Living in The Ledges of St. George

The Ledges is a golf community of roughly 1,093 acres, planned as one whole with many neighborhoods inside. It sits on the far north edge of St. George, above Snow Canyon State Park, off State Route 18. At about 3,100 feet, it runs a few degrees cooler than the low, flat ground of the valley. Its eighteen or so neighborhoods wrap around a public golf course, and they range from rental-friendly villas to gated custom estates.

Life at The Ledges


What a day up on the high ground looks like

The Ledges sits up on the high ground north of St. George, against the back side of Snow Canyon State Park. The height is the first thing you notice. At about 3,100 feet, it runs a few degrees cooler than the valley, and big red-rock and black-lava views open up in every direction. A paved trail links the community straight to the park's north entrance, so the slickrock (smooth, bare sandstone) and lava trails are an everyday backyard.

The Ledges Golf Club is at the center. Matt Dye designed the course, and it is public, so unlike the private clubs in the area, anyone can book a tee time. Many of the neighborhoods sit right on the fairways. The community also has pools, a fitness center, and pickleball, and the Fish Rock Grille at the clubhouse is the local gathering spot.

I'll be upfront about the catch, which is distance. The Ledges is far north and set apart from town. It is roughly twelve to fifteen minutes down to the Bluff Street shopping and central St. George, so daily errands mean a drive. In exchange you get cooler air, dark skies, and Snow Canyon at the door, plus a quiet that the in-town subdivisions cannot match.

The Ledges is a large planned community made of many named neighborhoods. They wrap around the public golf course and climb the hillside toward Snow Canyon, and they range from rental-friendly villas and smaller single-family homes to new-construction custom lots and gated estates. The community is still building, so what is for sale and what it costs keep changing, and the live listings are always the best guide.

The Fairways

The Fairways is one of the community's neighborhoods approved for nightly rentals, which means you can rent a home out by the night. It has single-family homes and lots that sit right on the golf course, next to the community fitness center. It suits a home you use part of the year and rent out the rest.

Neighborhood 02

The Escapes

The Escapes is the condominium and villa-style neighborhood on the south end of the golf course. It has its own clubhouse, pool, hot tub, and pickleball, and it is approved for nightly rentals. The homes have three or four bedrooms and take less upkeep, so they are a ready-to-use way into the community.

One note: this is the Escapes at The Ledges, a different community from the Escapes at Entrada, over in the Ivins area. Do not mix the two up when you search.

Neighborhood 03

Sand Cove

Sand Cove is a gated group of custom estates on the west side of the community, south of the ninth fairway. Its larger homesites (building lots) start at roughly a third of an acre and go up. It is part of the upper, gated end of The Ledges, and its homes are at the very top of the market.

Neighborhood 04

Johnson Arch

Johnson Arch is a custom-lot neighborhood. You can buy a homesite and build on it, so what is for sale here is often lots, not finished homes. It is one of the bring-your-own-builder options at The Ledges, which means you pick your own builder.

Neighborhood 05

Pocket Mesa

Pocket Mesa is a new-construction neighborhood of single-family homes, most about 2,000 to 2,300 square feet. Prices start a little above the St. George median. (The median is the middle price: half of sales are above it and half are below.) It is one of the more recent neighborhoods at The Ledges, from builders who build many homes from a few plans.

Northgate Peaks

Northgate Peaks is an established neighborhood of single-family homes, roughly 2,000 to 2,500 square feet. It tends to be one of the more affordable places to start at The Ledges, and recent sales start well below the St. George median.

Hidden Pinyon

Hidden Pinyon is an established neighborhood of single-family homes you can customize, generally 2,500 to 3,400 square feet. That is a step up in size from the neighborhoods with smaller homes, but it stays short of the gated estate end.

Fish Rock

Fish Rock is a newer neighborhood of custom homes, named for the rock formation nearby. Homes here are well above the St. George median. It sits near the clubhouse and the Fish Rock Grille, one of the community's main gathering spots.

White Rocks

White Rocks is a neighborhood built by S&S Homes. The homes are single-level, with natural-stone outsides and cared-for yards, and the neighborhood sits on the golf course. It is now close to sold out. Recent sales are below the St. George median.

Neighborhood 10

Red Cloud

Red Cloud sits along the course, with homes right on the tenth hole. It has a mix of older and newer homes. The Red Cloud Drive area has some of the community's larger homes, with the feel of an estate, and the neighborhood climbs toward the Westside.

Neighborhood 11

High Point & Cinder Bluffs

High Point is a newer neighborhood of custom homes and lots, with homesites for sale. Cinder Bluffs Parkway serves it, and that is the street name many of its lots carry in their addresses. Buyers here generally build, so expect lots next to finished homes.

Yellow Knolls

Yellow Knolls is a bring-your-own-builder neighborhood of custom homes and lots. Homesites are for sale, with views toward Snow Canyon, Fish Rock, and the golf course. It is the place to design your own home up on the hillside.

