Building instead of buying resale?
New neighborhoods are still going up around Elk Ridge. The new construction page tracks who is building, where, and in what price ranges.
Every page above carries its own live listings. If one runs thin, that slice of inventory is thin right now, not padded to look fuller than it is.
Where to look
Reading the bench, top to bottom.
Elk Ridge does not split into a long roster of named subdivisions the way a larger Utah County city does. Nearly the whole town grew out of one 1970s development, Salem Hills, so where you end up shopping comes down to elevation on the slope more than a neighborhood name. Here is how to read it, sourced from the Elk Ridge guide's neighborhood section.
Lower bench
Salem Hills
The original development, platted after the Goosenest Ranch sold in the early 1970s and the name the city itself carried until the 1978 rename. Homes here date mostly to the 1970s and 80s, sit lowest on the slope, and are the shortest drive to the Salem line.
Mid-slope
Elk Ridge proper
The hillside stretch above Salem Hills, filled in through the 1990s and 2000s as the town built toward its 2000 incorporation as a city. Lots widen here, and the grade starts working in your favor for a view of the valley below.
Upper bench, forest edge
The growing edge
Current platting and new construction climb toward the Uinta-Wasatch-Cache National Forest boundary below Loafer Mountain. Expect the largest lots and the strongest views, along with the wildfire and defensible-space questions that come with backing straight onto forest land.
Down the hill
Salem and Payson
Every Elk Ridge errand starts with the drive off the bench into the valley. Salem sits adjacent within minutes and Payson about five to ten, which is where the closest grocery, gas, and Nebo District schooling live.
A full roster of named subdivisions is still being compiled as new phases get platted higher on the bench. The Elk Ridge guide has the fuller picture, and I will work through specific streets and lots with you and the local partner agent on your file.
What budgets buy here
The ladder, three rungs on a bench.
The anchored median in Elk Ridge sits around $650,000, but with so few sales in any given month, treat every figure here as a range rather than a hard line. Three tiers cover the spread from the entry point to the top of the bench, and each is its own page with live listings filtered to that range.
Shop by property type
Filter to the floor plan that fits the slope.
Some searches are about the house itself, not the elevation. In a small bench market built mostly from one development, these filters matter for reasons specific to Elk Ridge's terrain and the age of its housing stock. Each is its own page with live listings.
Single-story homes
A match for the original Salem Hills ramblers from the 1970s and 80s, most built low on the bench before the newer phases started climbing.
Two-story homes
More common on the steeper mid-to-upper bench, where building up rather than out keeps the pad smaller and protects the view toward Loafer Mountain.
RV parking homes
With the Nebo Loop Scenic Byway and Payson Lakes minutes up the canyon, deep bays for OHVs and trailers turn up more here than in a typical valley-floor subdivision.
No-HOA homes
Much of the original Salem Hills stock and the older bench lots carry no association, worth filtering for directly while the city's subdivision list is still being compiled.
Luxury homes
The upper-bench and forest-edge lots, where larger parcels and an unobstructed run at Loafer Mountain push a home to the top of a thin market.
New construction
Current building activity concentrates on the upper bench and the city's growing edge toward the national forest, generally priced above the Salem Hills-era resale below it.
The market right now
What shopping this market is actually like.
Elk Ridge is a thin, high-bench market, so it reads as a range rather than a single median, and a quiet month can swing the average hard. What sells here is the part the number hides: larger-lot homes set on a mountain bench above Salem and Payson at better than 5,300 feet, many backing up toward the national forest and Loafer Mountain.
Elk Ridge is a small foothill town named for the elk that wintered here, tucked against the Wasatch at the south end of Utah Valley. Listings are few at any given time, so inventory matters more than season. The well-priced homes still move first, which is why this page leads with the newest listings instead of making you dig for them.
Winter shapes the calendar here more than it does down in the valley. Between the bench's own snow load and the icy grade off the hill, most sellers list from spring into early fall, and showings thin out once the January snow the city guide tracks sets in. A well-priced Salem Hills-era resale near the entry tier tends to move fastest, since it is competing on price with the valley floor below; the upper-bench and forest-edge listings move on their own timeline, and buyers holding out for that specific lot and view tend to wait for the right one rather than the right week.
If you are earlier in the process than "show me listings," start with the Elk Ridge guide for the full picture of the area, the relocation guide for the move itself, or the first-time buyer guide if this is your first run at it. When a listing catches your eye, that is when to call.
The rest of the picture
Beyond the listings.
This page is the market. Everything else about living in Elk Ridge (the mountain winters, the Nebo District school boundaries, the SESD electric account instead of Rocky Mountain Power, the drive down the hill for groceries) is on the pages below.
The Elk Ridge guide
The full city write-up: climate above 5,300 feet, the Nebo Loop and national forest recreation, utilities, and how the bench sits above the valley.
Salem
Adjacent at the bottom of the hill, sharing Salem Hills High School and the closest grocery and gas.
Payson
About five to ten minutes down the grade, the closer of the two valley-floor cities for day-to-day errands.
Spanish Fork
Fifteen to twenty-five minutes north, with broader retail and the US-6 corridor toward eastern Utah.

Quick answers
Elk Ridge listings, answered.
They come straight from the local MLS feed and update continually. New Elk Ridge listings appear the day they hit the market, sold and under-contract homes drop off, and the newest listings sort to the top. It is the same data agents work from.
Every participating brokerage's listings, through the MLS. If a home is actively listed in Elk Ridge, it should be here and on the full map search, not just the homes one office happens to represent.
Elk Ridge is a thin, high-bench market, so it reads as a range rather than a single median and a quiet month can swing the average hard. What sells here is generally a larger-lot home on the mountain bench above Salem and Payson at better than 5,300 feet, many backing toward the national forest. Prices move, so treat any figure as a starting point and confirm against the live listings.
It reads as one bench more than a set of separate neighborhoods. The whole city grew out of the original 1970s Salem Hills development, so instead of hunting by subdivision name, think in terms of elevation: Salem Hills-era homes lower on the slope, Elk Ridge proper and its view lots mid-bench, and newer phases platted toward the national forest boundary at the growing edge. The Elk Ridge guide walks through it in more detail.
Not to browse, and not to talk with me. You will want one before writing an offer, though: sellers in Elk Ridge take pre-approved buyers seriously, and it settles your real budget before you fall for the wrong house. The getting pre-approved guide walks through how it works.
The listing data is the same MLS feed, so accuracy is not the difference. The difference is the local read on each home and how I work an Elk Ridge move: my base is Southern Utah, so I connect you with a trusted Elk Ridge-area agent for the on-the-ground work and stay on the financing side, instead of a call center selling your number as a lead.
List it with the partner agent I connect you with for the Elk Ridge area, and your home is featured across the site where buyers are already looking. The get featured page shows how that works, and the home valuation page is the natural first step.
The upper reaches of Elk Ridge back directly onto the Uinta-Wasatch-Cache National Forest, and that proximity brings wildfire exposure and defensible-space considerations along with the view. It is worth raising with your insurer and the local partner agent before you commit to a forest-edge lot. The Elk Ridge guide covers this along with the rest of what locals know about the bench.
