Listings use one label for four different layouts. Choose a kind to see it drawn from above, with notes on what to check.

What to look at
- Two doors, three cars. A wide door covers two bays and a narrow door covers the third. Look at the photos to see how many doors it has.
- The narrow door. Measure it before you plan to park a wide truck in that bay.
- The listing will not say. The label stays three-car whatever the layout, so count the doors yourself.

What to look at
- One door for each car. Nobody has to wait while another car backs out of the way.
- Narrow openings. A single door is a narrower opening than a double. If you drive a big truck, measure all three.
- More wall to insulate. Three doors mean three seals to check. Ask how well each one closes.

What to look at
- Depth for a long vehicle. The deep bay may hold a long truck, a trailer, or a workbench at the back wall.
- Moving one car to free the other. Two cars in one lane means shuffling them. That is easy for a toy and tiring for a daily driver.
- Bring a tape. A deep bay may fit a full-size truck, or it may stop short of one.

- Made for the big stuff. A taller, deeper door can take a trailer, a boat or a lifted truck.
- Measure the opening. Door height and width limit you, not the ceiling. Check both.

The local read
What a three-car garage means in Panguitch
In shortThese are the Panguitch homes with a third garage bay. In a cold valley town that bay is more than parking. It holds the winter gear, the shop and the snowblower.
Panguitch sits at about 6,600 feet, and about 226 nights a year fall to freezing or colder. A garage earns its keep here. A car inside is a car you do not scrape before work, and the third bay is where the shovels, the spare tires and the workbench end up.
The county does not record garage bays, so I cannot count how many homes have three. What the county does record is size. Its 2025 parcel records show a middle home of about 1,520 square feet in town, and 83 homes of 2,500 square feet or more. A third bay tends to come with a larger, newer home.
Be careful with the label. A three-car listing can mean two doors, not three: one wide door and one narrow door, or a deep bay behind a two-car door. They all list the same way, so I count the doors and study the photos on each home.
Lots help too. The middle lot in town is about 0.37 acre, and the old grid runs near 0.39. That leaves room behind many houses for a detached garage or a shop, if the city rules allow it. The rules card below walks through them.

At this height a garage does more than hold cars. Here is how the weather shapes the third bay.
A roof over the car
The weather station in town logs about 25 inches of snow in a normal year. A car in the garage is one you never dig out.
Very cold nights
About 226 nights a year fall to freezing or colder, and about 18 fall to zero or below. Find out if the garage has insulation, and if the wall it shares with the house does too.
A long cold season
Spring freezes end around June 12 in a normal year, and fall freezes start near September 12. An unheated shop stays cold for much of the year.
Heat decides the use
With heat and insulation, the bay turns into a shop for January. With none, it only stores things. Ask what heats it.

What a third bay costs in Panguitch
I cannot put a price on a third bay alone. The county keeps no record of garage bays, and Panguitch sells only a handful of homes in a normal month, so there is too little to measure.
The Census gives a typical home value of about $331,700 for Panguitch. That number comes from what owners say their homes are worth. Treat it as a guide, and price any home against recent sales of similar ones nearby.

A buyer may choose a two-car home and add a bay later. In Panguitch that is a real building job, so start with these four checks.
Where a garage may sit
The city code keeps a detached garage at least 8 feet from the rear line and 6 feet behind the house. All the outbuildings on a lot together may cover no more than 30 percent of the rear yard. Check the numbers against the lot.
A permit comes first
Almost any building work worth $1,000 or more needs a city permit, and the city's building official reviews the plans. Ask City Hall before you plan a garage or an addition.
The CC&Rs
Recorded CC&Rs can set rules for garages and sheds in a subdivision. Ask for them early, and read the garage part.
The roof has to carry the snow
A roof here has to carry real snow. The state code table lists 41 pounds per square foot on the ground at Panguitch. Ask the building official how plans must handle it.

Name the use for the third bay
Is it a third car, a long truck, the gear, or a workbench? The answer tells me which layout to look for.
I count the doors and read the photos
On each new home in your budget, I look at the door count and the garage photos, since the county does not record bays.
You get a short list
You see only the homes that fit, with what I found about the doors, the depth and the heat.

Where to look
Where the three-car homes actually are
The county does not record garage bays, so I go by the size of the home and the lot. The larger, newer homes sit on a few plats at the northwest and south ends of town, and the old grid has the roomiest lots.
Northwest
The Aspen Valley and Aspen Ledges plats
The newest larger homes in town. Aspen Valley Estates Phase 1 has 26 homes built from 2009 to 2024, with a middle size near 1,950 square feet, and 23 went up in 2020 or later. Aspen Ledges has four homes near 2,400 square feet, on lots platted near half an acre.
Northwest
Panguitch Creek Subdivision
Three homes built in 2019 and 2020, with a middle size near 2,250 square feet, on lots of about an acre and a half. A lot that size leaves room for a detached garage or a shop.
South end
The Meadows and Mountain View
Mountain View has 21 homes near 1,800 square feet on lots of about 0.41 acre. The Meadows has three homes built in 2022 and 2023, near 2,200 square feet.
Center
The old grid
Most of these homes are older and smaller, with a middle size near 1,470 square feet. The draw is the lot. A middle lot near 0.39 acre leaves room behind the house for a detached garage or shop, if the city rules allow it.

A crew cab with a long bed is a lot of truck. A shallow bay can fall short, and a deep tandem bay may be the one that fits.
- Take the depth from the door to the far wall, steps and all.
- Check the door height if the truck is lifted or carries a rack.
- With the hitch behind it, does the door still shut?