Hillcrest

Hillcrest is a newer single-family neighborhood that is still being built. It is approved for nightly rentals, so it is another option if you may use a home part of the year, rent it out, or live in it full time.

Promenade

Promenade is one of the community's more compact neighborhoods, with less upkeep. It is a good fit if you want a Ledges address without a large yard to keep. As with several Ledges neighborhoods, check the current listings for the exact kind of home and what is for sale.

Neighborhood 15

The gated estates: Morning Sun, Canyon Rim & Estates at Valderra

The Ledges puts its top price range into three gated areas: Morning Sun, Canyon Rim, and the Estates at Valderra. These are the community's most expensive addresses, with custom estates and homesites on the rim above Snow Canyon. The Estates at Valderra in particular is a small gated area with shared private grounds.

This is where The Ledges reaches its highest prices, with homes at the very top of the market.

Villa to estate, all up on the hillside

The Ledges has been growing since the course opened in 2007, and it covers an unusually wide range under one name. The Escapes and The Fairways offer rental-friendly villas and single-family homes. Northgate Peaks, Pocket Mesa, Hidden Pinyon, White Rocks, and Red Cloud are the middle of the range, with established and new single-family homes. Johnson Arch, High Point, and Yellow Knolls are bring-your-own-builder lots. Sand Cove, Morning Sun, Canyon Rim, and the Estates at Valderra are the gated estate end. Several neighborhoods are approved for nightly rentals, which matters if you want a part-time or investment home.

Two things shape value here. First is the neighborhood, which sets the kind of home, the price range, and whether you are gated or approved for rentals. Second is the view and the lot: a rim site above Snow Canyon, or a lot on the golf course, costs more. New construction is still going up, so new homes at the builder's base price (before upgrades) compete with resale homes. That matters whether you are buying or selling. A public course on the edge of the park

The Ledges Golf Club

A public, 18-hole, par-72 course. Matt Dye designed it, and it opened in 2007. The community wraps around it. The front nine plays flatter, and the back nine opens to Snow Canyon views. The Fish Rock Grille sits at the clubhouse.

Snow Canyon State Park

The Ledges sits above the park, and a paved trail links the community to its north entrance. Navajo sandstone, lava tubes, and slickrock trails are within a couple of minutes.

Pools, fitness & pickleball

The community has neighborhood pools and year-round hot tubs, plus a fitness center in The Fairways and pickleball courts, so the fun is not just the golf and the park.

Tuacahn Amphitheatre

The outdoor Tuacahn Amphitheatre in Ivins is only a couple of miles away. It is an easy drive for Broadway-style shows and concerts under the red cliffs.

Elevation & dark skies

At about 3,100 feet, The Ledges runs a few degrees cooler than the flat, low ground of the valley. It is far from city lights, so the night skies are truly dark, and that is a real difference from living in town.

Zion & the parks

Zion National Park is about 50 minutes east. The wider Greater Zion network of state parks and trails is within day-trip range, and Snow Canyon is already at your doorstep.

Schools & education


Schools, by the facts

The Ledges is in the Washington County School District. In the far north State Route 18 area, homes generally send students to Diamond Valley Elementary. Sources differ on the intermediate, middle, and high school: some point to the Snow Canyon schools, and others point to the Dixie schools. The community sits near a district boundary and well north of town, so check the current school and the bus route for your exact address with the district's boundary tool (an online map). For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is across town in central St. George.

What locals know

Notes from the high ground

No listing photo tells you this part. I have lived in Southern Utah for more than 20 years, and here is what I would tell a friend looking at The Ledges.

  • It is far north and set apart from town. The Ledges is a few miles up State Route 18, above the valley. The height brings cooler air, dark skies, and big views, but daily errands mean a drive south. Digby's on Snow Canyon Parkway is the nearest grocery.

  • The golf is public. Unlike the private Entrada at Snow Canyon, The Ledges Golf Club is open to anyone, and no membership is needed. Many neighborhoods sit right on the fairways. It is golf-course living without a club gate.

  • The range of homes under one name is huge. Rental villas in The Escapes, lower-priced homes in Northgate Peaks, and custom lots in Yellow Knolls all share the Ledges name, and so do gated estates in Sand Cove and Valderra. Shop by neighborhood.

  • Mind the Escapes mix-up. The Escapes here is inside The Ledges. There is a separate Escapes at Entrada over by Ivins. They are different communities, so make sure a listing is the one you think it is.

Buying at The Ledges

The Ledges is on the far north side of St. George, off State Route 18 and Ledges Parkway. It sits above Snow Canyon State Park at about 3,100 feet. It is a wide range. It starts with smaller single-family homes below the St. George median and ends with gated custom estates on the rim above Snow Canyon, at the very top of the market.
