Where Under $500K sits

The local read, the median line and the pricing tiers

The local read

Under $500K is the low end of Sandy

In shortPrices under $500K sit beneath what owners say a typical Sandy home is worth, about $614,100 (U.S. Census ACS 2020-2024). Expect condos, townhomes and older houses. The grid below pulls straight from the MLS, newest homes first.

Start with one number: owners put a typical Sandy home at about $614,100 (U.S. Census ACS 2020-2024). That is an estimate of worth, not a sale price. A budget under $500K sits below it. Sandy has little open land left, so most homes for sale here were built years ago.

Three kinds of home fill this page most weeks. One is attached. By the Census count, about 7% of Sandy homes are townhomes or other attached homes, and about 17% are in buildings of five or more units. The next is an older house, often in Historic Sandy or Crescent, west of State Street. The third is a house on the west side.

The TRAX Blue Line runs through the west side and the old town. If the train matters to you, check how far each home is from a station before you tour.

If a listing here looks good, send me a note about it and I will line you up with a partner agent in Sandy.

What the money buys

What the money buys, stretch up, or hold here and the towns next door

What the money buys

Three kinds of home under $500K

Most weeks the homes here fall into three groups. The mix changes as homes sell and new ones list. Knowing which group you want makes the search easier.

Condos and townhomes

These share walls with a neighbor, and the yard is small or shared.

The catch: less room and less privacy. The upside: a lower price and a small yard to keep.

Older houses in Historic Sandy and Crescent

West of State Street is the 1871 townsite, with the Historic Sandy TRAX station close by. The homes around it are older, so ask for the year built on each one.

The catch: roofs, furnaces and windows may be near the end of their life. What you get: a detached house on its own lot.

Houses on the west side

The west side runs from I-15 to the Jordan River. It is the lowest ground in the city. America First Field and the Sandy Civic Center are here.

The catch: ground near the river can have flood or soil concerns, so look up the address. The upside: your own walls and your own yard.

Some weeks one group is empty. The grid below shows what is for sale today, and the Homes for Sale page covers every Sandy price.

Part 3 of 3

Buying condos and older houses

A four-step play

A four-step play

Four steps for buying under $500K

Condos have project rules, and older houses have older parts. These four steps handle both, in order.

  1. Get pre-approved, and ask about condo rules

A pre-approval shows what you can borrow. A condo or townhome project can have its own loan rules, so ask your lender early whether a building qualifies.

  2. Choose attached or detached first

Decide between a shared-wall home with light upkeep and an older house with parts that may need work. No filter narrows the search faster than that single choice.

  3. Save the search for email alerts

Open a free account and save this search at its $500,000 cap. The site watches the MLS and emails you when a new home lists.

  4. Walk the street before you offer

Visit at different hours. Listen for road and train sounds, and look at the roofs and fences nearby. Then read the buying process and the art of the offer for what comes next.

Quick answers

Under $500K in Sandy, answered

Mostly condos, townhomes and older houses. Townhomes and condos are usually the lowest-priced homes in Sandy, and older houses turn up in Historic Sandy, Crescent and on the west side. The grid above has the homes listed today.

Four Blue Line stations: Historic Sandy, Sandy Civic Center, Sandy Expo and Crescent View. Trains come every 15 minutes on weekdays and Saturdays, and every 30 on Sundays.

A few homes, yes. Expect condos and smaller townhomes, plus houses that need work. The list is short, so check the grid often and ask your lender how a condo building is rated for loans.

Yes. FEMA maps flood zones along the Jordan River, and most map panels date from September 2009. Loose wet soil near the river can also act like a liquid in a strong quake, which is called liquefaction. Look up the exact address.

Yes, at times. Utahns call a single-story home a rambler. A home listed as one story may sit over a basement, so ask about the stairs. The single-story homes page filters for them.

It tells you how old the roof, furnace and windows may be. Ask for the year built of any home you like.
