S&S Homes has been releasing Desert Reserve in phases since around 2021. There are stretches when the builder has no homes to sell and no owners are reselling either. When one lists, it shows up on the St. George homes for sale page.
Homes here come up two ways: new releases from S&S Homes and resales by early owners. The site watches the MLS for you and emails you when one lists. If a three-car-garage townhome with the enclosed backyard is what you want, tell me. The site watches the MLS for you and emails you when one lists.

What a day in Desert Reserve looks like
In shortIt sits in the Desert Canyons area of far southeast St. George, off El Capitan Way near the Southern Parkway. Each unit has a fully enclosed private backyard and a three-car garage, a bigger package than most townhomes come with. The Southern Parkway puts the airport, I-15, and the rest of St. George on a short, direct drive.
Desert Reserve sits off El Capitan Way in the flat high desert of far southeast St. George, in the Desert Canyons area near the Southern Parkway. The community is being built in phases. County records show an initial phase recorded (filed with the county) in 2021 and a later phase added in 2024. Depending on where a unit sits, your neighbors may have been there for a few years or a few months.
The homes here are townhomes, not detached homes, so each one is attached to its neighbors. The builder's own listing points to a bigger package than most townhome buyers expect: fully enclosed private backyards and three-car garages on nearly every unit. That combination is the thing to know walking in. You give up a private lot for a shared subdivision. You do not give up the yard space or garage storage that most townhomes lack.
The Southern Parkway (SR-7) is the main road for this part of town. It puts the St. George Regional Airport about ten minutes north and downtown St. George about fifteen minutes northwest. This part of the city is still filling in, so expect the errand map and the neighbors around you to keep changing for a few more years.

The Southern Parkway
SR-7 runs past Desert Reserve and connects the southeast side to I-15 at Exit 2, the first St. George exit for drivers heading north on I-15. Bloomington and Sun River are off the same interchange (the place where roads meet the freeway).
New construction all around
S&S Homes markets Desert Reserve as part of the larger Desert Canyons master-planned area (a whole area planned at once). Nearby, Desert Ridge was finished in 2016 and 2017, while other villages in the area are still being built.

Townhomes with more room
Desert Reserve is a townhome community built by S&S Homes, with units generally running about 2,200 to 2,500 square feet. The builder's own community page has marketed pricing starting a little below the St. George median (the middle price), before extra charges for better lots and for options (upgrades you choose). It lists stainless steel appliances and quartz countertops as standard finishes. These are builder homes in a phase that is still being built and sold. You are usually buying a home the builder has available now or reserving a plan, not competing with other buyers for a resale.
What sets this community apart from a typical townhome package is its yards and garages. Most units have fully enclosed private backyards and three-car garages, which you more often find with detached homes than attached ones. County subdivision records show the plat (the recorded map of the lots) as DESERT RESERVE SUBDIVISION. Phases 1 and 2 were filed in 2021 and a third phase in 2024, which fits a builder who is still releasing new units.
Treat Desert Reserve as townhome housing, not detached single-family. The private yard and three-car garage close some of that gap, but the shared recorded plat does not.
Pricing and available homes shift with the builder's release schedule. Before you compare Desert Reserve to anything else nearby, check the current plans, lots, and pricing against what S&S Homes has open.
Trails & outdoors
Open desert, at the edge of town
Desert Reserve sits in a corner of St. George that is still mostly open desert and undeveloped county land. That open ground runs south toward the Arizona Strip, and the airport sits on the mesa to the north. The Red Cliffs Desert Reserve and its trail network are on the far, northern side of the city, so reaching them is a drive, not a walk. Check the closest maintained trailhead against the city's current recreation map before you count on a specific distance. New trail connections are being built as Desert Canyons fills in.

Schools & education
Schools, by the facts
Desert Reserve is served by the Washington County School District, in the Desert Hills group of schools (the schools that lead into one high school). Desert Canyons Elementary (kindergarten through fifth grade) is the assigned elementary school for this part of Desert Canyons. From there, the district's published chart sends students to Desert Hills Intermediate (sixth and seventh grade). Next come Desert Hills Middle (eighth and ninth grade) and Desert Hills High (tenth through twelfth grade). Boundaries shift as the area develops, so check the current assignment for any specific address directly with the district before you buy. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture, including Utah Tech, in the St. George guide.
The townhome package
Why this one feels bigger than a typical townhome
Desert Reserve stands apart from other new townhomes nearby because of its yards and garages. That matters if you are comparing it to a detached home or to a more standard attached community.
-
A fully enclosed private backyard is not standard in most townhome communities. Many attached communities share open common space instead of giving each unit its own fenced yard. Desert Reserve's builder markets a private yard on the units it lists. That changes how the outdoor space works day to day.
-
Three-car garages are unusual in attached housing. Most townhome buyers plan for a two-car garage or less. A three-car garage changes what fits, from a third vehicle to a shop or extra storage.
-
It still shares recorded plats with its neighbors. Even with the fenced yard and bigger garage, you own a townhome on a recorded subdivision plat (the filed map of the lots), not a detached single-family lot. Check what that ownership covers before you compare pricing to a detached home nearby.
-
Still being built. With a phase recorded as recently as 2024, later phases may still be under construction near occupied units. Ask the builder which phase a specific unit sits in before you tour it.
What locals know
Notes from the southeast side
Know which kind of home you are comparing
Desert Reserve is townhomes. Neighboring subdivisions in the Desert Canyons area mix detached homes, townhomes, and land, so a recent sale from one street over may not be a fair match.
The Southern Parkway is the main street here
SR-7 connects this part of St. George to I-15, the airport, and the west side without touching downtown traffic. Learn it once and you will use it for nearly everything.
Check which phase you are looking at
County records show at least three recorded phases between 2021 and 2024. Ask the builder or the listing agent which phase a specific unit belongs to and what is still under construction nearby.
This area is filling in fast
What feels far out today will not feel that way in a few years. Shops and services tend to follow the new homes along the Southern Parkway.

Buying in Desert Reserve
Desert Reserve sits in the Desert Canyons area of far southeast St. George, off El Capitan Way near the Southern Parkway (SR-7). The St. George Regional Airport is about ten minutes north, and downtown St. George is about fifteen minutes northwest.
Desert Reserve is a townhome community built by S&S Homes, with residences generally running 2,200 to 2,500 square feet. Each unit has a fully enclosed private backyard and a three-car garage, which is larger than a typical townhome package. Recorded county plats (the filed maps of the lots) show the subdivision being built in phases, starting around 2021.
S&S Homes markets Desert Reserve as part of the Desert Canyons master-planned area. It sits alongside other subdivisions in that area, such as Desert Ridge. It may be a formally platted phase of one master plan or a separate plat next to it. I would check that against the recorded plat before quoting. Either way, it shares the same geography, schools, and access as the subdivisions around it.
S&S Homes has marketed Desert Reserve townhomes starting a little below the St. George median (the middle price), before extra charges for better lots and for upgrades. Prices move with the builder's current phase, so check current builder pricing and any resales on the market. For a citywide comparison, my 2025 market report puts the St. George median sale price at $589,990.

Selling in Desert Reserve
In a townhome community that is still being built, resale value follows closely what the builder is asking now for a similar plan and lot. Start with the home valuation page. I will compare your home with recent Desert Reserve sales and current builder pricing, no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this Desert Reserve page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
It depends on how many builder homes are still available in the current phase. When S&S Homes still has units to sell, resale competes directly with new construction at similar prices and a similar level of finish. When a phase sells out, resale has less new construction to compete with. Tell me your timeline and I will tell you what I see against current conditions.
