On these the value is the renovation quality and the lot, so date the systems and the updates rather than assuming the character carries the price.

Before you tour: what to actually check

Which view, and can it be blocked: stand on the lot and confirm the canyon, Bear River Range, or valley view you are paying for, and whether a higher vacant parcel or a future build up the bench could rise into the line later. On a bench, one lot above you can change the sightline, so check the view, not just the listing photo.

The lot, the slope, and the drainage: the local high end is the view lot more than the acreage, so walk the real width, depth, and slope. A large house on a tight bench lot is a different buy than a true view parcel with room around it. Note how the lower level meets the grade, where the water drains, and whether the basement walks out.

Custom and newer-build details, independently verified: much of the high end is a custom or newer bench build, so on anything recently built, confirm the builder, the permit history, and the lot lines yourself. New quality on bench ground is the appeal, but the homework is on you to verify the work was done and recorded correctly.

Secondary water and the shares: Providence runs city culinary water plus a separate secondary irrigation system, and on bench and outlying lots the irrigation-company shares set value and do not always convey. Ask which company serves the parcel, whether the shares transfer, and what assessments run, especially on a larger view lot with more landscape to water.

Flood and canyon homework: on low ground near Spring Creek or the Logan River confluence, check the FEMA flood mapping parcel by parcel, and near the canyon mouth know that target shooting is allowed up the canyon, so weigh that with the view. Tour a bench home in winter, not just summer, to see the driveway grade and snow in real conditions.
