This is a 2,600-acre master-planned community (one big plan with many neighborhoods) wrapped around a Keith Foster golf course on the east edge of Washington City. It is an area, not a single subdivision. Highland Park, The Views, Crimson View, Liberty Greens, Fourteen Fairway, Solis, and more all sit inside it. Roughly half the land is open space, the freeway on-ramp is two minutes away, and Sand Hollow is a fifteen-minute drive.

Life at Coral Canyon
A morning round, then the rest of your day
Coral Canyon is not one subdivision. It is a whole master plan of about 2,600 acres, wrapped around a Keith Foster golf course. The course laid the community out on the rolling ground along the east edge of Washington City. The plan sits south of I-15, with SR-9 and Exit 16 at its edge. Your front window depends on which village you land in. It may look out at a fairway, a red rock ridge, or the valley lights spread toward St. George at dusk.
The course and the shared amenities hold the villages together. Mornings start with a round or a walk on the cart paths before the heat builds. Afternoons pull residents toward Sand Hollow or Quail Creek, both about fifteen minutes east, or toward the community trail system, which makes for easy walks and rides close to home. In the evening, the clubhouse patio fills up and the neighborhood pools quiet down.
The master plan has been growing since the course opened around 2000, and it is still not finished. The older north and central villages have established pools, parks, and mature landscaping, while the newer south end along Highland Parkway is still adding streets. The whole thing sits about two minutes from I-15 at Exit 16, which puts St. George roughly ten minutes out and Zion about forty-five.

Several neighborhoods under one name
Coral Canyon is the roughly 2,600-acre master plan, not a single street. It has been filling in one village at a time since the golf course opened around 2000. Inside it sit several distinct neighborhoods, each with its own kind of home, its own lot pattern, and its own link to the course. Here is how the community breaks down, from the established single-family streets to the townhomes, the newest builder villages, and the resort-rental villages.
Neighborhood 01
Highland Park
Highland Park is one of the core single-family villages inside Coral Canyon. It sits on the higher ground in the middle of the community, and many of its lots catch views of the course, the red rock, and the valley beyond. Because it was built across several phases, it has a mix of established homes and newer builds. It is a steady, central part of the master plan and one of the names buyers ask about first.

The Views at Coral Canyon
The Views is one of the newer single-family villages. It was placed at the upper edges of the community for the wide views. Homes here face the Red Cliffs to the north, Pine Valley Mountain to the west, and the course below. It has its own shared area inside the larger master plan, with an outdoor pool, hot tub, firepit, and pickleball courts. New phases here were still being platted (mapped and recorded) through the city recently.

Crimson View
Crimson View is a single-family village turned toward the red rock cliffs that give the whole community its name. The views here favor the desert to the north and east rather than the fairways. It suits buyers who want the Coral Canyon location and amenities with the ridgeline out the window instead of a green. The homes are mostly established single-family homes.
Neighborhood 04
Liberty Greens
Liberty Greens is a single-family village that follows the course. Green space runs through the plat (the recorded map of the lots), and several streets have lots that back onto the fairway or face it. It is one of the golf-adjacent villages that keeps a strong link to the course, but it does not carry the estate-lot pricing of the true golf-front streets. It is a middle-of-the-market village with a green out many back doors.

Fourteen Fairway Golf-front
Fourteen Fairway is the golf-front village. Its single-family homes sit directly along the fairways, on larger lots, with a share of custom and semi-custom builds (a builder's plan changed to suit the buyer). This is the address buyers ask about when they want the course out the back door, not across the neighborhood. Few of the best fairway lots come up for sale.

Coral Ridge Townhomes Townhomes
Coral Ridge is the townhome side of Coral Canyon, where the homes share walls. It is built for low-maintenance living and is one of the lower-priced ways into the community. It suits buyers who want the golf course, the trails, and the shared amenities without the single-family price tag or the yard work. It is lock-and-leave living (you can shut the door and travel) inside a golf master plan.

Coral Springs Condos Condos
Coral Springs is the condominium village inside the master plan. A condominium is a unit in a shared building. It has shared amenities and offers the lowest-maintenance living in Coral Canyon. It is the other end of the market from the golf-front estates, with smaller homes for anyone who would rather skip the yard entirely. Some units in this corner of the plan have a resort-rental feel, so read each listing carefully.

Solis New construction
Solis is the Cole West single-family village at the southern end of the master plan, along Highland Parkway. Its sales office is at 1401 N Highland Parkway. It has its own resort-style shared area, with a waterfall-edge pool with cabanas, a fitness center, and pickleball and bocce courts, plus direct access to the Coral Canyon trail system. Floor plans run from single-story to two-story. The village has been actively building and selling out, so this is where builder inventory and spec homes (homes a builder builds before a buyer is lined up) turn up.
Neighborhood 09
Petroglyph
Petroglyph is one of the named single-family villages inside Coral Canyon. It shares in the master-plan amenities like the rest of the core villages. It is a smaller, quieter corner of the community, and homes here sell less often, so it is easy to overlook in the listing feed alone. If you want a low-key single-family street inside the plan, tell me early so I can watch it for you.
Neighborhood 10
The resort-rental villages Nightly rental
The newer south and east parts of Coral Canyon include a cluster of resort communities, built for nightly and vacation rental, not full-time living. They are Isle at Coral Canyon (Cole West twin homes and duplexes off Highland Parkway) and Terra. There is also The Eighth along the eighth hole, and Town Center near the clubhouse. Floor plans here run larger, and the shared areas lean resort, with clubhouses, pools, and lazy-river water features. These are very different from the owner-occupied villages. If full-time living is your goal, I will steer you toward the streets zoned and built for it.

