What a day in the neighborhood looks like.

Morning starts quiet on the northwest edge of Hurricane, with the fairways of Sky Mountain Golf Course just beyond the community and the red rock catching the early light. These are big, newer homes, and a few lots are still finishing out, so a morning walk here has that fresh, settling-in feel rather than a decades-old one.

Midday, the location earns its keep. State Street and the main Hurricane shopping are a short drive south, and Sand Hollow State Park is only about seven minutes away, close enough that pulling the boat out of the garage for a few hours on the water is a realistic weekday plan, not a whole expedition.

Evening brings a slower rhythm. Garage doors go up on oversized boat and RV bays, the golf course empties out, and the desert cools off fast once the sun drops behind the ridge. This is a place built for people who want space, storage, and quick access to the water and the dunes.

Sky Mountain Golf Course

An 18-hole municipal course wrapped in red rock, sitting right next to Sycamore Village. Being this close to the fairways is a big part of why the community exists, and it is an easy walk or short cart ride from the neighborhood.

Sand Hollow State Park

Utah's warm-water reservoir and red sand dunes, about seven minutes away. Boating, paddleboarding, sandy beaches, and off-road trails are all right there, which is exactly why so many homes here are built with boat and toy storage.

Hurricane Recreation Center

Indoor recreation facility with a pool, fitness equipment, and community programs. About ten minutes from Sycamore Village, it is the year-round hub for swim lessons, workouts, and youth activities.

Hurricane City Park

The city's main park with playgrounds, sports fields, and open grass. About ten minutes south toward the center of Hurricane, it is where weekend games and evening picnics happen under the red rock views.

Sycamore Village is a new-construction community. Every home in the sales record was built in 2020 or later, and the average year built lands right around 2024, so the streets, landscaping, and a few remaining lots are all still filling in. The homes are single-family detached and on the larger side, with a median size around 3,580 square feet on lots that run about a quarter-acre, which is generous for this part of Washington County.

What sets Sycamore Village apart is the combination of size, storage, and location. Many of these homes are built with oversized boat or RV garages, 10-foot-plus ceilings, and finishes aimed at the luxury end of the market, and a few back up to Sky Mountain Golf. Sycamore Village sits within easy reach of some of the best trails in Washington County. Whether you hike, bike, or just want a good view, the trailheads near Hurricane deliver without a long drive.

JEM Trail

A classic Hurricane singletrack with sweeping views of the red rock cliffs and the Virgin River valley. About ten minutes from Sycamore Village, popular with mountain bikers and hikers alike.

Gooseberry Mesa

World-renowned mountain biking on the mesa top, with slickrock and technical terrain. About fifteen minutes from the neighborhood, it draws riders from across the region.

Hurricane Rim / Gould's Rim

Rim trails offering expansive views over Hurricane and the surrounding landscape. Accessible trailheads suit both hikers and mountain bikers looking for a ride with a view.

Getting out of town: Sand Hollow State Park is about 7 minutes away for boating, beaches, and off-road recreation, Zion National Park is roughly 30 minutes east, and St. George is about 30 minutes southwest.

Schools & education


Schools, by the facts.

Sycamore Village is served by the Washington County School District. On the northwest side of Hurricane, the K-5 elementary is either Hurricane Elementary or Three Falls Elementary depending on the exact address, and both feed the same secondary chain: Hurricane Intermediate for grades 6-7, Hurricane Middle for grades 8-9, and Hurricane High for grades 10-12. Valley Academy, a K-8 charter in Hurricane, is an alternative. For higher education, Utah Tech University and Dixie Technical College are in St. George, about 25 minutes away.

Which specific schools serve a given address can change as the district adjusts boundaries for growth, so confirm the current assignment for any home you are serious about directly with the district. No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about Sycamore Village.

  • It is genuinely new. Nearly everything here was built in the last few years, with the average home dating to around 2024. You are buying current construction and current systems, not a home you will need to update.

  • The garages are the point. Oversized boat and RV bays are a defining feature here. If you own toys and have been storing them offsite, that alone can make this community pencil out.

  • Water and golf are the draw. Sky Mountain Golf is right next door and Sand Hollow is about seven minutes out. For golf and lake days, the location is hard to beat in Hurricane.

  • Inventory is thin, so timing matters. This is a small community with only a handful of sales in a typical year. When the right home comes up, it pays to be ready to move rather than waiting for options to stack up.
