Where Under $1.1M sits
The local read, the median line and the pricing tiers
The local read
Under $1.1M is the top end of the usual Draper market
In shortOwners in the Census Bureau's 2020-2024 ACS survey value the typical Draper home near $784,800. So under $1.1M is the top of the usual price range in a pricey city, just below the full custom and estate end. It holds executive homes, the strongest views short of a custom home and streets next to Corner Canyon. Listings arrive live from the MLS, sorted from the highest price down.
At this price a home is judged by more than its square feet. Setting, view and finish start to count too, and the homes feel high-end, not like standard builder homes.
This budget reaches the best of the usual market. You will find newer executive homes with high-end finishes and three-car garages on the east side and the upper slopes of South Mountain. You will find larger established homes on the best streets next to Corner Canyon. You will also find homes on the east side where the valley view is part of the price. The upper east side and streets just outside the gated Steeplechase neighborhood are in range. A custom touch is common here, such as a designed primary suite, a finished walkout, a detached shop or an oversized garage.
Buying here takes patience, since recent sales guide the price. Fewer homes sell at this level and fewer buyers compete, so the job is to weigh value carefully. What is a spot near the trails worth? What is a view line worth, or a set of finishes? Nobody is rushing you. A standing pre-approval has you ready when the right home lists.
Checking nearby pages? The under $1M page is the upper end of the middle, and the over $1.1M page holds the full custom, SunCrest ridge and large-lot estate homes. The Draper city guide gives the town-wide view, and you can reach out any time for an introduction to a local partner agent who knows this slice of the market.
Stretch math
One step up
over $1.1M opens the high end of Draper. It has full custom builds, SunCrest ridge and large-lot estates, and the gated homes at the very top. It runs on its own slower clock, and buyers come for land, architecture or a view that no standard build can match.
One step down
under $1M is the upper middle, with premium established homes and South Mountain view homes. It has a touch more competition than this page.
Either way
A price is a place to begin, not a final answer. Tell the local partner agent your must-haves, and they will name the page where those homes live.

What the money buys
What the money buys, hold, stretch, or step down and the towns next door
What the money buys
Under $1.1M comes in three shapes
Nearly every home at the top of the usual Draper market is one of three kinds. Each leans toward setting, finish or a spot near the trails, and knowing which you want helps in a market this selective.
Executive homes on South Mountain and the east side
Larger homes of new or recent construction, with high-end finishes, three-car garages and designed kitchens. They sit in the upper South Mountain and east-side areas, often with finished walkouts and valley views. These are builder homes with custom-grade upgrades.
The catch: a drive up the slope and more snow up high. The upside: executive finish, space and move-in condition.
Homes next to Corner Canyon on the upper east side
Semi-custom and upgraded homes on the east-side streets nearest the Corner Canyon trails. Being near the trails is part of the address. Lot size and position carry part of the price, along with the home itself.
What you give up: paying more per square foot. What you get: a spot next to the trails on the east side that cannot be copied.
Steeplechase-adjacent and view-lot homes
Homes on streets just outside the gated Steeplechase neighborhood. You will also find strong-view lots in the upper east side and on South Mountain, where the valley view is part of the value. View and setting drive the price up here.
The downside: a higher cost for each square foot. The payoff: a view, or an address next to Steeplechase, that defines the top of the usual price range.
Few homes list at the top of the usual range, so a week may lean heavily toward one shape. The live grid below shows which one is on the market now.

What each price range buys
The page below and the high-end page above hold different kinds of homes, not smaller or bigger copies of this one. The table follows what changes by list price at each line. You will see this page in the middle column.
| Comparison point | Under $1M | Under $1.1M This page | Over $1.1M |
|---|---|---|---|
| Typical home shape | Premium homes, views, larger lots | Executive homes near Corner Canyon | Ridge estates, custom, large lots |
| What you usually give up | More budget for bigger lots | The largest budget before custom | Time, since sales are slow |
| What you usually gain | Bigger lots, premium finishes, views | Executive finish and trail access | Ridge views, custom homes, acreage |
| Where these homes sit | Upper east side, South Mountain | Corner Canyon edge, east-side streets | SunCrest, Steeplechase, east Draper |
| How the competition feels | Calmer, with fewer buyers | Patient, priced by recent sales | Slow and selective |
A budget only starts the search. The right page depends on what you will not give up, such as a trail, a view or a finish. Share what those are and the local partner agent will point you to the right page.

Buying near the top

Your plan for the top of the usual price range
The top of the usual Draper market rewards patience and a close look at recent sales more than speed. There are fewer homes and fewer buyers, so the work is reading value. What is a trail spot, a view or a set of finishes worth? You are not racing anyone.
Get pre-approved first
A pre-approval letter still backs a serious offer at this level and shows you are ready when the right home lists. Keep it current.
Choose what you will not give up
Trail access, a certain view line, a custom finish package or an address next to Steeplechase. At the top of the usual range these rarely arrive together, so naming your must-have keeps a long search focused.
Get on first-look alerts
Few homes sell at this price, so catching the right one early matters. First-look alerts let you see a rare fit before it makes the rounds.
Tour with an agent who reads recent sales
At the top of the usual range, judging value is the whole task. You need to know what a spot near the trails, a view or a set of finishes supports on a given Draper street. Need more detail? Start with the buying process guide, then the art of the offer.

This is the top end of the usual range. Expect executive homes with high-end finishes on the upper South Mountain slopes. On these pages, around $1,100,000. Census ACS data for 2020-2024 shows a typical Draper home value near $784,800. So under $1.1M sits well above it, at the top of the usual range. Past it, the custom and estate end begins, where setting and finish drive the price more than square footage.
Yes. The under $1M page covers the upper middle: premium established east-side homes and South Mountain view homes. It has a touch more competition than this page, with fewer of the trail-side and executive-finish homes that mark this price range.
Longer than in the middle of the market. Very few buyers compete at any one time, and each price is checked against recent sales. Winter is quieter, so there is more time to weigh a home.
Yes, they turn up in this range. Executive single-story and ranch-style homes with main-floor primary suites appear on the east side and South Mountain at this price, many with finished walkout basements. Open the single-story homes page for just those.
A current pre-approval letter and one clear must-have: trail access, a view, a custom finish or a certain area. At the top of the usual range, patience and a close look at recent sales matter far more than speed. Knowing what you will not trade keeps a long search focused.
