Life in Sycamore Village
What a day in the neighborhood looks like
In shortIt has large single-family homes on quarter-acre lots, most built in the last few years, and many have oversized boat or RV garages. Sand Hollow is only minutes down the road.
Morning starts quiet on the northwest edge of Hurricane. The fairways of Sky Mountain Golf Course are just beyond the community, and the red rock catches the early light. These are big, newer homes, and a few lots are still being finished, so a morning walk here feels fresh and new, not decades old.
At midday, the location pays off. State Street and the main Hurricane shopping are a short drive south, and Sand Hollow State Park is only about seven minutes away. That makes a few hours on the water a realistic weekday plan, and pulling the boat out of the garage is not a whole expedition.
Evening is slower. Garage doors go up on oversized boat and RV bays, the golf course empties out, and the desert cools off fast once the sun drops behind the ridge. This is a place built around space, storage, and quick access to the water and the dunes.

Sky Mountain Golf Course
This is an 18-hole municipal course (a course run by the city) wrapped in red rock, right next to Sycamore Village. Being this close to the fairways is a big part of why the community exists, and it is an easy walk or short cart ride from the neighborhood.
Sand Hollow State Park
Utah's warm-water reservoir and red sand dunes are about seven minutes away, with boating, paddleboarding, sandy beaches, and off-road trails all in one place. That is exactly why so many homes here are built with storage for boats and off-road vehicles.
Hurricane Recreation Center
The city's indoor recreation center has a pool, fitness equipment, and community programs. It is about ten minutes from Sycamore Village and open year-round for swim lessons, workouts, and youth activities.
Hurricane City Park
The city's main park with playgrounds, sports fields, and open grass. About ten minutes south toward the center of Hurricane, it is where weekend games and evening picnics happen under the red rock views.

Sycamore Village is a new-construction community. Every home in the MLS sales records was built in 2020 or later, and the average year built is right around 2024. The streets, landscaping, and a few remaining lots are still filling in. The homes are single-family detached and on the larger side. The median size (the middle one) is around 3,580 square feet, on lots that run about a quarter-acre, which is generous for this part of Washington County.
Three things set Sycamore Village apart: size, storage, and location. Many of these homes have oversized boat or RV garages, 10-foot-plus ceilings, and finishes aimed at the luxury end of the market. A few back up to Sky Mountain Golf. If you want a brand-new, big home with room for boats and side-by-sides and quick access to Sand Hollow, this community is built for exactly that.

Trails & outdoors
Trails and views within reach
Sycamore Village sits close to some of the best-known trails in Washington County. Whether you hike, bike, or just want a good view, most trailheads near Hurricane are a short drive away.
JEM Trail
A classic Hurricane singletrack (a narrow trail made for one bike at a time). It has sweeping views of the red rock cliffs and the Virgin River valley, and it is about ten minutes from Sycamore Village. Mountain bikers and hikers both use it.
Gooseberry Mesa
World-renowned mountain biking on the mesa top, with slickrock (smooth sandstone) and technical terrain (tricky, rocky riding). It is about 25 minutes from the neighborhood, and riders come to it from across the region.
Hurricane Rim / Gould's Rim
Rim trails with expansive views over Hurricane and the land around it. The trailheads are easy to reach, and the trails suit both hikers and mountain bikers looking for a ride with a view.

Getting out of town: Sand Hollow State Park is about 7 minutes away for boating, beaches, and off-road recreation. Zion National Park is roughly 50 minutes east. St. George is about 25 minutes southwest.
Schools & education
Schools, by the facts
Sycamore Village is served by the Washington County School District. On the northwest side of Hurricane, the elementary school is either Hurricane Elementary or Three Falls Elementary, depending on the exact address. Both cover kindergarten to fifth grade (K-5), and both go on to the same upper schools. Those are Hurricane Intermediate for grades 6-7, Hurricane Middle for grades 8-9, and Hurricane High for grades 10-12. Valley Academy, a K-8 charter school in Hurricane (a public school run outside the district), is an alternative. For higher education, Utah Tech University and Dixie Technical College are in St. George, about 25 minutes away.
The district adjusts boundaries for growth, so the schools that serve a given address can change. For any home you are serious about, check the current assignment directly with the district. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend about Sycamore Village.
It is genuinely new
Nearly everything here was built in the last few years, with the average home dating to around 2024. You are buying current construction and current systems, not a home you will need to update.
The garages are the point
Oversized boat and RV bays are common here. If you own a boat or an RV and have been storing it offsite, that alone can make the move worthwhile.
Water and golf are the draw
Sky Mountain Golf is right next door and Sand Hollow is about seven minutes out. For golf and lake days, the location is hard to beat in Hurricane.
Few homes are for sale, so timing matters
This is a small community with only a handful of sales in a typical year. When the right home comes up, be ready to act instead of waiting for more options to pile up.
