The local read
Under $750K is the entry door to Heber City
In shortUnder $750K sits a step below the middle of the market. It is the most affordable way into the valley, mostly older homes in town. Live MLS listings appear newest first.
Begin with one number. The U.S. Census puts a typical Heber City home at about $654,200 (ACS 2020-2024). That is what owners say their homes are worth, averaged over five years. Asking prices run higher today, because resort homes fill much of the for-sale list, so under $750K is the low end of what is listed. This is the value end of a high-price valley, not the bulk of it. Fewer homes are for sale here, and the sound, move-in-ready ones get attention fast. These are real homes for sale, and buyers compete for them.
At this level, the money mostly reaches established homes in town. They sit in 1970s-to-2020s neighborhoods like Wheeler Park, Timp Meadows, and Millroad Estates, where most of the valley's actual sales happen. These are detached single-family homes on city lots with city services. They cost a step less than the newer homes and the view homes in higher price ranges.
Fewer homes are for sale at the low end of a high-priced market, and they sell fast, so being ready matters. Sound listings here can go under contract before a weekend is out, and a pre-approval in hand is what keeps buyers in the game. Homes at the low end still sell faster than the resort homes higher up.

Stretch math
One step up
under $1M is the broad middle of the market. It has the most listings in Heber, from established neighborhoods to newer detached homes. If your range has any give, it opens up far more choice.
The lowest range
No Heber City page covers a lower price than this one. Under $750K is the floor in Heber City, so your room to move is in condition, location, and type of home. That means the older in-town homes, rather than a lower price.
Either way
Treat the number as a place to start, not a final answer. Name your must-haves and the local partner agent can tell you whether they fit at this number or one step up.

What the money buys

What the money buys
Under $750K comes in three shapes
The homes in this range mostly come in three kinds. At Heber's prices, under $750K is not a classic starter price. It is just the cheapest way into a high-value valley. Here is what each group looks like.
Older in-town homes on the grid
Established detached homes in the 1970s-to-2020s neighborhoods south and southeast of downtown, including Wheeler Park, Timp Meadows, and Millroad Estates, on city lots with city services. It is the surest way to a detached home in Heber at this price.
The catch: an older build decade and dated finishes. The upside: a city lot, full services, and the most affordable price in the valley.
Older townhomes and attached housing
This is the lower end of the Heber attached-home market: older townhomes and a small supply of condos. It costs the least of any way into the valley, in exchange for a shared wall. Upkeep is lower for now, but you get less privacy than in a detached home.
What you accept: walls you share and finishes from another era. What you get: the lowest prices in a high-priced valley.
Outlying and unincorporated homes
Detached homes on the unincorporated edges of the valley, outside city limits and farther from city services, but priced to reflect it. Daniel and Charleston, close by, are their own towns. More land for the dollar, with trade-offs in sewer, water source, and commute to the Main Street core.
The downside: distance from services and longer drives. The payoff: more acreage at this price.
Any given week leans heavy in one group and light in another. That is how the low end works in a high-priced valley. The live grid below settles which is available right now.

| Comparison point | Under $750K This page | Under $1M | Under $1.25M |
|---|---|---|---|
| Typical home shape | Older in-town detached homes, older attached housing, and outlying stock | Established neighborhoods, plus newer detached homes in town | Executive builds, the best valley views, a way in near the Jordanelle |
| What you usually give up | Condition, dated finishes, and sometimes a central location | The newest construction and the best view lots | Extra budget for the best valley views, executive finishes, or a resort address |
| What you usually gain | The most affordable entry to the Heber Valley | The broadest mix of homes | Newer build years, more space, better views |
| Streets you will likely end up on | Wheeler Park, Timp Meadows, Millroad Estates, and the fringes | Wheeler Park and newer in-town subdivisions | Cobblestone, upper Valley Hills, and the top plans in newer subdivisions |
| How the competition feels | Thin and faster: sound in-town homes move | The busiest price range in the valley | Slow and calm, with fewer rival buyers |

How I would buy at this price
A four-step play
A four-step play
How to move at the low end
The starting price range in Heber is thinner and faster than the price ranges above it. The buyers who win are ready before they find a listing they like. Follow these steps in order.
Get pre-approved first
At the low end of Heber's pricey market, sellers move quickly and a pre-approval letter is the entry ticket. Do this before a home wins your heart.
Settle your wish list and your repair limit
Decide up front whether you are buying move-in or taking on work, and how much work you will actually complete. Settling that first narrows the search faster than any filter can, since so few homes are for sale.
Get on first-look alerts
Sound in-town listings at this number can go under contract before the weekend ends. Most of the edge comes from seeing a good fit the morning it lists.
Walk homes with a person who knows recent nearby sales
Heber has very different kinds of homes under one name. Asking prices also run well above most sales. Knowing which prices are real takes local time. For every step in order, read about the buying process and the art of the offer.
Quick answers
Under $750K in Heber City, answered
This is the lowest-priced part of the Heber market. You find established in-town homes in Wheeler Park, Timp Meadows and Millroad Estates, older attached homes, and homes outside city limits. A newer move-in-ready in-town home is uncommon at this number. The mix changes from week to week, so the live listings above show what is true today.
I built these price ranges from the homes that are really listed here, so they match how people shop in Heber City. Under $750K sits a step below the middle and tracks the most affordable low end rather than the bulk of the market.
It exists: mostly the oldest in-town stock and the most dated homes. It goes fast when it appears. There is very little below $600K, and what does list at that level tends to need real work or to sit in an outlying location.
Faster than the broader Heber market. Well-priced in-town homes at the low end can move in a week or two in spring and summer. Winter is slower. Either way a pre-approval and a clear must-have list matter more at this number than at any price range above it.
Sometimes. Single-story homes, called ramblers in Utah, appear at this number mostly in the older established neighborhoods, and they move quickly when they list. Some Utah one-story listings sit over a full basement, so confirm the staircase situation before touring. The single-story homes page filters for them.
A pre-approval letter and a short, honest must-have list, plus a clear read on how much work you are willing to take on. At the low end of a high-priced market you may not get a second weekend to decide on a sound listing.
