What a day here looks like.

Mornings in Ivy Wood are quiet. This is a small, newer pocket on Hurricane's northwest side, most of it built around 2016, so the streets are level and easy to walk and the homes still look crisp. A walk to Hurricane City Park is a few flat minutes away. The park's splash pad and playground fill up by mid-morning in the summer, and the neighborhood sidewalks carry the dog-walkers and joggers well before the heat sets in.

Midday, the appeal is how close everything is. The Lin's Marketplace run is three minutes, Davis Food & Drug is four, and the post office and hardware store sit along the same short stretch of State Street. Lunch at a picnic table in the park and back before a meeting ends is a real option here. On a newer street the front-yard landscaping is still filling in, so shade comes more from covered porches and patios than from the trees just yet.

Evenings settle in quietly. The subdivision sits far enough off the main road to stay calm, and being newer, the homes tend to be efficient and low-maintenance. When the reservoir calls, Sand Hollow is about fifteen minutes away, and Quail Creek is right next door to it. That combination of a tidy newer home, central access, and reservoir proximity is what draws people to Ivy Wood.

Newer, low-maintenance homes

Ivy Wood was built mostly around 2016, so you get modern construction, current-era finishes, and systems that are still relatively young. It is a tidy, consistent streetscape rather than a patchwork of older build eras.

Hurricane City Park

Walking distance from most streets. Playgrounds, sports fields, shaded picnic pavilions, and a splash pad that runs through the summer. The kind of park you actually use during the week, not just on weekends.

Recreation Center

The Hurricane Recreation Center is about three minutes by car. Indoor gym, fitness classes, community leagues, and year-round programming for every age group.

Three Falls Park

A quieter neighborhood park a few minutes south, with green space and a playground. A good alternative when the city park is in full summer swing.

Downtown convenience

State Street's daily stops are within a few minutes: Lin's Marketplace, Davis Food & Drug, Ace Hardware, the post office, and local dining. Details in the errands table.

Two reservoirs, 15 minutes

Sand Hollow and Quail Creek reservoirs are both about fifteen minutes from the neighborhood. Boating, fishing, swimming, and the kind of red rock shoreline that fills a summer weekend.

Ivy Wood came together mainly in the mid-2010s, with most homes dating to right around 2016. The result is a consistent, tidy streetscape: single-family homes of similar vintage, most in the neighborhood of 1,600 square feet, in a mix of single-level ramblers and two-story designs. It reads as a cohesive newer subdivision rather than a patchwork of build eras.

Lots here are compact, in the neighborhood of a tenth of an acre, which is typical of contemporary Hurricane subdivisions. That keeps yards low-maintenance and the streets close-knit. Because the homes are newer, expect current-era construction and finishes, and front-yard landscaping that is still maturing on the younger streets. Condition varies less than in an older neighborhood, so it comes down mostly to updates and finishes rather than age.

You are buying a newer, low-maintenance home a few minutes from everything. In Hurricane, that combination is worth a lot.

One thing to know about a compact-lot subdivision like this: the smaller yards mean less to maintain, but they also sit closer together than in an older, larger-lot neighborhood. For a lot of buyers that is the point, a newer home and a manageable yard a few minutes from town, but it is worth walking a street or two before you decide.

The daily loop runs along State Street and the adjacent roads. Groceries, hardware, and the post office are all a few minutes from the driveway, and the reservoirs are an easy shot out of town.

Schools & education


Schools, by the facts.

Ivy Wood is served by the Washington County School District. On the northwest grid, the closest K-5 elementary is Hurricane Elementary (948 W 325 N), just a few blocks away; Three Falls Elementary is the district's other Hurricane K-5 option. From there the chain runs Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12), all within Hurricane city limits and a short drive or bus ride from the neighborhood. Valley Academy (a K-8 charter in Hurricane) is an alternative to the neighborhood schools. Which specific schools serve a given address can change as the district adjusts boundaries for growth, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University and Dixie Technical College in St. George (about twenty-five minutes) cover higher education and trades.

What locals know

Notes from a newer corner of Hurricane.

No listing photo tells you this part. I have lived in Southern Utah for more than 20 years and know Washington County's neighborhoods, so here is what I would tell a friend about Ivy Wood.

  • Newer means fewer surprises. With most homes built around 2016, roofs, HVAC, and windows are all relatively young, so you are not walking into a list of near-term big-ticket replacements the way you might in an older Hurricane neighborhood.

  • Compact lots are the trade. These are smaller, tenth-of-an-acre lots, so yards are easy to keep but homes sit close together. If you want elbow room or a big shop, this is not that neighborhood, and that is worth knowing up front.

  • Peach Days is the weekend. Every Labor Day weekend, the parade runs through town, the rodeo fills up, and the whole city smells like peach cobbler. The neighborhood is close enough to walk or bike to the action.

  • Spring winds are part of the deal. Hurricane was named after a windstorm, and March and April deliver on the promise. It is the trade for mild winters and endless sunshine.

  • The park is a community hub. Hurricane City Park is not just a patch of grass. Soccer practice, birthday parties, evening walks, and the summer concert series all happen here. Living walking distance to it changes how often you use it.

  • Still inspect, even on a newer home. A home built around 2016 is young, but a decade of wear, workmanship, and any deferred upkeep still show up on a good inspection. It is money well spent, and I will tell you what to watch for on this kind of build.

Ivy Wood is a small residential subdivision on the northwest side of Hurricane, off the 700 West and 350 North corridor between roughly 240 North and 400 North, on a compact grid of newer streets. It sits a short hop from State Street with easy access to Hurricane City Park, the Recreation Center, and the daily stops along SR-9.

Mostly single-family homes on compact residential lots, built mainly in the mid-2010s around 2016. You will find a mix of single-level ramblers and two-story designs, most in the neighborhood of 1,600 square feet. It is a newer, tidy subdivision where the landscaping is still filling in rather than a decades-old established one.

Hurricane City Park is within walking distance from most parts of Ivy Wood, about seven minutes on foot. The Hurricane Recreation Center is a short drive, about three minutes, and Three Falls Park is a few minutes farther south. The neighborhood's flat layout makes walking easy.

Recent Ivy Wood sales have generally landed in the low $400,000s, roughly the $390,000 to $425,000 range, with some properties above or below that depending on size, updates, and lot position. Because the homes are similar in age and size, condition and finishes drive most of the spread. Prices move, so treat that as a starting point.
