Life in Sandstone Fields


What a day here looks like.

Sandstone Fields sits on the south side of Hurricane along Sandstone Drive, a newer pocket of larger homes where the garages are built to hold more than two cars and the streets are still filling in. Mornings start with garage doors opening and people heading to work or school. You hear the distant hum of SR-9, a truck warming up, and the general quiet of a neighborhood that went in over the last several years.

The homes are the draw here. These are recent single-family builds on quarter-acre lots, and what sets them apart is the garage: an oversized bay, a shop stall, or room to park the RV and the toys, on a graded lot rather than a slope. It is a step up in house and garage from a lot of what south Hurricane offers, without leaving town.

Summer runs hot, same as everywhere in Hurricane, but the newer homes come with the newer systems. You are ten minutes from groceries on State Street, a short drive from Sand Hollow Reservoir, and close enough to SR-9 that getting anywhere in the valley is straightforward.

Sand Hollow Reservoir

About fifteen minutes north. Warm water, sandy beach, red rock coves, and the OHV dunes above it. One of the main reasons people choose Hurricane.

Quail Creek Reservoir

About fifteen minutes east. Cooler water, fewer boats, good fishing. The quieter alternative when Sand Hollow is crowded.

Sky Mountain Golf

Ten minutes away. An 18-hole municipal course on the Virgin River bluff with the kind of views that make out-of-towners ask if it is private. It is not.

Zion National Park

Thirty minutes east on SR-9. Living in Hurricane means you can visit the park on a weekday morning before the crowds and be home by early afternoon.

What you can buy and build here.

Sandstone Fields is single-family homes, most built from the late 2010s onward, so this is a newer neighborhood rather than an established one. Many homes fall in the 2,300 to 4,000 square foot range, from four-bedroom two-story plans to larger custom builds. Three-bay and oversized garages are common, and a fair number of homes add RV parking, shop space, or an oversized bay that you do not always find on a standard subdivision lot.

The homes are the headline. Lots sit in the quarter-acre range, so this is a graded subdivision rather than acreage, but the newer product and the extra garage space are what pull buyers in. For someone who wants a recent home with a real garage and room for the RV, close to Sand Hollow and the golf, that combination is the single biggest reason to choose Sandstone Fields.

Getting outside


Trails, water, and red rock, all within reach.

Hurricane is one of the best outdoor access towns in Utah, and from Sandstone Fields you are a short drive from most of the trailheads and both reservoirs. The Hurricane Rim trail system runs along the Hurricane Cliffs east/southeast of town, about ten minutes out. Gould's Rim and the JEM Trail sit roughly fifteen minutes away, and the Gooseberry Mesa slickrock network is about twenty-five minutes out on SR-59.

Sand Hollow Reservoir is about fifteen minutes north: warm water, sandy beach, red rock coves, and the OHV dunes above. Quail Creek is fifteen minutes east, cooler and quieter, with good trout and bass fishing. Both have state park day-use facilities. For golfers, Sky Mountain is ten minutes away, Sand Hollow Golf Club is about fifteen, and Copper Rock is twenty minutes south toward St. George.

Sandstone Fields is close to the main commercial corridor along State Street. Most of what you need in a given week sits within a ten-minute drive.

Schools


Where your kids would go to school.

Sandstone Fields is served by the Washington County School District. On this south side of Hurricane the elementary assignment is typically Three Falls Elementary (grades K-5), though homes closer to the historic core can fall to Hurricane Elementary (grades K-5). From there the chain runs Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter in Hurricane, is an alternative some families choose. The district is actively redistricting for growth, so confirm the current assignment for a specific address with the district before you commit.

For third-party ratings and parent reviews, visit GreatSchools or Niche and search for Hurricane schools. Every family weighs schools differently. Visit them yourself while you are in town looking at homes.

Utah Tech University and Dixie Technical College in St. George are about 25 minutes away. Southern Utah University in Cedar City is about 50 minutes north on I-15.

What locals know

Notes from the valley floor.

No listing photo tells you this part. After years of showing homes around Hurricane, here is what I would tell a friend about this neighborhood.

  • Flat lots are underrated. Everyone talks about views, and views are great. But a flat lot means no retaining wall surprises, no erosion headaches, and a backyard you can actually use for something besides looking at. If you have ever spent a Saturday trying to mow a slope, you know what I mean.

  • Summer is still summer. The valley floor does not get the breeze that the bench subdivisions do, and July and August feel it. If you are sensitive to heat, pay attention to which way the house faces and whether the AC unit was recently replaced. A south-facing patio in August is not a selling point.

  • Proximity is the trade for panorama. You do not get the sweeping views from the valley floor, but you get a shorter drive to everything: groceries, the freeway, both reservoirs, Zion. For people who want to use the town more than look at it, that is a real advantage.

  • It is a young neighborhood. The homes here went up in the late 2010s and are still going up, so landscaping is often young and a few lots are still filling in. The upside is fresh construction and current floor plans. Walk the block at different times before you commit to a specific street.

Buying in Sandstone Fields

Sandstone Fields sits along Sandstone Drive on the south side of Hurricane, in the 3200 South area toward the Sand Hollow corridor. It is within easy reach of State Route 9 and the main commercial corridor along State Street, with Sand Hollow Reservoir and Zion National Park both a short drive away.

Larger single-family homes, most built from the late 2010s onward. You will see roomy ramblers and two-story designs, many in the 2,300 to 4,000 square foot range, with three-bay and oversized garages, RV parking, and shop space being common. Lots sit in the quarter-acre range, so this is a newer graded subdivision rather than acreage.

Sandstone Fields sits within about ten minutes of the main Hurricane commercial corridor along State Street, which includes Lin's Marketplace, Walmart Supercenter, Ace Hardware, and most of the town's dining and service options.

This is one of Hurricane's higher-end neighborhoods. Recent activity has generally run from the high $600,000s up past $1.1 million for a larger home, with the middle of the market closer to the $900,000s. Prices move, so treat that as a starting point and confirm against the live listings.
