Life on the parkway
The airport-and-parkway side of town
In shortIt is on the southeastern edge of St. George, out along the Southern Parkway. The homes are single-family, in the roughly 2,000 to 3,500 square foot range, with three-car garages. The St. George Regional Airport is just up Desert Canyons Parkway. The builder phase sold out, so today this is a resale market in a fast-growing part of town.
Desert Cliffs is not one of St. George's old grid neighborhoods. It sits out on the southeastern edge of the city, inside the Desert Canyons master plan that runs along State Route 7, the Southern Parkway. This is the newer, planned side of St. George, and the streets tie into Desert Canyons Parkway. The St. George Regional Airport is a short run up the road, not a project across town.
S&S Homes built Desert Cliffs. The builder's own page listed floor plans in the roughly 2,000 to 3,500 square foot range, with three-car garages and front-and-rear landscaping already in. That original builder phase has sold out, so today Desert Cliffs is effectively a resale market. You are buying a finished S&S home from a current owner, not choosing a lot off a builder board.
The master plan is what changes the buyer conversation. Desert Cliffs shares the Desert Canyons area with several other neighborhoods, so the homes to compare yours with are the ones selling around you inside Desert Canyons, not the citywide St. George average. Get that right before you fall for any one listing. It is the most useful thing you can do out here.
Area highlights
What sets the southeast side apart
Six things set this corner of St. George apart. They are an airport minutes away, an elementary school inside the master plan, and the Southern Parkway as your main road. They are also a clearly defined set of homes from one builder, resale pricing that follows the master plan, and Sand Hollow within reach.
St. George Regional Airport, ~9 min
SGU sits at the end of Airport Parkway off Desert Canyons Parkway, roughly ten minutes out. Few St. George neighborhoods put an airport with airline service this close to the front door.
An elementary in the master plan
Desert Canyons Elementary, grades K-5, sits inside the Desert Canyons area. For many streets, the school run stays within the master plan, not a drive across St. George.
The Southern Parkway is your main road
State Route 7 runs from I-15 Exit 2 east past Desert Canyons toward Hurricane, and it is the main road out here. It takes you west to the freeway or east toward Sand Hollow without touching the old-town grid.
A defined set of S&S homes
S&S Homes listed Desert Cliffs plans in the roughly 2,000 to 3,500 square foot range with three-car garages, so the homes look like one consistent set of single-family homes, not a mixed bag of eras.
Resale inside a master plan
With the builder phase sold out, Desert Cliffs sells as resale, and the homes to compare it with are the other Desert Canyons homes selling around it. I read the master plan before I read any single listing price.
Sand Hollow within reach
The Southern Parkway runs east toward Sand Hollow State Park. Red-rock reservoir days and off-highway trails are a short drive, not a weekend expedition.

The homes and the land

Homes & lots
S&S homes, now a resale search
Desert Cliffs is easier to understand than a lot of St. George neighborhoods. It is essentially one builder's set of single-family homes, developed by S&S Homes inside Desert Canyons. The builder's own listing put the floor plans in the roughly 2,000 to 3,500 square foot range, with three-car garages and front-and-rear landscaping included. That is a consistent set of homes, not a mix of decades and styles.
The big change is that the builder phase sold out. When S&S closed out Desert Cliffs, the neighborhood became a resale market, so today you are buying a finished S&S home from a current owner. That is good news for a buyer who wants to move in without waiting on a build. It also means the number that matters is what similar Desert Canyons homes are actually selling for, not an old base price.
I do not quote a stale figure. I look at what is selling now. For buyers, that means comparing your Desert Cliffs candidate with recent Desert Canyons sales of similar size and lot. For sellers, it means pricing off recent sales in the same area instead of the whole city. In a defined neighborhood like this, the three best comparable sales matter more than any citywide average.
A sold-out builder phase does not freeze the market. It just moves the pricing conversation to the homes that sold next door.
Trails & outdoors
Desert and reservoir within a short drive
Desert Cliffs sits on the open southeast edge of St. George, so the outdoors here is desert and water rather than a city trailhead on the block. The Southern Parkway is the key: it runs east toward Sand Hollow and connects west to the rest of the St. George recreation network. Here is the honest list, from close by to day trip.
Sand Hollow State Park
East along the Southern Parkway, Sand Hollow pairs a warm red-rock reservoir with the Sand Mountain dunes, boating, and off-highway trails. It is the signature outdoor destination on this side of St. George.
Desert Color lagoon & Big Shots Golf
Toward I-15 Exit 2, the Desert Color resort area centers on a large recreation lagoon and Big Shots Golf. Big Shots is a driving range with food, and it has become a fixture of the south side of town.
Zion National Park, east on SR-9
The Southern Parkway leads toward Hurricane and State Route 9, the road to Zion's south entrance at Springdale. From this side of St. George you are already pointed the right direction.
Snow Canyon & the west-side reserve
Across town on the northwest side are Snow Canyon State Park and the Red Cliffs Desert Reserve. They hold the region's best-known slickrock (smooth red rock) and lava-tube hiking. It is a cross-town drive, but it is the day everyone eventually takes.
The wider Greater Zion outdoor picture, from the Virgin River trail system to the far reservoirs, is laid out in the St. George guide.
Recreation notes draw on Utah State Parks, the Desert Color resort, and public Southern Parkway records. Check current hours and access before you plan around them.

