sun River St George. Detached homes are generally single-level, a common design choice in age-restricted communities. Lots run small. Washington County MLS data puts the typical Sun River home at roughly 1,591 square feet, on a lot of about 3,920 square feet. The average year built is around 2009, which reflects the middle phases of the community more than its earliest or newest sections.
Price depends on the build era, where the lot sits, and the kind of home. Homes here generally sell below the St. George median (the middle price). Prices run from attached villas up to larger detached homes on higher-priced lots, including lots on the golf course. Check current prices against the live listings. Before you compare any two homes here, keep recent villa sales apart from recent detached-home sales.
The community was built in many phases over more than two decades. The quality of the finishes and the age of the floor plan vary more than the single "Sun River" name suggests. A detached home from a 1990s phase and a villa from a 2010s phase are different kinds of home. They share only a community name.

The river trail is a short drive north
Sun River's own outdoor spaces are inside the community: the golf course and the grounds of the community center. The closest public trail is the Virgin River trail system, which you reach from Man O War Road in Bloomington. It is a paved path open to anyone on foot or bike. It follows the river toward Crosby Family Confluence Park, where the Santa Clara and Virgin Rivers meet.

Sun River sits right where Sun River Parkway meets I-15 Exit 2, so the freeway is not a drive away: it is the front door. To reach the rest of St. George, you head north on I-15 or up through Bloomington on River Road. Times are estimated, measured from the SunRiver Golf Club clubhouse at Bluegrass Way, the most central named point in the community. Add a few minutes from the outer phases of the community.

Schools & education
A brief note, since Sun River is age-restricted
Sun River is a legally age-restricted community, so it does not bring in school-age students the way a standard subdivision does. This section is short on purpose. For reference, the Bloomington area is in the Washington County School District's Bloomington Elementary (grades K-5) zone. The district's own map shows that students there do not all go on to the same middle and high schools. Some go to the Dixie High group of schools, and some to the Desert Hills High group. It depends on which part of the area a home sits in. The district approved boundary changes for nearby elementary zones in December 2025, and they take effect for the 2026-2027 school year. That is another reason to confirm and not assume. If a school assignment ever matters for a specific address near the community, ask the district for the current boundary.

The age restriction, explained
A legal designation, not a description of who lives here
Sun River was planned and marketed from its 1998 founding as a "55 and better" community. Fair housing law recognizes this same setup through the federal Housing for Older Persons Act. That law is an exemption: it lets a community legally limit who may live there by age. Under those rules, a 55-and-over community generally requires that at least one resident of each household be 55 or older. Other occupancy rules can vary by community and by section. This is a legal rule tied to the property itself, the same way a zoning designation or a recorded plat is. It applies before anything about a buyer's lifestyle or intentions.
I bring this up because it changes the transaction, not because it says who should want to live here. Before you write an offer in Sun River, confirm the current occupancy rules for the specific home and section. Some age-restricted communities also cap the share of homes that can house a resident under 55. That is a five-minute conversation, and I would rather have it before you fall for a specific address than after.
That rule shaped what got built here: an 18-hole golf course, a large community center, and a building history back to 1998. A standard subdivision does not usually build a 35,000-square-foot community center. A community with a stable, defined rule about who lives there can plan shared amenities that pay for themselves over decades.

- Which recorded plat the home sits on, either Sun River itself or Villas at Sun River St George. They are separate filings, with separate kinds of home.
- The build era of the specific home. Sun River spans phases from 1998 to today.
- Whether the lot is an interior lot or a higher-priced one. Lots on the golf course and rim lots are priced differently than interior lots.

The interchange is a real convenience, and it has a catch. Being built around I-15 Exit 2 gives you fast freeway access in every direction. It also means some interior streets sit closer to freeway noise than others. Walk the specific lot.
