Midday errands stay simple. Lin's Fresh Market is a short drive up State Street, and the stores along State Street in Hurricane cover the hardware store, the pharmacy, and a lunch stop without eating up the afternoon. St. George is about 25 minutes away for the bigger stores or the airport.

Evening is what people come here for. The light over the red rock softens, the sky opens wide over the Sand Hollow basin, and the reservoir quiets as the boats are trailered out. This is a resort neighborhood, so life here leans toward visitors and getaways more than a settled full-time street does. That is worth knowing before you buy.

Windsor Parkway is the street inside Marla at Elim Valley, a resort-style neighborhood built around 2023 near Sand Hollow. The homes are two-story, European-styled, and furnished for nightly, short-term rental. The floor plans are large, with multiple en-suite bedrooms (each with its own bathroom) and bunk rooms sized for groups. Lots are compact, so the space is in the home and the shared amenities, not in a big private yard.

This is a newer resort neighborhood, so the street is still new and the landscaping is filling in. Some units sell as whole homes and some as fractional shares (a part share of a home). That is unusual for a residential page, and it changes what a buyer is actually purchasing. Read each listing carefully, and confirm the ownership structure and rental status before you write an offer.

I tell buyers looking at this part of Hurricane that a nightly-rental resort home lives differently than a full-time house. The amenities and being close to the water are the draw, but the ownership terms, the rental rules, and how a unit is sold vary from listing to listing. Hurricane is a trail town. Closest to Windsor Parkway are the sand dunes and slickrock (smooth red rock) around Sand Hollow, a few minutes away for riding and hiking straight off the reservoir. The JEM Trail and Gould's Rim are two of the best-known mountain bike routes in the region. They are purpose-built singletrack (narrow trails one rider wide) through red rock and juniper, about 15 minutes away. Farther across town, the Hurricane Rim Trail runs above the city, and Confluence Park is the jumping-off point for river access.

Gooseberry Mesa is about 20 minutes away and puts you on slickrock with wide views across Zion country. For riders and trail runners, the choices add up fast, and Sand Hollow itself is the trailhead in your backyard.

Windsor Parkway is served by the Washington County School District. On this Sand Hollow side of Hurricane, the district's map shows Coral Canyon Elementary (grades K-5) in Washington. Students go on to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter (a public school run outside the district) in Hurricane, and it is an alternative to the neighborhood school. This is a resort neighborhood, but the school still matters for a full-time buyer. The district is changing which schools serve which streets as the area grows. For any home you are serious about, confirm the current school with the district. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University in St. George is about 25 minutes southwest, for college and continuing education.