Daily life
Errands & drive times, Schools & education and Inside a master plan
Errands & drive times
Errands, measured in minutes
Times are estimated, measured from the Desert Canyons Parkway area near Half Dome Lane, using the Southern Parkway west toward I-15. Being on the edge of town is the catch: the airport is close, but a full grocery run and the hospital are a real drive, not a quick hop.
- FlightsSt. George Regional Airport (SGU), off Airport Pkwy~9 min
- Full grocery runSmith's Marketplace, 4582 S Pioneer Rd, SunRiver~10 min

Farther out, the weekend map opens fast. Zion's south entrance at Springdale is roughly 50 minutes east, Cedar City is about an hour north on I-15, and Las Vegas is around two hours south. The full day-trip map lives in the St. George guide.
Schools & education
Schools, by the facts
Desert Cliffs is part of the Washington County School District. The Desert Canyons area is generally served by Desert Canyons Elementary (grades K-5), which sits inside the master plan. After that come the Desert Hills schools the district uses on this side of town: Desert Hills Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12). The district has four school levels, so an intermediate school and a middle school are two different stops, not one.
Boundaries can shift as the southeast side fills in, so for any home you are serious about, check the current school directly with the district. Do not read it off a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
The bigger education picture, including Utah Tech University, is in the St. George guide.
Inside a master plan
Why the master plan sets the price
Desert Cliffs is a neighborhood inside Desert Canyons. It is not a standalone subdivision that is priced on its own. Desert Canyons is the master plan that runs along the Southern Parkway on St. George's southeast edge, and Desert Cliffs is one of several communities inside it. When you buy or sell here, you are stepping into a bigger group of competing homes than a single street.
That changes the math in a specific way. Your comparable sales are the other Desert Canyons homes selling around you, of similar size and lot, not the citywide St. George median. A buyer shopping Desert Cliffs is usually also weighing other Desert Canyons homes, and a home priced against the wrong group either sits or leaves money on the table. I read the master plan first, then the individual home.
The pricing rule is simple. Compare inside the master plan, not across the whole city.
What I check before I price a home out here
- Which Desert Canyons sales are the true matches for this specific S&S floor plan and lot size.
- How the lot sits for view, orientation, and the low-water landscaping the builder installed.
- How many competing Desert Canyons homes are for sale at the same time, since the area is still filling in.
- What being close to the airport is really worth to the buyers shopping this area.

What locals know
The details I would slow down and check
Desert Cliffs is a master-plan neighborhood on the edge of town. Here is what I would walk a friend through before they get attached to any one address out here.
The airport is the feature people miss
Being about five minutes from St. George Regional changes life if you fly for work or have out-of-state family. I have watched buyers pick the Desert Canyons side for exactly this reason.
Compare yours with the other Desert Canyons homes
When a Desert Cliffs home lists, buyers weigh it against the rest of the master plan. Price it against the citywide median instead, and the number will be wrong one way or the other.
The builder phase already sold out
This is a resale neighborhood now, so an old S&S base price is not your guide. What matters is what finished Desert Cliffs and Desert Canyons homes are selling for today.
Budget for the drive to full-scale errands
The airport is close, but a full grocery run means Smith's Marketplace near I-15 Exit 2, roughly ten minutes west. Living on the edge means a shorter airport run and a longer grocery run.
Buy or sell here
The buyer side and the seller side
Buying in Desert Cliffs
Desert Cliffs sits on the southeastern edge of St. George, inside the Desert Canyons master plan along State Route 7, the Southern Parkway. Its streets tie into Desert Canyons Parkway, so the St. George Regional Airport is just up the road and I-15 is a short run west. The whole community is on the airport-and-parkway side of town, not the older west side.
Desert Cliffs is a single-family community built by S&S Homes. The builder listed floor plans in the roughly 2,000 to 3,500 square foot range, with three-car garages and low-water front and rear landscaping. The original builder phase sold out, so most of what you will buy today is resale. The live listings on this page are the reliable guide to what is actually available.
Yes. Desert Cliffs is one neighborhood inside Desert Canyons, the master-planned area on St. George's southeast edge along the Southern Parkway. That matters for pricing, because your comparable sales are the other homes selling inside Desert Canyons, not just the citywide St. George average.
Desert Cliffs is in the Washington County School District. The Desert Canyons area is generally served by Desert Canyons Elementary for grades K-5. After that come the Desert Hills schools the district uses here: Desert Hills Intermediate for grades 6-7, Desert Hills Middle for grades 8-9, and Desert Hills High for grades 10-12. Boundaries can shift as the southeast side fills in, so check the current school for any specific address directly with the district.
The builder phase sold out, so Desert Cliffs now sells as a resale market inside Desert Canyons. The range changes with each floor plan, lot, and view. The most honest number is the one on the live listings above, and I can look up recent sales inside Desert Canyons directly. I would rather give you a real number than a stale figure.
