The local read
Under $800K is the entry door to Holladay
In shortTownhomes at Holladay Hills, attached housing along Highland Drive, and mid-century ramblers, fed live from the MLS and sorted newest first.
Holladay's attached homes and its oldest detached houses sell at this price. It is also the realistic way into Holladay, where an updated detached home usually costs more.
The steadiest supply is a mix of attached homes and mid-century detached homes. Townhomes and condos at Holladay Hills, built on the former Cottonwood Mall site on Highland Drive, are the city's lowest-priced start. That is also where the supply is growing. Building around Highland Drive is still going on, so drive through before you commit.
The detached choice here is mostly mid-century: ranches and ramblers from the 1950s to the 1970s, where the lot and the location carry the value. The house itself needs a careful inspection and a fair price. Some have been updated, and many have not. If you can take on the work, this is the cheapest way to buy a detached home in Holladay. A pre-approval in hand tells sellers you are ready, whether you pick a townhome or an older house.
Still early in your search? The Holladay guide covers the whole city, and reaching out is how you get the local partner agent to look at recent sales of similar homes with you.
Stretch math
One step up
under $1M is where updated detached homes become common, the first rebuilt custom homes appear, and larger established homes come into range. If your budget has room, it opens up a lot.
The lowest range
Nothing sits under this page. Under $800K is where Holladay starts, so the choices here are an attached home or an older mid-century house, not a cheaper range.
Either way
Treat the price as a place to start, not a final answer. Tell me your must-haves, and the local partner agent can say whether they fit at this price or one step up.
How this works. Scott Buehler is licensed in both real estate and mortgage lending and may assist with financing across Utah; local representation in Holladay comes through a partner agent. What the money buys

What the money buys
Under $800K comes in three shapes
At the low end of Holladay, almost every home is one of three kinds. A newer detached house in move-in shape is rare at this price here. So the honest picture is attached homes, mid-century originals, and the occasional updated rambler.
Townhomes and condos at Holladay Hills
The most dependable supply at the low end. New and nearly new attached homes at Holladay Hills on Highland Drive, plus a few older condo projects. This is the cheapest way into Holladay, and the one place where the supply is growing.
The downside: a shared wall and an active construction zone nearby. The payoff: the lowest prices in the city, in a newer home.
Older mid-century ranches and ramblers
Detached homes from the 1950s to the 1970s, on big lots where the land carries most of the value. Many have not been updated. Check the systems and the cost of fixing them with care. The lot size and the big trees are the real prize.
The cost: deferred work and an honest inspection. What it buys: a detached home with real floor space on a big lot.
Updated and partially remodeled homes
Mid-century homes that were partly renovated, with a new kitchen, a newer roof, or fresh baths, but no full rebuild. They are closer to move-in ready than the originals, and at this number they sit near the top of the range.
The catch: a higher price than the original homes. The upside: a home you can live in sooner.
In a given week the listings may lean toward one shape. The Homes for Sale page lists what you can buy today.

What each price range buys
Moving up in price changes the kind of home, not just the size. Here is how the picture shifts by list price as you move up from the lowest range. Start with the left column, which is this page.
| Comparison point | Under $800K This page | Under $1M | Under $1.25M |
|---|---|---|---|
| Typical home shape | Townhomes, condos, and mid-century houses that often need repairs | Updated mid-century houses, the first rebuilt custom homes, and larger long-standing houses | Rebuilt custom homes, top established houses, and lots with views |
| What you usually give up | Newer finishes and good condition | Custom finishes, views, and the best streets | Room in the budget for space, finishes, or a better lot |
| What you usually gain | The lowest prices in the city | Better shape, bigger floor plans, and the first rebuilt custom homes | Custom finishes, more room, and better-placed lots |
| Where you will usually find it | Holladay Hills along Highland Drive, and older blocks near the Village | Established streets, and better-placed lots around the city | Upper streets below Mount Olympus, and the best streets near the Village |
| How the competition feels | The busiest price range in the city relative to supply | Steady, and you get a bit more time to decide | Quieter, since fewer buyers are bidding |
Your budget is where you start, not the last word. Tell me the one or two things you must have, and the local partner agent can say which price they really belong to. Start that conversation here.

How to go after Holladay's lowest prices
A four-step play
A four-step play
How to move at the low end of Holladay
The lowest-priced homes are the busiest in Holladay for the number of homes available, and a sound move-in home can go fast. Being ready matters more here than at any other price level.
Get pre-approved first
At the low end, sellers expect a ready buyer, and a pre-approval letter is the signal. Sort it before a listing captures your attention, not after.
Decide which of the three kinds you want
The choice is an attached home, an older house that needs work, or a partly updated one. Knowing which one you are after before you start touring saves time and keeps the search honest when the options are limited.
Get on first-look alerts
Move-in townhomes and ramblers in good shape at the low end can go quickly when they list. Seeing a fit early is most of the game at this end of the market.
Tour homes with an agent who knows the sold prices nearby
Holladay prices vary so widely that a low list price can mean a real project, a real bargain, or both. The local partner agent knows the streets. Read the buying process guide and the art of the offer before you decide how much to bid.
Quick answers
Under $800K in Holladay, answered
Mostly townhomes and condos at Holladay Hills and a few other projects, older mid-century ranches and ramblers where the lot and location carry most of the value, and partly updated homes near the top of this price. A newer detached home in move-in shape is rare in Holladay at this number. What is for sale changes week to week, so check the live listings above.
Yes. This is the lowest price range in Holladay. The cheapest homes in it are the smallest condos and the most dated houses.
A few, mostly smaller condos and the most dated mid-century homes. They go quickly when they appear. This is the thinnest slice of the lowest price range, so being ready with a pre-approval is essential.
Move-in townhomes and ramblers in good shape at the low end can go under contract quickly in spring and summer. Winter is calmer. Either way, this is the most competitive price in Holladay for the number of homes available.
Sometimes. Rambler is the Utah word for a single-story home, and at this number they are mostly the older mid-century stock where a renovation is often part of the deal. A home listed as single-story sometimes sits above a full basement. The single-story homes page filters for them.
Have a pre-approval letter ready. Know which of the three kinds you want: an attached home, an older house that needs work, or a partly updated one. If it is an older house, know how much work you can take on. At the low end of Holladay, decisions can move quickly.
