Morning on Windsor Parkway starts with the water in reach. Sand Hollow Reservoir and the sand dunes are about 3 minutes down Sand Hollow Road, so a boat launch or an early ride on the dunes happens before the heat builds. Back at the enclave, the shared pool deck and hot tub are the gathering point when the day winds down.

Midday errands stay simple. Lin's Marketplace and Davis Food & Drug are a short drive up State Street, and the Hurricane retail corridor covers the hardware store, the pharmacy, and a lunch stop without eating the afternoon. St. George is about 25 minutes for the bigger retail or the airport.

Evening is what people come here for. The light over the red rock softens, the sky opens wide over the Sand Hollow basin, and the reservoir quiets as the boats trailer out. This is a resort pocket, so the rhythm leans toward visitors and getaways more than a settled full-time street, which is worth knowing before you buy.

Windsor Parkway is the street inside Marla at Elim Valley, a resort-style enclave built around 2023 near the Sand Hollow corridor. The homes are two-story, European-styled, and furnished for nightly, short-term rental, with large floor plans that run to multiple en-suite bedrooms and bunk rooms sized for groups. Lots are compact, so the footprint is about the home and the shared amenities rather than a big private yard.

Because this is a newer resort pocket, the streetscape is still new and the landscaping is filling in. Some units sell as whole homes and some as fractional shares, which is unusual for a residential page and changes what a buyer is actually purchasing. Read each listing carefully and confirm the ownership structure and rental status before you write an offer.

On the water


Two reservoirs, one short drive.

Sand Hollow Reservoir

About 3 minutes from the enclave. Boating, swimming, fishing, and the red sand dunes on the east shore. Sand Hollow State Park has a boat ramp, beach areas, and campsites. Summer weekends get busy; weekday mornings are the move.

Quail Creek Reservoir

About 10 minutes north. Cooler, deeper water that holds trout and bass. Less crowded than Sand Hollow, popular with paddleboarders and kayakers. Quail Creek State Park has a boat ramp, picnic areas, and shoreline fishing access.

Sitting this close to Sand Hollow is the whole point of the Windsor Parkway enclave. Sand Hollow gives you the big-water weekends and the dunes; Quail Creek gives you a quieter paddle on a Tuesday. The Virgin River runs through town too, with Confluence Park on the far side of Hurricane for wading, tubing, and riverside picnics.

Trails & outdoors


Singletrack and red rock out the back door.

Hurricane is a trail town. Closest to Windsor Parkway, the sand dunes and slickrock around Sand Hollow are a few minutes away for riding and hiking straight off the reservoir. The JEM Trail and Gould's Rim, two of the best-known mountain bike routes in the region, are purpose-built singletrack through red rock and juniper about 15 minutes away. Farther across town, the Hurricane Rim Trail loops above the city and Confluence Park is the jumping-off point for river access.

Gooseberry Mesa, about 20 minutes, puts you on slickrock with panoramic views across Zion country. For riders and trail runners, the options stack up fast, with Sand Hollow itself as the trailhead in your backyard.

Hurricane Rim Trail

A loop above town with valley and mountain views. Connects at Confluence Park on the far side of Hurricane. Hiking, trail running, mountain biking.

JEM Trail

Purpose-built flow trail through red rock and juniper, about 15 minutes away. A destination ride that draws mountain bikers from across the region.

Gould's Rim

Technical singletrack with views across the Virgin River Valley, about 15 minutes from Windsor Parkway. Pairs with the JEM for a longer loop.

Schools, by the facts.

Windsor Parkway is served by the Washington County School District. On this Sand Hollow-corridor side of Hurricane, the elementary that typically serves the area is Three Falls Elementary (grades K-5), and the older-grade chain runs Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter in Hurricane, is an alternative to the neighborhood assignment. Because this is a resort enclave, many owners are not enrolling children here, but the assignment still matters for a full-time buyer. The district is actively redistricting for growth, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University in St. George is about 25 minutes south for higher education and continuing ed.

  • The water is right there. Sand Hollow is about 3 minutes away and Quail Creek is roughly 10, close enough that a spontaneous afternoon on the water is a real thing. You will learn which ramp to hit on a Saturday and which one to save for Tuesday.

  • It is a getaway property first. These homes are built and furnished for nightly, short-term rental, so the rhythm leans toward visitors and weekends more than a settled full-time street. Know which one you are buying before you fall for the amenities.

  • The amenities are shared, not private. The pools, hot tub, pickleball, fitness room, and boat and trailer parking belong to the enclave, so the draw is the resort experience close to Sand Hollow rather than a big private yard. Walk the shared spaces the same way you would walk a home.

  • Peach Days is the town's heartbeat. Every September, Hurricane shuts down part of State Street for the Peach Days festival. It is small-town in the best way: a parade, a car show, and the kind of community turnout that reminds you why you moved here.