Coral Canyon Golf Course
A Keith Foster championship course, 7,200 yards and par 72, running through the center of the community. The public clubhouse, pro shop, and restaurant sit at 1925 N Canyon Greens Drive.
Master-plan clubhouse & pools
The community clubhouse has indoor and outdoor pools, an indoor hot tub, a fitness center, pickleball, and a tennis court. Several newer villages add pools of their own.
Red Cliffs Desert Reserve
The reserve lies north of I-15, across the freeway from the community. Slickrock (bare sandstone) and desert singletrack (narrow one-person trails) for hikers and bikers are a short drive away.
Sand Hollow & Quail Creek
Two state-park reservoirs sit about fifteen minutes east. Sand Hollow has red-sand beaches, and Quail Creek has cooler, deeper water. You can boat, paddle, and swim without a road trip.
Parks & open space
Roughly half the master plan is preserved open space. It has two larger community parks and a set of small parks between the villages, plus paved walking and biking trails.
Two minutes to the freeway
I-15 at Exit 16 is about two minutes from most of the community, which puts the St. George shopping area near ten minutes out. Details are in the errands table below.
Homes & villages
Several neighborhoods, one very wide price range
Coral Canyon has a wider mix of homes than almost any other community in Washington City, and that comes from the village setup. At one end are the townhomes and condos in Coral Ridge and Coral Springs, where you can get into the community in the high $300,000s to mid $400,000s. You also get low-maintenance living and shared amenities. At the other end are the golf-front homes in Fourteen Fairway and the view homes in The Views and Crimson View, which push past $1 million on the best lots. These prices come from Washington County MLS sales.
In between are the core single-family villages: Highland Park, Liberty Greens, Petroglyph, and the new Cole West streets at Solis. They make up most of the market, and on the Washington County MLS they generally run from the mid $400,000s into the $700,000s. The price depends on square footage, where the lot sits, and whether the home dates to the early 2000s or last year. Solis and the newer phases still have active new construction, so builder incentives (deals a builder offers) and spec homes turn up alongside resales.
One caution matters here more than in a single-subdivision neighborhood: look at recent sales village by village. A price per square foot from a resort-rental unit or a golf-front estate tells you almost nothing about a townhome three streets over. Much of the community is custom or varies by builder, and that is where I earn my keep.
In Coral Canyon the first question is not what is your budget, it is which village fits the way you actually live.
Golf at Coral Canyon
A championship course down the middle of the plan
The Coral Canyon Golf Course is the one thing every village here shares. It is a Keith Foster design that opened in 2000, a 7,200-yard, par-72 layout that uses the natural roll of the land to shape every hole. Foster gave it enough width off the tee to stay playable for a resort round, and he added enough trouble around the greens to keep low-handicap (skilled) players honest. The red rock ridgeline frames the backdrop on the back nine, and two lakes and a run of dry washes (dry creek beds) thread through the holes.
Z Golf Management took over ownership and operations in the fall of 2020. It put real money into the place: new bunkers (sand traps), new cart paths, and new irrigation. A turf program has the course in strong shape. The clubhouse at 1925 N Canyon Greens Drive has a full pro shop, a restaurant and patio, and a driving range. It is open to the public, not gated behind membership.
For residents, the course is not just a backdrop. It is the center of the community, and the cart-path network doubles as a walking loop morning and evening. Homes in Fourteen Fairway and the estates along the eighth hole sit very close to the fairways, so the course feels like part of the property.

Red rock and reservoirs out the side door
The community has its own paved walking and biking trails. The Red Cliffs Desert Reserve lies north of I-15, a short drive from the community, and it holds desert singletrack and slickrock trails. The two nearby state-park reservoirs, about fifteen minutes east, turn any warm afternoon into a lake day.

Errands, measured in minutes
Times are estimated, measured from the clubhouse area at North Canyon Greens Drive, near the center of the community. The freeway is two minutes off, and daily errands run toward St. George, not downtown Washington. The lake day is barely a drive.

Farther out, sitting beside Exit 16 means the drive starts on the freeway, not in traffic. Zion National Park is about 45 minutes east via SR-9. Snow Canyon State Park is about 20 the other direction. Las Vegas is roughly two hours down I-15. The full day-trip map is in the Washington City guide.
Schools & education
Schools, by the facts
Coral Canyon is in the Washington County School District, in the Pine View group of schools (the schools a set of homes goes on to). The neighborhood school is Coral Canyon Elementary on Canyon Crest Avenue, which serves grades PK-5. From there students go on to Pine View Intermediate for grades 6-7, then Pine View Middle for grades 8-9 and Pine View High for grades 10-12. Washington City is one of the fastest-growing parts of the county, so the district is changing which schools serve which streets more often here than in slower areas. It recently adjusted the line between Coral Canyon and Washington elementaries. The surest move is to check the exact assignment for any address with the district's boundary lookup.
I do not guess school lines off a map, and I would not want you to either. GreatSchools and Niche both publish outside school data you can weigh yourself. Utah Tech University is about fifteen minutes away in St. George.

What locals know
Notes from inside the canyon
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend before they pick a village.

Which village matters more than the price tag. The same money buys a townhome in Coral Ridge, a single-family home in Highland Park, or a slice of a golf-front estate. Each one is a very different way to live. Pick the village first.

Some of it is built to rent, not to live in. The Isle, Terra, and The Eighth are nightly-rental resort communities. Beautiful, but a different world from the owner-occupied streets, and worth knowing before you tour.

You do not leave for the weekend, you add water. Sand Hollow and Quail Creek are fifteen minutes east, and Lake Powell is two hours. A boat, a paddleboard, or a cooler and a chair solves the weekend without packing a suitcase.

The course changed hands, the community did not. Ownership shifted to Z Golf in 2020, and the renovation cycle that followed brought the fairways and greens back strong. Residents who lived through it will tell you the course looks better than it has in years.
